All good but main problem is that school is too far from your house? I'm from GTA area, I almost bought a house last year in Calgary but my parmeters were different from you! BTW you almost told where your house is, so if you wanted to keep that information private you should have done that.. 🙂

Issue if townhouse will come when winter comes in....and regular maintenance. Otherwise townhouse is best.
