By purchasing a house we save the rent which should have been paid otherwise....so its an asset as it saves money...also capital appreciation will be there. But ots a liability also until a loan will be there on that asset.

Like you say, taking debt is a dangerous game. For HNI like Akshat, it's money for playing around. For middle class, it's a LOT. So...disagree with taking on debt. P. S. : Yes, having our own home is an asset because : 1. You have real estate, which is appreciating. 2. Nobody can give you 1 month notice to vacate the premises, because you are the owner yourself. So safety and stability is also there. 3. You can choose a fixed location for all your references, regarding job, business, activities, purchases and so on. If you live on rent, and you have to shift from one location to another, you may not always get the location of your choice.
Index fund khud index ko follow nahi kar paate. Har index ka alag alag return hota h, sometimes nifty 2% down Hui to index fund 3-4% down ho jaaega. Second thing index fund ko monitor karna mushkil hota h. I monitor Index ETF and I reach to the above said conclusion.

Should I first open a company like entity and then procure assets from like real estate, share investment to get the GST and income tax benefits. Or it can still be done as an individual? I am confused? Is there any previous video of your which can clarify?

I am not convinced on 18 Lakh real estate investment will give you rental yeild of 10K, that is just impossible, give me facts in which district or city say for 25 lakhs of investment you are able to get 10k rental yeild...

Akshat is it a good choice for Bank's employee to take staff home loan(on simple interest) and buy a flat for earning rental income? I'm asking this question as you have mentioned that buying real estate (flat) is not a good option. Thanks
Depends on the location and will u get good rental from it? Are u renting the land or going to build an house? How much downpayment? Calculate everything. How much does the land cost you? And how much loan intrest u are going to pay and how much income u gonna get monthly. How much time will it take for that rental land to recover your loan cost. If you don't get your salary for 6-12 months can u still pay your loan easily? And will the price of the land increase in next 10 years? Do u have another investment idea which can generate u a monthly income like renting a car or something? If not, check your land, Is it in a good place and locality? Everything matters. After making a list, if u feel it's worth it. Then go for it.

Gettinng a housing loan on SI itself is a fortune. Take the loan and rent it. If You lll cover even half of it thats a go go. You would have taken 50 lakhs plus intrst lets say 15 lakhs or 18 … for 25 years but that land will be giving you more than 1.2 crore after 25 years. So pleas buy as i am too taking it this year .
Hi Akshat , I have observed and strongly feel that Real estate gives more returns than any other asset class i agree it has corns as u mentioned already liquidity and fraud may happen
