    Being a real estate developer , I am sure he is unbiased in his opinion 😂. And regarding real estate appreciation , I heard him saying in one of his interviews that he wished he kept some units from his project so that he couldve got 100x returns. If the developer himself couldnt predict the value , how can a common man find future value ?

    All the people who have been influenced by this "renting is better" ideology, let me ask a few questions.
    Till what age will you rent? You think you can keep earning till you die?
    What if the owner increases rent and you can't afford it (happened recently with a friend whose rent increased from 35k to 75k and he had to vacate).
    What will you do in your old age?
    What will you do if you don't find a good house? I'm a single man and it's extremely tough to get a rental house.
    Understand that majority of us will never be rich as shown in a lot of wealth videos these days. Buy a house. 1 house so if all goes bad atleast you have a roof over your head. No matter which city, you need to own a house.
    I understand there are opposing factors as well. Never buy a flat for investment cos it'll never appreciate as other assets. But have 1 house you own otherwise you'll suffer later in life. Remember none of us will get pension so we have to have house as food is still affordable.

      hi pradg - i have 3 loan free apartments purchased between 2010 to 2015 in different tier 2 cities in india , the current value is 2x ), and i have earned rentals from the same for the last 3 years - it is in the name of my wife and 2 daughters who can use that for study loans for post grad studies ... so yes always better to buy

      First of all why anybody will not have home in their hometown. If not then it’s their parent mistake. Almost everyone has home in his hometown. So buy only between 40-50 years till then invest in MF and Land and stay happily on rent as this rent will compensate on MF and Land appreciation. And if u purchase in 40-50 then it would be almost new or in good condition for your kids. Otherwise early purchase will make the apartment old and outdated and rent saving later in life will be more than now as you will have bigger family at that time and u will be settled also in 40-50. Also purchase only 3 BHK which is enough for two kids and parents.

    Apna ghar apna ghar e hota h, I hv stayed in multiple cities, no matter how much rent u pay, still owner apke sar pe naachte h.

    What I hate about real estate is the quality of building materials used nowadays. There might be only 5 percent of good builders who do not cut corners or do not compromise on quality of the structure, the walls, pillars, ceilings, fittings, foundation, framework, etc. Secondly the height of these buildings is something which is quite irritating, its like living on a mountain which has been flipped vertically. The only thing that comes to mind when I see tall sky scrspers is Jenga. The advanced civilizations of the past constructed triangular shaped structures and those structures still exist, even after their death and here we are constructing vertical straws with high speed lifts or elevators. Tall buildings are like a boon for developers to earn truck loads of money. How safe they are, only time will tell but personally its best to stay close to the ground because if God wanted us to live up in the air, he would have given us wings.

      True i live in flat in my home city and our building is started looking old in 25 years. People are not buying flat in our building its hard to sell it today. I lived in rent in thane in hiranandani thier flats are actually good but till now havent seen any flats like that in other cities.

    Would love to know which bank is currently giving home loan at 8% to whom and when was the home loan rate 6.5% for whom ?

      2 years back I took homeloan from icici at 6.7%. Some banks were giving at 6.5%. The rates are true but sustained very short period of time. Now my interest increased to 9.2% within 2 years.
      In 2021, govt lowered the rates post covid to boost economy.

      ⁠I don’t disagree with that… I just want to say that it’s out of reach for most people. He wants people to favor his business, even if it means people making an unwise decision of buying something they can’t adford.
      Plus, you don’t even get a good quality flat now. You get poorly built flats that start to dilapidate in 2-3 years
