You talk about windows. We are selling our house with the windows 40 years old. Instead of paying $25,000 on new windows the buyer may not like, why not instead credit the buyer $25,000 so they can have the windows installed that they like?
Offering a $25,000 credit to the buyer so they can choose and install the windows they prefer is a great idea. It saves us the hassle of picking out new windows they might not like, and it gives them the freedom to customize their home to their taste. Win-win!
One thing to keep in mind though is that we were talking about egress windows, which are going to be required according to some financing guidelines. In some situations, you may be able to offer the buyer a credit, but in others, installing the windows will become a condition of the value in the appraisal.
