    Air bnb is great because it opens up the tourism hospitality industry to the public! It’s not right that huge hotels make most of the money from hospitality in Jamaica, every visitor should stay at air bnb or small guest houses 😃🏝❤️

    I literally just made my final decision. As a Jamaican overseas who is an expert in Hospitality...I was worried that that genuine care would not translate. And I would need to be present to focus on my guests. Thanks you’re amazing

    It's funny you should mention a rooster. We stayed at a B&B in the past and early in the mornings a rooster would wake up. The last time we went everything was quiet and we found out the rooster was eaten by a dog. My husband said, thank goodness!

    Thanks Irina for the wonderful information. I guess the people who are asking you to manage their property for Airbnb are owners who live abroad. They need to consider/stay with longterm rental.
    If they're already running longterm rental homes in Jamaica from abroad and need local assistance managing them, local realtors can assist them for a monthly fee. I believe most charge 10% of the rent. They will collect and deposit rent, keep up with grounds keeping and general maintenance and repairs.
    When they ask if you know about management companies, tell them to contact local realtors in or near the location of the homes they are seeking help with.
    I'm a property owner living in Florida who do longterm rental in Jamaica. I have friends, relatives and tradesmen who help me out with maintenance issues as they arise, and I just give the tenants my account number and they deposit the rent themselves into my account. My current tenant set it up so the rent is electronically transferred from his account to mine every month.
    I'm considering switching to Airbnb, but wouldn't attempt doing so until I move back.

      Thank you so much for this! Yes, that's what my usual recommendation would be to go with long-term rentals. That's what I do with my properties in Ukraine - renting them long-term. However, when people are asking about their properties to manage - they talk about Airbnb specifically, and that's why this video is here - to explain what goes into it, so they can easier understand if this is something they want to do or if it's better to stay with long-term rentals.

      @@JAMAICAWITHIRIE yes Irina, you are welcome. It is not impossible to have your Airbnb business in Jamaica managed while you live abroad, but just not advisable. My notion is, if you want something done right, you have to do it yourself. With that said, I'll never convert my property to Airbnb unless I'm boots on the ground. Longterm rental is a different thing.

    Met you about a year ago on the Private island trip (I think 5 in one). You were also really helpful in pointing me in the rig by directions for my own Airbnb, sooo elated to see you on TH-cam! How can we connect to speak about Airbnb experiences in Jamaica? Mines also get declined even though it’s literally identical to yours. Idk if it’s prejudice or what

      Hi there! Thank you for the comment! I'm not sure when we could have met, since all our tours are run by guides, like Derrick or Winston, who are Tourist Board qualified guides. HOWEVER, I do meet guests from time to time before the actual trip just to say hello and answer any questions, so I wonder if that was the case when we met. :) As for Airbnb Experiences - it took me about 6 months to get through to have my first experience approved. Then I was declined about 10 times for each of the experiences, because they kept asking for more documents. Then they approved them.. but when covid hit - they cancelled all reservations and removed our experiences without warning us. From june 2020 until December 2020 I was trying to reach Airbnb Experience team to have my experiences restored (since we had a few hundred reviews and good ratings and I certainly didn't want to lose all that work!). It was super hard to get through to them, and after about 20 emails/contacts etc - they finally restored 2 of our 5 experiences...
      As for your Experiences being identical to ours - not sure what you mean, but if you also have a limited company registered, tourist board license, TPDCO license, JUTA license, Public liability insurance for your company, vehicle and the driver, professional guide and a brand new van. You will also need contracts with attraction places to be able to offer tours to them with the kind of pricing we offer. So far, I haven't seen anyone being able to run similar tours to ours on Airbnb and this is because we actually kept running these Experiences at a loss. This means we charged less than we actually spent and we had been making a loss with tours for several months before we could hit the goal and start making more bookings, which finally allowed us to make profits. So, I honestly don't think you can have identical tours to ours, unless you're ready to invest several thousand USD into this from your own pocket and several months of running around getting all the paperwork + contracts. And this is before you even set the Experience on Airbnb.. And it also took me a few years of travelling around Jamaica to understand what kind of combo can be created, so that guests would book it and then we can exceed their expectations. All of this at a risk that the Experience might not even work... or covid hits and we lose it all.. 🤦‍♀️ But to answer your question, no, there is definitely no prejudice. Airbnb company has no idea who you are, what you look like, what you want to do etc and they don't care about you or me. What they do care is a the documents you can provide and the kind of experience that corresponds to their requirements. That's all 🤷‍♀️

    The target audience would already booked the airbnb before they meet with their host. At what point would the host be aware of their target market

      When guests are searching for a place on Airbnb - how do they choose the one to book? They pick the one that suits their needs. But how do they know it suits their needs? Because a host posts the listing on Airbnb and shows what they offer. So, to answer your question - hosts should know what their target audience is BEFORE they start advertising their place on Airbnb. And they learn about target audience from market research. I will be giving an example in a video with step by step instructions, I hope it helps!

    I would love more AB@B in Jamaica to Crippled some of these Hotel that's taking all the Money out of Jamaica and with these outrageous prices and...and the Prices of AB@B is now almost close to these hotels prices... Merrilee greed soon they will screw it up for all.My Opinion.

      Very naive statement. Over 50,000 Jamaicans work within the hotels, many of which pay mortgagees, school fees, taxes, retirement plans etc. I personally have family members working for Sandals for over 20yrs and based on your statement, these jobs are expendable. Just how many people do you believe work for an airbnB and receive any kind benefits? I wish none to fail but all to prosper. I stay in Airbnb in Jamaica but I also stay in the large hotels. I enjoy them all.

      @@kwacou4279 the profit made by these hotel is massive and most of it is left abroad. The salaries made by the 50000 is small compared to the total made by these hotel. Airbnb is not the answer. Local jamaican own less than 1% of the sector and earn only a small percentage of the income. We need concepts to have less all-inclusive and more community tourism where the income is spend amongst locals.

    I love the idea of a tree house in Jamaica Irena. I went to Belize and they had treehouses in the Maya villages. It was a good source of income for the villages there.

    Lol yesterday I asked somebody who I m encouraging to do this...they are overseas at the moment but from Manchester lol I asked her if she knows where her guests can go...she gave me some n then I listed more for her 😁 she said I definitely need to link with you...she is the same one I showed your channel to and now she is the one sharing your new videos with me as they come out...I told her you have duppy church, skating, brooks park, Mandeville town park, can go Mandeville, treasure beach, alligator pond, junction and Clarendon park area to eat, noisy river to swim, alligator pond, black river area (white sand here n no crocs don't trouble you at the beach) and treasure beach too, go guts river and see the manatees, go to Manchester golf club which is the oldest in the western hemisphere, milk river which is on top for the most radioactive in world and keeps temperature between 90 to 95 degrees Fahrenheit and also have potable water here, treasure beach sports and recreational park where there is also an obstacle course which include things like zipline and rockwall, go treasure beach for water activities, pools all around, can also go Treasure Beach to see a gallery/museum/sanctuary, bird watching between black river and treasure beach where you can see birds like flamingos and ducks, and opposite to the is bird shooting, cycling, hiking at lovers leap with a view by the tallest elevated lighthouse in JA, holland bamboo for curry and roti and middle quarters for pepper shrimps, boat out to Pedro cays or pelican bar or sunny island, go on farm tours, visit strawberry farm, coffee estate too, old railway station and lines and tunnel, ponds like wally wash where there is a two storey boat as bar/restaurant and water activities, Appleton estate tour where the railway may soon open up again to mobay (railway the oldest outside england in the colony), caves, cockpit country, bubbling spring, Jamaica zoo, accompong town, waterloo (first place to have electricity in Jamaica and even much of US and also housed a family said to be relatives of William Shakespeare) in Black River which was once only second in importance to Kingston because that was the capital of the country which has/had a popular spa still there and natural by a white sand beach and also safari on the river by buggy or boat and go to the bird tower to look over the swamp, also had some of the earliest methodists and moravians in JA, go to vineyard area and eat crab on the river or swing off or dive from a platform or rope into the river...also introduced horse racing to Jamaica...the court house once was used as a town hall and a popular dance area and theatre where ppl over JA and overseas came to enjoy and the high street was for the well off who lived in houses like waterloo, invercauld and magdala, there is a steel band at the parish church there, dolphins can be seen at times jumping out the sea between Black River (also the first place with car in JA and had the richest ppl in JA at that time) and Treasure Beach, best coco bread ever is at sunrise bakery in Black River, can go ys falls for falls and river and picnic and pools, go breadnut valley falls, persons like Donald sangster and George William Gordon and Mary seacole lived in the black river area, can go offroading and tailgate BBQ at Brighton river farm, fly out from Lionel densham for a view from the sky, glide down from malvern hills to treasure beach, go into the bushes of malvern to Munro college (the school that was the only one outside england registered there and has the most Rhodes scholars in the western hemisphere whose cadets fought in both world wars one and two and the names can be seen on plaques in the chapel there) and pick berries or look for baby snakes (they are harmless)...can also see and visit a few great houses in Manchester and there is a camp there called moorlands camp m.th-cam.com/video/cAE7K4yBZZA/w-d-xo.html
