S2E01 Helical Pile & Wooden Lattice Foundations for our Self-Build Wooden House

  • House works kick off with the foundations - obviously! - where for the first time we brought in some pros to get the job done 👍
    Our ground study showed some water where we are building the house, which means that even if we were fans of concrete (which we aren't - see S01E01! 😂), it's really not the right method for our project.
    Techno Pieux (Toulouse) led by Julien Pondaven (06 61 83 79 42) were brilliant, and put in 22 steel piles, some up to 6m deep, in a single day! 💪
    This option is cleaner & chemical free, with no auxiliary destruction or piles of earth to move, and was significantly cheaper than the alternatives which use concrete... Result!
    The installation of piles was followed with a lattice-work of pre-treated (against mold & bug infestation) and pre-cut - according to our engineers plans - wooden beams. Our local supplier - JCD Materiaux (05 53 65 53 05) - really knows wood as a building element, and his delivery driver was a total legend for helping to place some of the very heavy beams directly in place, so we wouldn't have to move them ourselves later 🤩.

      The house pieces were pressure treated by our supplier so I don't have specifics on that I'm afraid.

      We bought them galvanized pipes from post tech ontario never again they are weak metal break if u hit a rock came with only one pin hole and just stretched the metal at 750 lbs torque bullshit how they get away we couldn't even use them on some jobs they just churn the soil

      Hi there, we didn't pay extra to galvanise the piles as they are guaranteed for 50 years un-galvanised, and our supplier made the same point as David does below quite eloquently in comparing galvanisation to a cake ;)
      We figure no matter what it'll all outlive us so...

    Only 8 feet deep. only one pin on the pile tell u right now piss all for torque .

      Hey David, the piles went 6m deep in some places, in 2m lengths which were welded together.
      After the first section the piles had 2 pins, and even with 2 pins there were some signs of distortion from the torque.

    looks like a good solid base, why the heli coils ? was it stipulated or just cheaper or ground issues ?

      All of the above really - our soil is 100% clay which doesn't work with concrete at all, so our ground study dude wanted to do deep piles made of concrete, which would have been quite destructive, 'dirty' from the chemicals & expensive, whereas the ground screws were significantly cheaper, cleaner & guaranteed 50 years so will out live us for sure... 🤣

    Ok, forgive me if I missed this bit. Are the piles treated in any way? Untreated steal will not last 15 let alone 50 years.

      Helical piles are galvanized. They will last from 50 to 100 years.

      The problem I see is they are welding extensions on and the weld burns off the zinc used in galvanization. They will rust at the joints.

      So you think non galvanized, appr. 1/2" wall piles will corrose thru in a fiew years period of time? I've bridged my block Wooden cottage with 4*4inch hollow metal barrel tube with 3/8" wall, under the corners, now standed on solidly 12 years. The corrosion eated the tube walls maybe 0.01" thin layer. Calculate the time to be rusted thru till?😂

      330 per installed pile 10 ft 14" flyte. I'd like to see what other charge

    Interesting, I understand asking for donations or a fee to share plans or layouts but asking for a donation or fee to share your cost is wrong. Nonetheless, i did not notice an engineer on site to monitor the welds and install and record/ verify the torque specs. As for galvanized steel, its a process and extends the life of the steel.
    Improper material and installation have resulted in many failures including Techno posts, look it up. I don’t know the wall thickness of the piles and type of steel but judging from the welder and drill bit used, these piles were meant for decks and the like, not a building structure.

      Hey there @Vancouver RealEstate, the spec and placement of our 22 piles was directed by a structural engineer who specialises in wooden structures, and according to the specific dimensions of our house project. Each one is certified for up to 15 tonnes, the empty structure of the house only weighs 16 tonnes, and they are guaranteed for 50 years without galvanisation, so they will easily outlive us.
      Blogging for money is hardly 'wrong' - it's a supply-demand industry, and we share so much more than our costs; in our weekly diary our followers are kept up to date on our progress, a week in arrears (for just 2$ a month), and we publish our full budget each month (5$ subscription), with links to our suppliers and products online. Support on Patreon gets full access to all our plans, price comparisons, quotes accepted and rejected, the list goes on... Thanks for following nonetheless 👍
