- Hi everyone! I finally felt like it was safe to visit my new home and see it for the first time after being fully vaccinated. I purchased the home sight unseen in 2020 during the pandemic (exciting and very stressful!).I hope this video is informative and interesting for anyone who is interested in future homeownership or is currently in the process of buying a home. Feel free to leave any questions below and I will answer as many as I can. ❤️

I loveeee that you were / are always transparent with money, costs, etc. My parents always told me it was none of my business when I asked questions like this, but now I’m 26 and completely lost on what costs are normal, budgeting, etc. It is super helpful, thank you

A safe rule of thumb is that your mortgage or rent should be about 1/3 of your income. But housing has gotten much more expensive so if you are investing in owning then I think it’s safe to put half of your income into the property (monthly or annually) it’s a good investment (property value will always go up).

My mortgage was for 15 years, but i paid it this december after 2 years, it was one of the happiest days of my life.

Would love a video on the home buying process! Ex: down payment percentages, loans, timelines, paper work, different people involved in the buying process, unexpected costs that come along from offer to closing etc. Congratulations Julia, it’s so beautiful and charming ✨

I moved into a place unseen as well and it was filthy too and I was overwhelmed. It turned out to be one of the best decisions I have made. Nothing like your own place. 🤩

I knew it! I think DC is the BEST! I’ve lived here almost my entire life and love it so much. You have a beaming smile throughout this video; your joy in your purchase is evident. I always had the plan to buy a unit close to the mall for my retirement (I have a vision of being a little old lady enjoying all the free events and lectures), but I never did it. I missed the super low prices of the 90’s. I’m so thrilled for you to have achieved your dream.

Congratulations Julia! I lived in D.C. for a year back in 2013. First on Capitol Hill then in DuPont. Your place reminds me of the one in DuPont so much! D.C. is such a magical city and I had the best time there. I think it’s a really awesome life move to invest in a property like this. It’s absolutely charming! Thanks for the tour.

I have such a poverty mindset from, well, growing up rather poor and always being in financial troubles.
Watching you not only calms and inspires me, it always gives me hope too - I was a waitress too (till Covid hit) and I don't have to imagine my future living in a dump fighting for survival as if that's the only thing I can expect and deserve, I too might someday own a beautiful town home with old wooden floors and big windows. I've been rooting for you from the very first video I saw of you and I'm so happy that you now landed here after the struggles and taking the risks. Love it! I have always loved older homes - had a home in SC for about 10 years that was built in 1947 and was a 2b/1ba. They have such unique features. Exciting times - congrats!
Congrats! It's such a beautiful home! Fun fact I recently learned is that ceiling height in old homes is often a status symbol! Because the soot would collect on the ceiling, people would build taller rooms so they wouldn't they have to breathe in as much soot. This required more labor and materials, hence why it's often linked to wealth.

I think everything related to occupying and living in particular spaces is super interesting, cause it seems like very practical and mundane but in reality there is stuff like vibes, energies and gut feelings which also play a huge role...so if you felt it in your soul it is definitely the place, happy for you!

I have been waiting for this video!!! I love the new place! And like some others have said, the property is like an inanimate version of you. Those floors are absolutely fantastic. I love the fire place and all the windows too! It has so much character to it. I hope that when you eventually rent it out, you find someone amazing that will respect the vintage of the place and take care of it while they are living there.

Congrats!!! An amazing investment & second home. Love this for you. I totally hear you about being overwhelmed. We purchased a new build and we’re extremely grateful but there were many times that it was stressful & challenging. We close in June and haven’t seen the finished look and sometimes I get panic attacks like I haven’t seen this house and I bought it lol. But it’s human reaction! Doesn’t take away from the gratefulness and happiness that this process brings. Just human feelings and I’m happy to see that you feel so much better about it 🤍
