I must mention that where the property is valued even 100₹ even then also it can only be transferred through registered instrument by virtue of section 54 of T.P.A

My mother and I are co-owners of the residential flat, 50 percent each on paper. We are going to sell, Can I get receive lesser say 20 perc of sale value from the buyer and my mother get 80 perc? We both are doing with mutual understanding and from taxation perspective. Is it permitted, though, we both are 50 perc co-owners? The buyer does not have any problem.
