I think the office room is also technically the master! Also, I am used to apartments having a ‘guest washroom’ so people do not need to go through a bedroom to get to a bathroom if they’re visiting. Is this normal in AZ ??

The master is the one with two sinks in the bathroom. Think about it husband and wife sharing one sink I don't think so. And a master always has a bath tub. That's the rule. Spare rooms are designed as a hotel room just a shower coz there are not staying for long ( guests).
