In the United States, folks living in cars because they're not fully housed is a mix of different problems. Rent and house prices are high compared to what people earn, and wages aren't going up much. Losing a job, not having a strong support system, medical bills, getting kicked out of a place, and not having cheap housing all add to the issue. There are also bigger problems in the system and not enough good rules to fix things.
Things might actually get worse. Soon, homes that are supposed to be affordable won't be anymore. I suggest people do whatever they want to do now because the prices today will seem low in the future. Unless the government takes stronger action, I believe we're going to see a lot of panic because prices are going up a lot. You can't slowly take off a bandage; it has to happen all at once.

I spent 7 yrs in litigation with my COA. My expert witness in my trail against them was Professor Gary Solomon who wrote "HOA Syndrome" You should read it. NEVER again would I ever buy into a COA or HOA association. BOD members can be crazy and make your life living hell. HOA's they can foreclose on an owner for not paying fines or Special assessments fees, COA law they can not file foreclosure for fines.

Several neighbors started questioning my lights and cameras and complaining to HOA . I was given the ok by my landlord without thinking twice. I'm a single woman and my safety is my priority not the opinions of others who just Don't care. The HOA and neighbors didn't realize how intelligent I am as I shared the FREEDOM to Display the AMERICAN FLAG ACT OF 2005 makes it illegal for an HOA to restrict owners from displaying a U.S. Flag in addition to a US Military Branch Flag & POW MIA FLAG. My pathway to my home and the garage are very dark and I informed my landlord and HOA they have a duty in providing safe conditions on common property. I've had criminals eluding police jump over my cement wall 🧱 and people hanging out in my private back porch area which is also VERY DARK. SO HOA hassles my landlord about my solar lights and a bamboo fence I placed with my bare hands and paid for to keep me safe and private since I'm in the back building by myself and you can't see from the road. HOA has told my landlord I need to remove or they'll add a fine of $100 everyday. I was given a time limit which has come and gone. The HOA doesn't want to deal with complaining residents or tenants and have literally told me those exact words along with a please. I told the HOA I always give in with their picky requests but this time the community needs to behave like Adults and understand I do have legal rights and their feelings don't over ride the laws nor my safety. It's so sad and embarrassing that now we're the only community who's FLAG POLE IS EMPTY WITHOUT OLD GLORY FLYING HIGH anymore because most of the residents wanted USA FLAG taken down. In the meantime when you drive on our road outside of our small community, you see the other communities display Old Glory at the entrance as you enter. Some owner residents think I have no rights as a tenant and can dictate my life, for example a neighbor came out and at 8 pm on the weekend on my days off told me I needed to go inside and close my garage door and I've had to call our local police department to inform them I'm not breaking the law and to stop bothering me because they're petty complaints that have no legal grounds for HARRASSING me. I've been told to go inside if I'm quietly working on my garden between 7pm-9pm. My neighbor has told the HOA she wants to get me evicted and move away from her home so she will lie and I told her here in America you can not dictate how I live my life ,I'm 53 yrs old and have raised Two amazing law abiding hard working loving KIDDOS and my DAD and Uncles have fought for everyone's Freedoms to enjoy here in America which includes you moving here from Russia so your welcome. I reminded everyone in the community this is not a communist State and to stop being so miserable and angry all of the time and to kindly mind your Business. My health has suffered from all of the stress of dealing with such disruptive nonsense. HOA is scared to interfere but they also need to step in and act like Professionals because tenants do have rights. I was about to make an offer on a condo in FL and was told by the HOA they needed to have a key to my condo in case of an "emergency". That was the end of the deal right there.
There is no need for them to have a key to your condo. If there is an actual emergency, they need to call the fire department who can break down the door.

You couldn’t pay me to buy a home in an HOA. Been there and done that with several homes in California. I could write a book on the egregious conduct of the HOA’s. It is impossible to stay out of their crosshairs. They have all the power. Do not listen to them tell you otherwise.
When i bought my current house, I asked my realtor not to show me homes with HOA. So glad i didn't buy a home in one. States really need laws protect homeowners from the run away power of an HOA.
@@irisbaez1972We just moved to Williamsburg, VA from Queens, NYC. Unfortunately most of Williamsburg is made up of these massive “gated” HOA communities so finding anything non-HOA was not easy. There are a few non-HOA homes but it takes time and patience to find what you want. We almost gave up and was going to buy a house in one of the less restrictive HOA developments. Fortunately it never came to that.

When you are in an HOA neighborhood they own you. I can't imagine why someone would live in an area where you are told how to maintain your own property and so forth. It's kindergarten for grownups. I don't feel sorry for anyone who lives in an HOA.

People who have houses on regular streets are idiots for having HOA. Condo buildings have other considerations like common parking and the roof, but if you live in a neighborhood of houses where you think an entrance gate is impressive or makes you more secure, you deserve what you get. Neighborhoods with common sense, build a pool and or clubhouse and charge residents to use those facilities if they want to join. That way, members only have control over the actual facilities or amenities so you can choose to use them or not. If you are buying a house, never ever willingly hand over your power to control your property to your neighbors. The city and county already have enough laws in effect to keep general order and protect your property values.
The pro-HOA people always say they want to live in a nice neighborhood because the rules are enforced and don't want a neighbor with 10 junk cars and a pink house but how often does that actually happen. I've never lived in a HOA neighborhood and 99% of the homes are well kept. You'd think you lived in a HOA neighborhood but we have lots more cars parked on our streets than a HOA would normally allow. No big deal for freedom.
The HOA can FORECLOSE on your home if you dont pay your monthly dues. So who really owns your home? Dont pay your property taxes or HOA dues and see who owns your home!

If you ever wondered what happened to the kids who volunteered to be hall monitors in junior high and high school, just go look at the HOA boards. I lived in an HOA neighborhood in Pembroke Pines. The nit picking never stopped. My neighbor got a permit from the HOA to replace all his bushes. He pulled up all the old ones, with the new ones already in his driveway in pots ready to be put in. During the night between pulling the old ones and putting in the new ones, he got cited by our HOA board for not having the required number of bushes planted.
Hall monitors were needed because of the cool kids thinking they could do whatever they wanted. Communities have people like that too. If you don't like following rules like a high schooler, do not buy in an HOA. At the sale, you are given the rules you will have to follow.

I sold my first home bc I hated the HOA and bought a home with no HOA and it’s been great! My HOA literally fined me for having a sign in my yard that said it had been treated for weeds and 1 day later fined me for weeds claiming I wasn’t treating the weeds that was the moment I realized I do not want to live in a HOA neighborhood!
A friend of mine lives in a subdivision. Half of it is under HOA. Her house is the first one in an area that's not. But the HOA president lives right next-door to her. My friend has a disabled daughter, so she moves her trashcan to the side of the house so that her daughter can get her wheelchair through the area and get to the car. The HOA president actually had the gall to come over and tell her that she can't do that, even though she is not part of the H away. I would've told the lady to go pound sand, or some other very colorful, rude statement :-) my friend is much better person than I am. She was polite and told the lady that she's not part of the H away and doesn't have to do what they say. These people are on a power trip. They get away with it daily. They need to be put in their place and hard.
If you live in an HOA community, know that at the end of the day it is THE HOA that own your property. Yes, there are 'good' HOAs, but I say it's good until it isn't. People come and go. Wait until a busybody or narcissist gets in there.
I live in a area of 50 homes in a somewhat private area.. We didn't have a homeowners assoc but met 2 twice a year to make suggestions .. When a neghibor comes up with some nutty idea you hate to make an enemy by telling him how stupid he is so you try not to take sides..Like this one suggested speed bumps , he was the one that drove his porche 100 mph on the back roads...One made some crazy suggestions and it tuned out he hatted his neighbor and vandalized his property None of these people live around here but if we had addopted their ideas we would still be stuck with them

Being a realtor/broker for over 25 years ive long learned hoa people walk around and bully people like they own the place there all scams and really not needed.
So many people in Florida who live in the HOA communities sau they are trapped. They feel like they can't get out. No one wants to buy in those communities because the HOAs have raised the fees so high and can continue to raise the fees anytime they need to. Out of state buyers don't realize what they are getting into when they buy into an HOA in Florida.
You couldn't pay me to live in a HOA. I once lived in one many years ago and today I now live in historic neighbohood that is HOA free where residents proudly do there own thing not dealing with narcissism and favoritism coming from "some" (not all) who sits on the these very boards interfering with true home ownership. The fact I can control having my architectural design is a game changer with only the town to deal with. The nice thing about my neighborhood is all the homes dont look the same with it's own unique character ranging in different architectural styles. The property values go up because of how well kept the neighbohood is withing convenient walking distance to shops.
I sold my place at Porta Bella Yacht & Tennis Club in Boca Raton in 2016. The HOA fee at the time was $416/month. Today it’s $837, for a 1000sqft one-bedroom condo. In the 7 years I lived there we had one assessment for maintenance issues. It was $2500. In the 7 years since I left there’s been three more assessments, totally $55k. That’s for the one-bedroom units. The two- and three-bedroom units pay a higher monthly association fee and were assessed higher. The reason for the huge assessments was due to years and years of deliberately delayed maintenance and replacement elevators, roofs, structural repair and upkeep, etc. and these were all prior to the surfside condo building collapse. I’m very wary of home owner’s associations now. And the future, with climate change and new laws is not making me feel better. I’m very wary about home owners
Years ago, a neighbor knocked on my door, asking me to sign a document to create & join an HOA. All he heard was an uncontrollable laugh & have a good day sir. I heard that he only got 4 signatures, out of about 80 houses.

Compared to the whole value of my portfolio during the last three years, I have no debt and a very little amount of money in retirement accounts. I bought a house in an HOA community. Four years later I received a letter from another HOA telling me I owe 4 years of back payment. Only to find out there are 2 HOAs!😮. Title company had no remedy. Lawyer had no remedy. Never again.
We were in an HOA, horrible experience. It comes down to what neighbors are votted in, what rules they want to enforce. Many hada high opinion of themselves, awful people.
My girlfriend told me about how when she lived in an HOA community, and had a guest park on the street side where they weren't supposed to park (driveway and garage were full), they towed the vehicle in the dead of night without knocking on the door and asking "Is this your car? It needs to be moved." Nope, they would just straight tow them, no warning, nothing. That was all I needed to hear to know that I don't EVER want to live in an HOA community.
They probably get a kickback from the towing company and it's easier to call the towing company to tow the car than actually doing the work of knocking on the door and finding someone to talk to. There's a lot of corruption between an HOA Board, a property management company if there is one or just with the towing company. HOAs are just bad ideas except in the most minimal sense like getting money to maintain a community center. They should be severly curtailed by law or banned altogether. The reason they have been proliferating is probably because property management companies who profit from managing HOAs having been buying off politicians to require new housing developments have HOAs. Straight up corruption pure and simple.

Just sold our condo in Atlanta -HOA was a disaster! Several years ago the board was told by the company that put in the 4 elevators that parts were no longer going to be available; that they should stock up existing parts. They declined to do so and now the residents are facing a hugh assessment for new elevators! Move in fees -move out fees - garage fees for deeded parking spaces! We are very happy to be out!
The real problem are "Condo Nazi's". These are always retired geezers with too much time on their hands. Complain, complain, complain. "Your car is three inches too far to the right in your driveway", et cetera. My neighborhood has an association that covers the entry gate ONLY. No silly stupid rules and the people running it have great common sense. The fee is actually not mandatory, and it is only $150 per year. Sure enough, there are some cheap bastards in the neighborhood of 140 homes that won't pay, but for the most part people cooperate. Great video!
I moved to Floirda to grow palms and fruit trees. My wife and I avoided HOAs when buying like the plague. It defeats the whole purpose of living in this state if I had an outside entity telling me I'm not allowed to plant certain trees or have a garden. I just don't see the appeal. I suppose if you demand uniformity and don't want control over your own life, they may serve a purpose.

It is not just Florida with the HOA problem. I live in Williamsburg, VA and it is extremely difficult to find a non-HOA home here. It took us two years to find our non-HOA home. And let me tell you….I am always bragging how we don’t have a HOA and all our friends are jealous. I see absolutely no benefit in having a HOA unless you live in an apartment-condo. It is ridiculous you have to get a board approval to put up a fence or plant shrubs. Your house is your house and you should be allowed to do with it what you want as long as you obey any local laws and ordinances. In my area, the greatest crime problems occur in the “gated” communities. Of course that is probably because most of the population is in a “gated” community. Our non-HOA neighborhood is beautiful and each home is completely different. We have homes from the 1950s up to 2022. Everyone who sees our home just loves the neighborhood. Another thing: HOAs stifle housing values. In my area, homes in HOAs sell for less than their non-HOA counterpart.
Sold and moved out of a HOA. Provided the required notification of sale within thirty days of closing to the HOA via signed receipt certified mail. Also provided a ‘HOA disclosure’ to the buyer and had them sign at closing acknowledging that they take on all responsibility of dues and fees from date of sale. Three years later that HOA tracked me down while I was living in another state, sued me and tried to put a lien on my current house to collect on fees and dues not paid by the buyer of the house that I sold. I will never buy a house in a HOA, nor will I join into an HOA again.
Always found it ironic that fellow conservatives who move to Florida for all the freedom down there are also happy to pay money to an HOA to be told how to manage their house. I'm happy in TN without all that nonsense.
I owned two investment properties in Canada that were managed by an HOA. One tenant was a bit lazy, not cutting the grass and letting his dog cxxp over neighbors lawn. Every few days the HOA was issuing me $100 fines which, under local law, i couldnt pass onto the tenant, nor use it as justification to terminate them. Bad situation!
Not sure what your lease says about cutting the grass and who is responsible but you definitely can evict them for the dog po0p ..serve them the 7 day notice to remediate or vacate.
@2BEorNOT2B3 BC (Vancouver) law is very different. All the rights are with the tenant, almost none with the owner. Moreover, the law is administered by special property rental courts (not regular courts) and the admistrators of that system regard themselves as social justice warriors. Sold all my Vancouver properties because of that crazy system.

@ernstgoldman3634 There's some truth to that. The dirty foreign money was probably limited to a handful of high end, trophy properties but, nonetheless, the implicit assumption was that all landlords (property investors) were foreign, non resident and greedy.
I thank God for the bubble in ‘08 when I was in a HOA and was foreclosed on. It allowed me to rebuild at a young age and experienced a HOA long enough to know never again. If it weren’t for the bubble I’d probably still be dealing with that horrible HOA.

I’ve been a resident of Lake Worth, FL for 7 years. A bit to the west from the turnpike. Back when we purchased our house, the real estate prices were half the price they are now. All these beachfront condos had reasonable HOA costs. Now in 2023 it is so different. The HOAs have gotten very very greedy.
Since the surfside collapse my condo HOA fess have went from 300 to 600 a month since we’re considered a “tower”. Selling it this year and buying another house. No more HOA’s for me.
I followed the Surfside collapse from the beginning and still pop into their FB page occasionally. Sad story for sure. The bad thing about HOA fees and home owners insurance going up today due to the collapse is that the Champlain collapse was due to faulty building. It was a different time back then with major corruption and drug money buying off all these engineers, inspectors and huge pressure to save money everywhere in the building materials. If there was fear of calamity for every multi level condo building, then ALL condos in FL would have collapsed by now. The Champlain collapse had many problems not just in the building but maintenance of the building. The HOA members were cheap and did not maintain the building in any meaningful way and made HUGE mistakes when they did modify the grounds. The truth is the Champlain building was a disaster just waiting to happen right from the beginning. It was only a matter of time before it collapsed. Everything in that building was done wrong. Most experts are surprised that it stood for as long as it did.
Hi Paul, I’m in PBLV(condo) My HOA is $450. It includes water, sewer, trash, master insurance, golf, landscaping,etc. they keep the place very nice! I think it’s a good deal as I’m a golfer and like having no greens fees or membership fees. It’s kinda unique I would say. Enjoying your videos and headed your way soon.
View from old HOA president. Lived in HOA neighborhood in SC. Playground fell apart. HOA sent out survey for 3 replacement options they chose. HOA president before me chose one that wasn't even on our survey, completely depleting our reserves. Me as a parent with 2 kids Playground age show up to my 1st HOA meeting to find out what's going on. Walk out of same meeting as HOA president because current one was resigning and no one wanted it. Neighborhood had 147 homes so small. In meetings 5-10 homeowners would show up, yet everyone would complain on our Facebook page. Two biggest heated issues in every HOA. Parking and dog poop. Then folks complaining about annual fees, yet didn't realize we were paying for the streetlights not the town. We had these beautiful drainage ponds required by the town, yet who paid for maintenance of them, we did. Long story short, I was president for several years. Had to recruit someone to replace me. Sold house few years ater that. #1 requirement for my next house was no HOA. Couldn't be happier.
My HOA sent me a fine for not picking up my dogs poop and a picture of her crouching down. I let them know that is how female dogs pee and to come show me the poop I did not pick up. They came out could not find the poop and said they will reduce it to a warning… like warning for what?
thats pretty stupid, but for the dog owners who dont pick up thier dogs poop, the fine shold be $1000. Really sick of stupid lazy dog owners leaving their dogs crap for my dogs to step in. lol that happened to me too. They gave me a zoomed picture of my dog pooping while I was distracted looking at my phone . I have to admit I didn’t realize he was popping. My HOA fined me 250usd and reprimended me for using my cellphone while walking which cost me a warning for not paying attention on common areas. If they catch me distracted in common areas I can get fined 25 usd for careless walking (after 3 warnings) . Can’t wait to get out of this place.

HOA's are popular in FL and TX because it is like a extra level of government, but privatized. People don't trust the county to do the job, like they do in other places. But that is why government has bureaucracy , it brings check and balances. You have to be involved ask to see the books and make sure different people are voted in to avoid corruption. If you have common area or a common building, people will try to defer the maintenance, that is going to change in 2025. .
The best way to handle the HOA situation is to drive through the community on a weekend and talk to people who are working outside or walking through the neighborhood and speak to homeowners. Any potential buyer can get a copiy of the Rules and Restrictions set up by the HOA (your real estate agent should be able to help with this) and, if possible, attend an HOA meeting to get an idea of how the homeowners and HOA officers are getting along.I did all three of these before buying and, after four years of living on this property, I can say that it is one of the best decisions I've ever made. These are three ways to get free, first-hand information on what to expect from your HOA. It's something you're going to be dealing with for a long time, so go in to it with your eyeswide open.

I have lived in ton of homes and I will never live in one again without an HOA. Without one, I learned that anything goes and I mean just about anything.
I think the big problem with HOA is that the developers writes the initial Covenants (rules) and the state allows them to benefit the developers. Then when the hoa is lucky enough to get the developer out of their subdivisions it nearly impossible to update or make needed changes because you need 2/3 approval to change the rules. Then there is the interpretation of the rules. The state requires a CAM to do the daily business but BODs can control the CAM. The BOD typically changes every few years and you get new interpretation of the rules and this goes on forever.
When I was looking I told the realtor NO HOAs period. I'm not paying hundreds of thousands to have Karen tell me what I can do with MY home, HOA's should be illegal.
I love having a homeowner's association.. I love the uniformity. I lived in a neighborhood that some people didn't take care of their houses and some people did and we lived on the water and all of those people that didn't take care of their houses brought our values down
In Las Vegas a HOA becomes one of at least FIVE ways a LIEN can be placed on your home. In many U.S. places, you have no worries other than paying mortgage and taxes.

Most folks don't do their homework about HOA's. They move in and can't believe what they can't do, so no sympathy for that. I READ my HOA rules before I bought and it wasn't a bad experience in general (NV). When we retired and moved, made sure that there was not an HOA in our life any longer. Problem solved.
You got all the pros right and they definitely outweigh the negatives. You are also right if you don't want to live in a HOA then buy somewhere else. Some of us love having our neighborhood and so beautiful as we're walking around them and bicycling around them they're beautiful. And you don't have to do all the work and worry about mowing and cleaning the pool and all the fun events we have here there's a lot of pluses.
I live in Delaware, in a condo, with an hoa, since 2007. I think some bad thinks are nefarious, but I see more incompetence, than bad intentions as it relates to the , “board”., who runs the building.
My wife and I moved from So California to North Georgia in 1993. No HOA was important for us in our home search. Our neighborhood and many of the surrounding neighborhoods are without HOAs. We have two sort of messed-up-looking homes in our neighborhood but the landscape is front and center here as opposed to window views of trophy houses. The homes were built far apart and when you look down our road, you mostly see trees and bushes. We are within walking distance of the town center and our neighborhood is popular with people fleeing California, Oregon, and New York City. Many of the older homes have been demolished and mini-mansions have been built in their place. Related to HOA fees, there's new construction for sale in Malibu, California. The asking price is 95 million. The HOA fee is listed on Zillow at $6,382 per month.
I owned two houses as an investment properties and rented them out. Both had HOA administration. Finally I got so disgusted with those HOAs, sick and tired of their demands and constant threats if enormous fees that I sold both houses. This decision greatly affected my finances and quality of life but I could not stand HOA anymore. They have total monopoly in their neighborhoods with little oversight from authorities.
You don't understand HOA. I hate the fact that the rates are rising but it condo owners only own what is between the walls, the HOA is responsible for what is outside the condo walls.
Good and bad everywhere. Some HOAs are fabulous, others not so much. Same for neighborhoods without HOAs, some fabulous, others no so much. Pick your poison. But if you are going to live in an HOA community…go to the meetings, review the budget and report issues to HOA in a timely manner!!

I live in Canada and on average maintenance fees are over $1000 per month to live in a BUILDING with zero amenities and only water included!!! In the US im findings entire communities with HOA fees are under $50. I would happily pay that fee to ensure people are living by the rules
Our HOA in our over 55 community is well run. We have 3500 homes, 63 holes of golf, pools, tennis, pickle ball, gym, 24 hour manned gates etc. We do the majority of the services organically which means 80 guys that cut our grass are employee's of the HOA just like housekeeping, admin, accounting, and engineering staff. We do contract out for the gate and club restaurant food service. We have always funded the reserves and have 13 million in the bank. We pay cash for everything and have no debt . We have a member staffed internal audit committee and budget committee. We have no major surprises other than the cost of insurance rising this year. I would watch out for communities that use a management company. I also would be careful of communities that developer just turned over the community to the HOA because a young board of directors now has the real responsibility of running the place.
Core drill samples can be cut out of floors and walls and backfilled with grout. These samples are put in a press and measured for their breaking poundage, which indicates the longevity.
HOAs in the US are sooo cheap compared to condo fees in Canada. Fortunately in Canada, there are no real HOA controlled house neighbourhoods that I’m even aware of. People manage their own homes and that’s it, property taxes are high however and those pay to get common areas maintained. Not sure which method is better but HOAs seem a bit more prone to skimming off the top/corruption, ridiculous rules etc.
Paul, another very informative video. Am shocked to hear about these scum balls who stole the money and committed fraud. There are bad people looking to steal and scam us. I would think it’s hard to find a house without an HOA in a nice neighborhood. So, you either pay up or live with the neighbors who park their 10 trucks on the front lawn. I live in a rural old area up north, I have neighbors who park on their lawns and leave lawn equipment all over and don’t cut the grass often enough. I know from experience!
I've lived in 5 HOA's (2 in Florida). People need to read the covenants (rules / and what the HOA performs) before they move in. They also need to understand the taxes (as your CDD fees are usually there). We have two CDD's in our taxes (a debt and operating). Our HOA assessments are $286.00 a month plus our debt CDD is $62.00 a month and our operating CDD is $62.00 a month. We have no common property or ammenities (the operating CDD is a central set of ammenties shared by many communities / master planned community). My only issue with HOA's is that many fixed income people live in them and place a lot of downward fiscal pressure on the HOA (limit it's ability to fund itself). Our HOA just had to get a loan for over $1,000,000.00 for 146 units due to assessments being too low for years. I think the biggest crime you need to worry about is the people who have no business living there (lazy, can't afford to live there.... so on).
You get what you..... A- agreed to abide by (by signing legal documents) a set of by laws. B- You saw all the well kept outside when shopping for a new place to live. C- you failed to ask neighbors or enough questions before signing those legal documents. There is always those bad few apples in everything. I lived in a ground 89 unit condo association HOA for 10 years in Bradenton FL. The best by law on their books? 10% max allowable rental units (9).
My condo fee just went up from $500 to $1000 a month! It doubled and the icing on the cake was we got a $17,000 assessment notification in November to be paid by December 1! People were Outraged so they said we could pay in six month installments so add that payment to the thousand dollars a month and this getting out of hand for most people. Owners don't know what they're doing with this money and they don't let anyone see anything but hopefully with this new law, we will have more transparency.

In the United States, folks living in cars because they're not fully housed is a mix of different problems. Rent and house prices are high compared to what people earn, and wages aren't going up much. Losing a job, not having a strong support system, medical bills, getting kicked out of a place, and not having cheap housing all add to the issue. There are also bigger problems in the system and not enough good rules to fix things.
Things might actually get worse. Soon, homes that are supposed to be affordable won't be anymore. I suggest people do whatever they want to do now because the prices today will seem low in the future. Unless the government takes stronger action, I believe we're going to see a lot of panic because prices are going up a lot. You can't slowly take off a bandage; it has to happen all at once.

I spent 7 yrs in litigation with my COA. My expert witness in my trail against them was Professor Gary Solomon who wrote "HOA Syndrome" You should read it. NEVER again would I ever buy into a COA or HOA association. BOD members can be crazy and make your life living hell. HOA's they can foreclose on an owner for not paying fines or Special assessments fees, COA law they can not file foreclosure for fines.

It's been two years of living in what once was my Haven. Recent months new residents/ homeowners have moved in and constantly complain about my Dad's USMC AND MY USA FLAG. It's also EXTREMELY DARK walking to my home in the back and my back area is pitch dark, so I purchased solar lights and additional Arlo Surveillance Cameras. Several neighbors started questioning my lights and cameras and complaining to HOA . I was given the ok by my landlord without thinking twice. The HOA and neighbors didn't realize how intelligent I am as I shared the FREEDOM to Display the AMERICAN FLAG ACT OF 2005 makes it illegal for an HOA to restrict owners from displaying a U.S. Flag in addition to a US Military Branch Flag & POW MIA FLAG. My pathway to my home and the garage are very dark and I informed my landlord and HOA they have a duty in providing safe conditions on common property. I've had criminals eluding police jump over my cement wall 🧱 and people hanging out in my private back porch area which is also VERY DARK. SO HOA hassles my landlord about my solar lights and a bamboo fence I placed with my bare hands and paid for to keep me safe and private since I'm in the back building by myself and you can't see from the road. HOA has told my landlord I need to remove or they'll add a fine of $100 everyday. I was given a time limit which has come and gone. The HOA doesn't want to deal with complaining residents or tenants and have literally told me those exact words along with a please. I told the HOA I always give in with their picky requests but this time the community needs to behave like Adults and understand I do have legal rights and their feelings don't over ride the laws nor my safety. It's so sad and embarrassing that now we're the only community who's FLAG POLE IS EMPTY WITHOUT OLD GLORY FLYING HIGH anymore because most of the residents wanted USA FLAG taken down. In the meantime when you drive on our road outside of our small community, you see the other communities display Old Glory at the entrance as you enter. Some owner residents think I have no rights as a tenant and can dictate my life, for example a neighbor came out and at 8 pm on the weekend on my days off told me I needed to go inside and close my garage door and I've had to call our local police department to inform them I'm not breaking the law and to stop bothering me because they're petty complaints that have no legal grounds for HARRASSING me. I've been told to go inside if I'm quietly working on my garden between 7pm-9pm. My neighbor has told the HOA she wants to get me evicted and move away from her home so she will lie and I told her here in America you can not dictate how I live my life ,I'm 53 yrs old and have raised Two amazing law abiding hard working loving KIDDOS and my DAD and Uncles have fought for everyone's Freedoms to enjoy here in America which includes you moving here from Russia so your welcome. I reminded everyone in the community this is not a communist State and to stop being so miserable and angry all of the time and to kindly mind your Business. My health has suffered from all of the stress of dealing with such disruptive nonsense. HOA is scared to interfere but they also need to step in and act like Professionals because tenants do have rights.

I was about to make an offer on a condo in FL and was told by the HOA they needed to have a key to my condo in case of an "emergency". That was the end of the deal right there.

There are a few non-HOA homes but it takes time and patience to find what you want. We almost gave up and was going to buy a house in one of the less restrictive HOA developments. Fortunately it never came to that.

I refer to it as the Nanny State. I am in an HOA. Mine is good, but as people change I am aware that is subject to change. I am never going to move into another one. I don't like paying people for the privilege of living in my own home.
People who have houses on regular streets are idiots for having HOA. Condo buildings have other considerations like common parking and the roof, but if you live in a neighborhood of houses where you think an entrance gate is impressive or makes you more secure, you deserve what you get. Neighborhoods with common sense, build a pool and or clubhouse and charge residents to use those facilities if they want to join. That way, members only have control over the actual facilities or amenities so you can choose to use them or not. If you are buying a house, never ever willingly hand over your power to control your property to your neighbors. The city and county already have enough laws in effect to keep general order and protect your property values.
The pro-HOA people always say they want to live in a nice neighborhood because the rules are enforced and don't want a neighbor with 10 junk cars and a pink house but how often does that actually happen. I've never lived in a HOA neighborhood and 99% of the homes are well kept. You'd think you lived in a HOA neighborhood but we have lots more cars parked on our streets than a HOA would normally allow. No big deal for freedom.
I sold my town house after receiving a few harassing letters from the property manager. I moved into a no HOA area. Best move I could've made.

If you ever wondered what happened to the kids who volunteered to be hall monitors in junior high and high school, just go look at the HOA boards. I lived in an HOA neighborhood in Pembroke Pines. The nit picking never stopped. My neighbor got a permit from the HOA to replace all his bushes. He pulled up all the old ones, with the new ones already in his driveway in pots ready to be put in. During the night between pulling the old ones and putting in the new ones, he got cited by our HOA board for not having the required number of bushes planted.
Hall monitors were needed because of the cool kids thinking they could do whatever they wanted. Communities have people like that too. If you don't like following rules like a high schooler, do not buy in an HOA. At the sale, you are given the rules you will have to follow.

I sold my first home bc I hated the HOA and bought a home with no HOA and it’s been great! My HOA literally fined me for having a sign in my yard that said it had been treated for weeds and 1 day later fined me for weeds claiming I wasn’t treating the weeds that was the moment I realized I do not want to live in a HOA neighborhood!
A friend of mine lives in a subdivision. Half of it is under HOA. Her house is the first one in an area that's not. But the HOA president lives right next-door to her. My friend has a disabled daughter, so she moves her trashcan to the side of the house so that her daughter can get her wheelchair through the area and get to the car. The HOA president actually had the gall to come over and tell her that she can't do that, even though she is not part of the H away. I would've told the lady to go pound sand, or some other very colorful, rude statement :-) my friend is much better person than I am. She was polite and told the lady that she's not part of the H away and doesn't have to do what they say. These people are on a power trip. They get away with it daily. They need to be put in their place and hard.
If you live in an HOA community, know that at the end of the day it is THE HOA that own your property. Yes, there are 'good' HOAs, but I say it's good until it isn't. People come and go. Wait until a busybody or narcissist gets in there.
I live in a area of 50 homes in a somewhat private area.. We didn't have a homeowners assoc but met 2 twice a year to make suggestions .. When a neghibor comes up with some nutty idea you hate to make an enemy by telling him how stupid he is so you try not to take sides..Like this one suggested speed bumps , he was the one that drove his porche 100 mph on the back roads...One made some crazy suggestions and it tuned out he hatted his neighbor and vandalized his property None of these people live around here but if we had addopted their ideas we would still be stuck with them

So many people in Florida who live in the HOA communities sau they are trapped. They feel like they can't get out. No one wants to buy in those communities because the HOAs have raised the fees so high and can continue to raise the fees anytime they need to. Out of state buyers don't realize what they are getting into when they buy into an HOA in Florida.
You couldn't pay me to live in a HOA. I once lived in one many years ago and today I now live in historic neighbohood that is HOA free where residents proudly do there own thing not dealing with narcissism and favoritism coming from "some" (not all) who sits on the these very boards interfering with true home ownership. The fact I can control having my architectural design is a game changer with only the town to deal with. The nice thing about my neighborhood is all the homes dont look the same with it's own unique character ranging in different architectural styles. The property values go up because of how well kept the neighbohood is withing convenient walking distance to shops.
I sold my place at Porta Bella Yacht & Tennis Club in Boca Raton in 2016. The HOA fee at the time was $416/month. Today it’s $837, for a 1000sqft one-bedroom condo.
In the 7 years I lived there we had one assessment for maintenance issues. It was $2500. In the 7 years since I left there’s been three more assessments, totally $55k. That’s for the one-bedroom units. The two- and three-bedroom units pay a higher monthly association fee and were assessed higher.
The reason for the huge assessments was due to years and years of deliberately delayed maintenance and replacement elevators, roofs, structural repair and upkeep, etc. and these were all prior to the surfside condo building collapse.
I’m very wary of home owner’s associations now. And the future, with climate change and new laws is not making me feel better.

We were in an HOA, horrible experience. It comes down to what neighbors are votted in, what rules they want to enforce. Many hada high opinion of themselves, awful people.
My girlfriend told me about how when she lived in an HOA community, and had a guest park on the street side where they weren't supposed to park (driveway and garage were full), they towed the vehicle in the dead of night without knocking on the door and asking "Is this your car? It needs to be moved." Nope, they would just straight tow them, no warning, nothing. That was all I needed to hear to know that I don't EVER want to live in an HOA community.
They probably get a kickback from the towing company and it's easier to call the towing company to tow the car than actually doing the work of knocking on the door and finding someone to talk to. There's a lot of corruption between an HOA Board, a property management company if there is one or just with the towing company. HOAs are just bad ideas except in the most minimal sense like getting money to maintain a community center. They should be severly curtailed by law or banned altogether. The reason they have been proliferating is probably because property management companies who profit from managing HOAs having been buying off politicians to require new housing developments have HOAs. Straight up corruption pure and simple.

Just sold our condo in Atlanta -HOA was a disaster! Several years ago the board was told by the company that put in the 4 elevators that parts were no longer going to be available; that they should stock up existing parts. The real problem are "Condo Nazi's". These are always retired geezers with too much time on their hands. Complain, complain, complain. "Your car is three inches too far to the right in your driveway", et cetera.
My neighborhood has an association that covers the entry gate ONLY. No silly stupid rules and the people running it have great common sense. The fee is actually not mandatory, and it is only $150 per year. Sure enough, there are some cheap bastards in the neighborhood of 140 homes that won't pay, but for the most part people cooperate.

I moved to Floirda to grow palms and fruit trees. My wife and I avoided HOAs when buying like the plague. It defeats the whole purpose of living in this state if I had an outside entity telling me I'm not allowed to plant certain trees or have a garden. I just don't see the appeal. I suppose if you demand uniformity and don't want control over your own life, they may serve a purpose.

It is not just Florida with the HOA problem. I live in Williamsburg, VA and it is extremely difficult to find a non-HOA home here. It took us two years to find our non-HOA home. And let me tell you….I am always bragging how we don’t have a HOA and all our friends are jealous. I see absolutely no benefit in having a HOA unless you live in an apartment-condo. It is ridiculous you have to get a board approval to put up a fence or plant shrubs. Your house is your house and you should be allowed to do with it what you want as long as you obey any local laws and ordinances. In my area, the greatest crime problems occur in the “gated” communities. Of course that is probably because most of the population is in a “gated” community. Our non-HOA neighborhood is beautiful and each home is completely different. We have homes from the 1950s up to 2022. Everyone who sees our home just loves the neighborhood. Another thing: HOAs stifle housing values. In my area, homes in HOAs sell for less than their non-HOA counterpart.
Exactly with all the demand for non-HOA homes, HOA homes have to lower prices to be competitive.
Sold and moved out of a HOA. Provided the required notification of sale within thirty days of closing to the HOA via signed receipt certified mail. Also provided a ‘HOA disclosure’ to the buyer and had them sign at closing acknowledging that they take on all responsibility of dues and fees from date of sale. Three years later that HOA tracked me down while I was living in another state, sued me and tried to put a lien on my current house to collect on fees and dues not paid by the buyer of the house that I sold. I will never buy a house in a HOA, nor will I join into an HOA again.

We bought a house at Turtle Cay in West Palm. Never again. We sold and moved to the western part of county. Avoid HOA’s at all costs.
I owned two investment properties in Canada that were managed by an HOA. One tenant was a bit lazy, not cutting the grass and letting his dog cxxp over neighbors lawn. Every few days the HOA was issuing me $100 fines which, under local law, i couldnt pass onto the tenant, nor use it as justification to terminate them. Bad situation!
Not sure what your lease says about cutting the grass and who is responsible but you definitely can evict them for the dog po0p ..serve them the 7 day notice to remediate or vacate.

@2BEorNOT2B3 BC (Vancouver) law is very different. All the rights are with the tenant, almost none with the owner. Moreover, the law is administered by special property rental courts (not regular courts) and the admistrators of that system regard themselves as social justice warriors. Sold all my Vancouver properties because of that crazy system.

@ernstgoldman3634 There's some truth to that. The dirty foreign money was probably limited to a handful of high end, trophy properties but, nonetheless, the implicit assumption was that all landlords (property investors) were foreign, non resident and greedy.
I thank God for the bubble in ‘08 when I was in a HOA and was foreclosed on. It allowed me to rebuild at a young age and experienced a HOA long enough to know never again. If it weren’t for the bubble I’d probably still be dealing with that horrible HOA.

I’ve been a resident of Lake Worth, FL for 7 years. A bit to the west from the turnpike.
Back when we purchased our house, the real estate prices were half the price they are now. All these beachfront condos had reasonable HOA costs.
Now in 2023 it is so different.
The HOAs have gotten very very greedy.

Since the surfside collapse my condo HOA fess have went from 300 to 600 a month since we’re considered a “tower”. Selling it this year and buying another house. No more HOA’s for me.
I followed the Surfside collapse from the beginning and still pop into their FB page occasionally. Sad story for sure. The bad thing about HOA fees and home owners insurance going up today due to the collapse is that the Champlain collapse was due to faulty building. It was a different time back then with major corruption and drug money buying off all these engineers, inspectors and huge pressure to save money everywhere in the building materials. If there was fear of calamity for every multi level condo building, then ALL condos in FL would have collapsed by now. The Champlain collapse had many problems not just in the building but maintenance of the building. The HOA members were cheap and did not maintain the building in any meaningful way and made HUGE mistakes when they did modify the grounds. The truth is the Champlain building was a disaster just waiting to happen right from the beginning. It was only a matter of time before it collapsed. Everything in that building was done wrong. Most experts are surprised that it stood for as long as it did.
I read that HOA’s have foreclosed on 3,000 homes in Arizona. We have an HOA and someday I hope to own a home that doesn’t have one.
Hi Paul, I’m in PBLV(condo) My HOA is $450. It includes water, sewer, trash, master insurance, golf, landscaping,etc. they keep the place very nice! I think it’s a good deal as I’m a golfer and like having no greens fees or membership fees. It’s kinda unique I would say. Enjoying your videos and headed your way soon.
Even when your house is paid off, you still have landscaping and irrigation expenses and gym memeberships. Some of us don’t want to mow our own lawn!

View from old HOA president. Lived in HOA neighborhood in SC. Playground fell apart. HOA sent out survey for 3 replacement options they chose. HOA president before me chose one that wasn't even on our survey, completely depleting our reserves. Me as a parent with 2 kids Playground age show up to my 1st HOA meeting to find out what's going on. Walk out of same meeting as HOA president because current one was resigning and no one wanted it. Neighborhood had 147 homes so small. In meetings 5-10 homeowners would show up, yet everyone would complain on our Facebook page. Two biggest heated issues in every HOA. Parking and dog poop. Then folks complaining about annual fees, yet didn't realize we were paying for the streetlights not the town. We had these beautiful drainage ponds required by the town, yet who paid for maintenance of them, we did. Long story short, I was president for several years. Had to recruit someone to replace me. Sold house few years ater that. #1 requirement for my next house was no HOA. Couldn't be happier.
My HOA sent me a fine for not picking up my dogs poop and a picture of her crouching down. I let them know that is how female dogs pee and to come show me the poop I did not pick up. They came out could not find the poop and said they will reduce it to a warning… like warning for what?
thats pretty stupid, but for the dog owners who dont pick up thier dogs poop, the fine shold be $1000. Really sick of stupid lazy dog owners leaving their dogs crap for my dogs to step in. lol that happened to me too. They gave me a zoomed picture of my dog pooping while I was distracted looking at my phone . I have to admit I didn’t realize he was popping. My HOA fined me 250usd and reprimended me for using my cellphone while walking which cost me a warning for not paying attention on common areas. If they catch me distracted in common areas I can get fined 25 usd for careless walking (after 3 warnings) . Can’t wait to get out of this place.

Lived with HOA’s for way too many years now retired with no HOA which is so much better and no damn ridiculous restrictions.
HOA's are popular in FL and TX because it is like a extra level of government, but privatized. People don't trust the county to do the job, like they do in other places. But that is why government has bureaucracy , it brings check and balances. You have to be involved ask to see the books and make sure different people are voted in to avoid corruption. If you have common area or a common building, people will try to defer the maintenance, that is going to change in 2025. .
The best way to handle the HOA situation is to drive through the community on a weekend and talk to people who are working outside or walking through the neighborhood and speak to homeowners. Any potential buyer can get a copiy of the Rules and Restrictions set up by the HOA (your real estate agent should be able to help with this) and, if possible, attend an HOA meeting to get an idea of how the homeowners and HOA officers are getting along.I did all three of these before buying and, after four years of living on this property, I can say that it is one of the best decisions I've ever made. These are three ways to get free, first-hand information on what to expect from your HOA. It's something you're going to be dealing with for a long time, so go in to it with your eyeswide open.

I have lived in ton of homes and I will never live in one again without an HOA. Without one, I learned that anything goes and I mean just about anything.
I think the big problem with HOA is that the developers writes the initial Covenants (rules) and the state allows them to benefit the developers. Then when the hoa is lucky enough to get the developer out of their subdivisions it nearly impossible to update or make needed changes because you need 2/3 approval to change the rules. Then there is the interpretation of the rules. The state requires a CAM to do the daily business but BODs can control the CAM. The BOD typically changes every few years and you get new interpretation of the rules and this goes on forever.
When I was looking I told the realtor NO HOAs period. I'm not paying hundreds of thousands to have Karen tell me what I can do with MY home, HOA's should be illegal.
As far as property value, in my opinion an HOA reduces the value. The need to knock off a lot of the price before I would be willing to buy it.
I love having a homeowner's association.. I love the uniformity. I lived in a neighborhood that some people didn't take care of their houses and some people did and we lived on the water and all of those people that didn't take care of their houses brought our values down
In Las Vegas a HOA becomes one of at least FIVE ways a LIEN can be placed on your home. In many U.S. places, you have no worries other than paying mortgage and taxes.

Most folks don't do their homework about HOA's. They move in and can't believe what they can't do, so no sympathy for that. I READ my HOA rules before I bought and it wasn't a bad experience in general (NV). When we retired and moved, made sure that there was not an HOA in our life any longer. Problem solved.
You got all the pros right and they definitely outweigh the negatives. You are also right if you don't want to live in a HOA then buy somewhere else. Some of us love having our neighborhood and so beautiful as we're walking around them and bicycling around them they're beautiful. And you don't have to do all the work and worry about mowing and cleaning the pool and all the fun events we have here there's a lot of pluses.

I live in Delaware, in a condo, with an hoa, since 2007. I think some bad thinks are nefarious, but I see more incompetence, than bad intentions as it relates to the , “board”., who runs the building.
My wife and I moved from So California to North Georgia in 1993. No HOA was important for us in our home search. Our neighborhood and many of the surrounding neighborhoods are without HOAs. We have two sort of messed-up-looking homes in our neighborhood but the landscape is front and center here as opposed to window views of trophy houses. The homes were built far apart and when you look down our road, you mostly see trees and bushes. We are within walking distance of the town center and our neighborhood is popular with people fleeing California, Oregon, and New York City. Many of the older homes have been demolished and mini-mansions have been built in their place. Related to HOA fees, there's new construction for sale in Malibu, California. The asking price is 95 million. The HOA fee is listed on Zillow at $6,382 per month.

I owned two houses as an investment properties and rented them out. Both had HOA administration. Finally I got so disgusted with those HOAs, sick and tired of their demands and constant threats if enormous fees that I sold both houses. This decision greatly affected my finances and quality of life but I could not stand HOA anymore. They have total monopoly in their neighborhoods with little oversight from authorities.

You don't understand HOA. I hate the fact that the rates are rising but it condo owners only own what is between the walls, the HOA is responsible for what is outside the condo walls.

Good and bad everywhere. Some HOAs are fabulous, others not so much. Same for neighborhoods without HOAs, some fabulous, others no so much. Pick your poison. But if you are going to live in an HOA community…go to the meetings, review the budget and report issues to HOA in a timely manner!!

I live in Canada and on average maintenance fees are over $1000 per month to live in a BUILDING with zero amenities and only water included!!! In the US im findings entire communities with HOA fees are under $50. I would happily pay that fee to ensure people are living by the rules
Our HOA in our over 55 community is well run. We have 3500 homes, 63 holes of golf, pools, tennis, pickle ball, gym, 24 hour manned gates etc. We do the majority of the services organically which means 80 guys that cut our grass are employee's of the HOA just like housekeeping, admin, accounting, and engineering staff. We do contract out for the gate and club restaurant food service. We have always funded the reserves and have 13 million in the bank. We pay cash for everything and have no debt . We have a member staffed internal audit committee and budget committee. We have no major surprises other than the cost of insurance rising this year.
I would watch out for communities that use a management company. I also would be careful of communities that developer just turned over the community to the HOA because a young board of directors now has the real responsibility of running the place.
Core drill samples can be cut out of floors and walls and backfilled with grout. These samples are put in a press and measured for their breaking poundage, which indicates the longevity.
HOAs in the US are sooo cheap compared to condo fees in Canada. Fortunately in Canada, there are no real HOA controlled house neighbourhoods that I’m even aware of. People manage their own homes and that’s it, property taxes are high however and those pay to get common areas maintained. Not sure which method is better but HOAs seem a bit more prone to skimming off the top/corruption, ridiculous rules etc.

Paul, another very informative video. Am shocked to hear about these scum balls who stole the money and committed fraud. There are bad people looking to steal and scam us. I would think it’s hard to find a house without an HOA in a nice neighborhood. So, you either pay up or live with the neighbors who park their 10 trucks on the front lawn. I live in a rural old area up north, I have neighbors who park on their lawns and leave lawn equipment all over and don’t cut the grass often enough. I know from experience!

HOA's are akin to a "doc fee" that auto dealers charge. Lots of buck....for no return. And the accountability is non-existent.

I've lived in 5 HOA's (2 in Florida). People need to read the covenants (rules / and what the HOA performs) before they move in. They also need to understand the taxes (as your CDD fees are usually there). We have two CDD's in our taxes (a debt and operating). Our HOA assessments are $286.00 a month plus our debt CDD is $62.00 a month and our operating CDD is $62.00 a month. We have no common property or ammenities (the operating CDD is a central set of ammenties shared by many communities / master planned community). My only issue with HOA's is that many fixed income people live in them and place a lot of downward fiscal pressure on the HOA (limit it's ability to fund itself). Our HOA just had to get a loan for over $1,000,000.00 for 146 units due to assessments being too low for years. I think the biggest crime you need to worry about is the people who have no business living there (lazy, can't afford to live there.... so on).

A- agreed to abide by (by signing legal documents) a set of by laws.
B- You saw all the well kept outside when shopping for a new place to live.
C- you failed to ask neighbors or enough questions before signing those legal documents.

I lived in a ground 89 unit condo association HOA for 10 years in Bradenton FL.
The best by law on their books? 10% max allowable rental units (9).
Love mine 10 years so far. The grounds are immaculate and when repairs are needed they are taken care of but I’m not in Florida!
We endured HOAs twice. Never again.
My condo fee just went up from $500 to $1000 a month! It doubled and the icing on the cake was we got a $17,000 assessment notification in November to be paid by December 1! People were Outraged so they said we could pay in six month installments so add that payment to the thousand dollars a month and this getting out of hand for most people. Owners don't know what they're doing with this money and they don't let anyone see anything but hopefully with this new law, we will have more transparency.
Get a condo law lawyer. $1000 a month is far, far from normal.

I lived in a condo in Pompano Beach FL. I was on the board of directors. They collected $1.6mil a year and didn't follow the condo declaration
