    I like this floorplan. The use of interior space is quite efficient. However, I do believe the bathroom needs either a window or a skylight. I would also replace the bedroom's sliding door with a regular swing door. Would also want a tankless, on demand, water heater instead of that regular water heater just to free up some more storage space so I could have a broom closet for storing a vacuum cleaner, broom, mop and bucket.

      I agree, a tankless water heater would create more storage space and be more energy efficient. Also, I saw a hook-up for a dryer, but no water hook ups for a washing machine. And a skylight or frosted transom style window that opened in the bathroom wouldn't be a bad idea either both as a light source and a way to vent moisture. I do understand that you were trying to keep costs down but if a woman were going to live in this, those are the kinds of things we'd put in. Otherwise, it's a great design.

      Definitely tankless water heater to give more storage area! Bathroom definitely needs to have a small window or mini split to help reduce the humidity.

      Put a19 gallon water heater in that space, put it above, and will have room for bucket, broom, mop, electric receptacle for electric broom would be even better. I have a robot vacuum, so would need that receptacle. Maybe a double one. I like your kitchen, but would add a dishwasher.

      I agree, the water heater is way too big in that small home esp when storage space is so necessary for a small home. The bathroom needs an outdoor light source. The bedroom pocket door is fine with me. Love the floors and ceiling.

    This really addresses the people who would like to live in a tiny home, but don't want to be confined within a 8'-10' width. This home gives a roomier dimension with more personalized furniture options. Well done. Love it!

      I'm surprised you put a full size range and microwave in that small amount of kitchen. There are so many 24 in. ranges and smaller microwaves that would have freed up 6 more inches for small pantry slide out. Smaller microwaves would Free up more room for cabinets up top. Those smaller appliances now days can cook turkeys, fit pizza pan's, and cookie sheets. I would also have used a tankless water heater for broom closet. I would have put a shower instead of a tub shower. A smaller shower would Free up space for a linen closet with room for a laundry hamper on the bottom. Wouldn't have to have a door on it. Just keep your linens organized. Just suggestion for next one.

    Love the craftsmanship and layout of this home. Keep in mind older people have the resources to buy these but will need wider doors and some handicap features. ❤️

      ​@@stormysocks.. when hubby and I built our retirement home we made sure all the doors would be able to handle wheelchair. Guess what, I am now in a wheelchair. I can get around this house without any problems.

    Reminds me of the timber craft tiny homes as far as materials used but with a much better floor plan imo. 120K seems really high but when I look at existing homes in my area for this price range they are either gonna be a dump, in a bad area or needs updating. Of course you can make the case for sq footage but if this is all you need and want it doesn’t seem too bad. Really cool home!

    This one of the best tiny cabins I've toured via video. It is small but doesn't feel small. I like all the decor choices on the exterior and interior. I like the walls (thank you for not using more stained wood on the walls) and the stained floors and ceilings. Some cabins are all wood and, for me, that feels claustrophobic. There are a couple of changes I would like if I were to buy one. The first is a walk-in shower. I have no need for a tub, but a walk-in shower with a seat would be great. Would it be possible to delete the water tank and make that area and the W/D area one space with bi-fold doors for a side-by-side W/D? If needed, take a little space from the closet. The water heater would be replaced with an on-demand hot water system. It could hang on the wall above the dyer and a storage cabinet above the washer. Add a long front porch (at set-up) for sitting, grilling and entertaining and this little cabin would be complete. Thanks. Looking forward to the next cabins.

    Has a decent bathroom with a tub/shower combo and a real toilet...on this alone it gets a thumbs up...nice floor plan....luv the ceiling too....I'd live here...could build a lovely front and side porch ...has possibilities 😊

    Now thats how you do it! Best things I noticed you did. 1. Not excessive amount of windows. (I don't need to feel like im living in some fragile fishbowl people can see or break into easily). 2. Maximum efficiency and space, no unnecessary frills. 3. perfect layout ( i can't stand lofts with that awkward height where you can't stand). Great job

    If I was building a tiny house it would be this exact layout. The kitchen is not overwhelming the space. The bathroom is big. Washer/Dryer area. Ample wardrobe. Even the living room is a perfect space. A lot of windows for light. Man great job. I would buy this if it was 10 years from now. I'll keep you in mind though.

    Wonderful design! I live in an 8X20 that someone else designed! It is comfy and I have recovered in my own space!! I needed it. I’m in the woods and I love it so much. A washer and dryer would make it perfect and you have included that!

    Very pretty exterior and interior! Love the ceilings and wall boards too. The mix of white with the wood toned ceilings really adds some punch. You did an excellent job! Being a family of 3 with 2 small dogs, we’d need a little bit larger living area and either 2 additional closets or even better, just 1 large walk in closet. Great job! ❤

    I would like to suggest using the small apartment ranges that is 20 inches wide. The stovetop is three small burners and one large, with an oven. I had once once when I was living in an apartment room of 12’x23’. My friend lives in an efficiency apartment and has one. You should see the holiday meals that gets cooked on that small stove! Just an idea, as it could add a few more inches for kitchen storage. Also, I agree that a small window or skylight or possibly a solar tube light would be nice in the bathroom. Oh, lol, thank you for the pocket doors! I love them and think they are a good way conserve space in small homes. Love this little home.

    one of the best floor plans/lay-outs I have seen for a shed conversion of this size. Practical and everything provided for. Even a separate laundry closet. The pocket doors are just a brilliant solution for space saving. Well done. Well done.

    One of the best designed tiny homes I have seen. I'll be building my own cabin soon and I love the floor plan for this. I'm sure allot of others would like to be able to buy the plan and build it them self's but that's bad for business. Tiny houses are hard to get a building permit in my area and with just a few changes something similar to this would be allowed.

    The house is very nice. You did an awesome job showing it. I personally love the pocket doors. Looks well built, the ceiling is beautiful. I'm with gone fishin the water heater is big and the bathroom does need some kind of vent. Hope you make more I love looking at peoples ideas and you have some good ones.

      Thank you, Frankie! The bathroom has a 40cfm fan in the ceiling that I should have shown. As for the water heater, I agree, but with this one being modular, I'm up against some crazy rules, and having a tank water heater is one of them.

    I agree. This is one of the best tiny homes I've ever seen. Great use of space. Attractive finishes. Put in a nice setting, or community I would be proud to live there. For colder climates, and for privacy I hope there's an option to reduce the window area. Some of these tiny, and manufactured home builders really do it right while others do not. And I like this far more than Boxabl. When I watch these videos what it boils down to is this: does what I'm seeing make me feel comfortable OR nervous ! Simple as that.

    ❤This is really beautiful I love the wood in here every thing looks like a nice proportion. I agree with someone that said it needs a window in the bathroom. Also the water heater in the main bedroom I would not want that, other then those things it’s awesome. 🥰🙏🏾🥰🙏🏾🥰🙏🏾

    Floor plan is great. The only thing I'd consider changing is instead of a large water heater taking up all that space, I'd put in a tankless water heater. Maybe even install it on the outside for more space saving

    That's an awesome looking cabin, bar none! Did I notice a size difference in the shiplap in the closet vs the walls? I'd love to have that on my property in Missouri, trouble being, it's to nice for a hunting cabin, that's a live in cabin. Love it! I'm keeping my eye on you..😂😅

    Easily the best tiny home I've seen yet. Only things I'd do differently is go tankless, see if I can squeeze the washer and dryer in the bathroom or kitchen area, and remove the closet space and use my own small wardrobe or build a bedframe with intergraded drawers or something. I'd have a top bunk with my desk on the bottom, so I can have a bit of space to play vr.

      Just understand going tankless means going with either gas or upgrading to a much higher amp service than tiny houses typically use. While a tankless system may require more annual maintenance, especially, if you have to deal with hard water.

      ​@@meemee3901 you could add on a closed in porch and have beds. My father built cottages and both had porches to sleep on. My dad made a box to store bed linens in and put a birch door on top. We just put a foam mattress on top and I slept on that box on the porch. We also had a true redwood picnic table and someone slept on it. My dad had a stroke and mom gave dad therapy on the picnic table. I sure miss that little yellow cottage only 900 square feet with 2 bedrooms 1 bath and living room and kitchen the utility room had the water heater and a place for a washer and dryer. Perfect for a retired couple. 73

      I agree with you, KW and wanted to do a tankless, but this home is destined for Georgia, and with it being modular and overseen by the state, they require a tank heater. Crazy, I know, but that's the rule in Ga.

    As a solo senior woman - I would change the full size stove to an apartment size and have more cabinet space, change the big hot water tank to a tankless then add removable shelving in front for access for any repairs. And I would want a real wood front door. Very nice layout - it looks well done. Oh and adding shelving for "STUFF" in the living room and up high in the bedroom - we have lots of girly things to display....

      @@getafterit i am retired former architect and building inspector for aware of the international building code. The only thing I see missing is specifications for what you're actually using. You mentioned The level of insulation but not what kind of insulation. Also what make and model of appliances What is that siding? That's a very interesting wall finish but you never mentioned what it is. I'm located in Upstate New York and our governor is trying to upstage local zoning and require accessory houses yours would be ideal.. Alex Wade i have written several books on energy efficient houses a long time ago and much out of date.

    I really like the floorplan. I would swap the kitchen and bathroom locations to have the bathroom on the back wall, have a shower stall instead of a tub, and possibly add a frosted glass window. This would free up a bit of floor space to maybe add a countertop/seating next to the front door (swing the door opposite, maybe?), and definitely add a tankless water heater. I hope my description makes sense. Either way I really like this! ❤

    Love it about 95%, The 5% is the where the laundry and how big the closet is, I would move the laundry into the main living area next to the kitchen and then enclose it and use the other half of that wall to build a built in entertainment center. I would then cut the Closet in half and put the water heater in 1 half and the other half a closet so I could have a dresser and then throw a t.v. on top of it. I spent 21 years in the army, I don't need a large sleeping area and I don't have alot of clothes, what I do need is noise while I sleep, I was deployed 7 times and got used to sleeping with a diesel generator pretty much at my head so i gotta have some kind of noise to sleep.

    It's beautiful! I love the countertops, the double sink, it looks like at least a 4' wide closet. Just one note from me here, if you're not going with a tankless water heater, have a pan under the water heater, that drains to the outside, just in case something should happen, so your floors aren't ruined. My own is outside, however, it didn't have a pan, so it totally destroyed the subfloor when it failed.

    Love it like it is...like the pocket doors, swing doors get in the way. like the big water heater because you can never have enough hot water...the "Tank less" and "smaller" water heater comments have never had to shower with one just saying. one of the best floor plans I've seen with the space. Like the ship lap style walls..like the ceiling. like the whole damn thing...Awesome job Brother!

    This is a great looking unit with a great floorplan. I've lived in a converted 5th wheel full time for 6 years. I would suggest water heater access from the outside and a walk in shower, no tub. This unit shows great workmanship and thoughtful design. A single or couple could easily live in this unit. And, I'm looking for information about tiny home or park model locations near Tucson, AZ, if anyone has any knowledge to share.
