    Below my suggestion on your post
    1. If I buy a house. if my office is far then I can give for rent and can go for a rented house near the office
    2. 20 Year ago house brought for Rs 5,000 (1999) now the Value is Rs, 50,00,000 to 70,00,000. Its 1000 time increased
    3. For Example, the 30 year age Men is plaining to buy house for Rs, 50,00,000. Investing 15,00,000 then loan for 35,00,0000 the EMI will be 35000 for 20year
    But the age of 50 I can’t buy any house with SIP amount and other investment The house cost is increased at least 100 times and other commitment will be there
    At that age like Daughter/Son marriage and Studies Etc.
    4. One Important point is House Loan EMI Will Never Increase But House rent will be increased at least 5-10% every year.
    For Example, The house rent will Rs, 15,000 and it increases Rs1,000 per year. At the age of 50, the rent will approximate Rs. 35,000 - 50,000. The house will be always losing expenses
    5. Salary will increase and we can plan to construct 1st floor to give rent
    6. At the Age of 50 We have House value Rs, 5000,00,000 and its generating rent approximate Rs, 15,000 to 30,000.
    According to me Buying the House is good for everyone.

    ಮನುಷ್ಯನ ಜೀವಿತಾವಧಿ ಹೆಚ್ಚೆಂದರೆ 80 ವರ್ಷ ಮನೆ ಎಂಬುದು ಒಂದು ಬಹುದೊಡ್ಡ ಕನಸು ಮಧ್ಯಮ ವರ್ಗದವರಿಗೆ ಇಷ್ಟೊಂದು ಹಣಕಾಸಿನ ಲೆಕ್ಕಾಚಾರ ಮಾಡಿ ನೆಮ್ಮದಿಯಾಗಿ ಬದುಕಲು ಸಾಧ್ಯವಿಲ್ಲ ಸ್ವಂತ ಮನೆಯಲ್ಲಿ ಜೀವನದ ಕಡೆ ಗಳಿಗೆಯನ್ನು ಕಳೆಯಲು ಎಲ್ಲರೂ ಬಯಸುತ್ತಾರೆ ಬರೀ ಹಣದ ಲೆಕ್ಕಾಚಾರ ಲೆಕ್ಕಾಚಾರ ಮಾಡಿಕೊಂಡೇ ಇರುವುದಾದರೆ ಯಾರೂ ಮನೆಯನ್ನು ಕಟ್ಟದೇ ಹೋದರೆ ಬಾಡಿಗೆ ಮನೆಗಳು ಎಲಿ ದೊರೆಯುತ್ತವೆ ಮನೆ ಎಂಬುದು ಒಂದು ನೆಮ್ಮದಿಯ ತಾಣ

    Every year plot value is increasing by min 2000 to 3000 per sqfeet in bangalore. So it will come around 25 to 30 lakhs. Which mutual fund can give that much return per year

    As the years progress , rent amount increases but EMI remains same ...
    At one point of time , rent equals emi ; that time we will be paying money without owning house ...

    I agree with you sir, again one of the nice video from you. But here one more point is, rent is too high nearby IT companies. I agree the difference in rent at prime n non prime location is still not that much but it matters too. Thanks again for your efforts in uploading very informative videos in recent times.

    Nice and useful for youngsters. We belong to that minority section (agewise) whose issues are different. Self employed now retired. Living in rented house, considering of buying own house with sale proceeds ( 1 cr. Plus )from another property.Your advice? Buy, continue in rented house or opt for a house on Bhogya for (probably) last decade of our life.

    Another point in favour of rented house--
    if your family size changes then you can change the house accordingly. No need to suffer- small house means overcrowded and bigger house means maintenance problems.

    Hi Sir,
    Thank you for very useful information. I would like to convey you that, It would have been further better if you had considered "INFLATION" also into your calculatiins.. Because, for rent houses every year the rent increases whereas the loan amount remains almost same till end (even there is a possibility that int rate for home loans may reduce over long term as economy is growing and as our country becomes more and more richer ).
    I am saying this with my very limited knowledge. Please clarify this part (I mean effect of inflation). Thank you!

    what you have mentioned regarding own house that not worth is practically may be right but rented house have their own problems, u said you go for a rented house very near to work place but sometimes there may be houses or flats but which may not suit our requirements and it's not easy to change from one house to another as you are saying, it's a big headache, sometimes owner may tell you to vacate if he feels he doesn't need you anymore , so there are endless problems and uncertainty in a rented home

    When young this shifting of house is ok but as you grow old, you start thinking of settling in some place and own house is always a good option. Buy a home and rent it, go wherever you wish, once you get exhausted settled down in your home you bought .

    Now for 15k rent, we will get 1bhk home sir not 2bhk... N rent increases every year... And money inflation is 6~7% Consider them also...and okay let's assume if I have 2.5Cr in cash after 20 years, but that time i have to pay atleast 1lakh as rent (bcoz 20 years back people used to pay 50~100Rs as rent, it is not the same now).. n already banks in many countries have started charging -ve interest rate on deposits, what if that comes to India? We need to pay rent in lakh, also pay bank for keeping our money? Just image their situation.
    If I have own home, let us say if want to retire after 20 years, i can give this for rent and go to native where rent will be obviously less, so that I can pay a part here rest for daily expenses and stay peaceful life...
    Also we should not generalise that everyone paying loan will spend entire salary in EMI, Few people will also have other small savings as well, just they need to focus on their long term path and set goals.
    But you should not arrive into solution without considering all the facts around it.
    And I have seen few people who talks like this will own 2-3 houses 😉😄😄

      Well said Karthik . As you rightly said , at the end of 20 years you end up paying very high rent and probably if you are not working by then you have to spend all your savings in rent . And what else can you do with remaining money . Probably you are older with kids , thinking about their education , marriage , & your retirement life. With increasing inflation & rental rates you just empty your savings in no time. In the end if you don’t a space to live , thats the least you want to come for you.

      I agree with you... like increase in rent, inflation and all... salary will also increase .. economy will increase ..GDP will increase ..returns in stock market will also increase .. sensex was in 4000.. 10 -15 years back now its 35000-40000... need to consider everything .. all depends on what we want and what we need to for that ...
