All good but main problem is that school is too far from your house? I'm from GTA area, I almost bought a house last year in Calgary but my parmeters were different from you! BTW you almost told where your house is, so if you wanted to keep that information private you should have done that.. 🙂

BTW your townhouse tour completely change my point of view. I always preferred condo/apt in Canada. But I guess townhouse option is the best to go for.
Issue if townhouse will come when winter comes in....and regular maintenance. Otherwise townhouse is best.
Townhouse is a good living for small family, spacious enough as a home at the same time, you feel part of the community
