    Looking good mate, unless you want to go the way of a conventional koi shop then I don’t really see the need for a bigger shop and the costs that would go with it, having shop on a high street isn’t the customer demographic you would be going for, passing trade doesn’t really go with koi keeping, unless your going for goldfish sales to kids or aquariums,

    Unless the shop stays open and staffed (which is cost and stress) then I wouldn't also remember dependant on the rateable value there's also the extra cost of council tax. Perfect what you have then review based on demand in 12-18 months.
