Well it kinda depends on personal preferences i guess. Imho the neighbours are way to close and for over 10 million i expect more privacy.
The House itself is a banger, no doubt. But the building materials often makes the Price. I surely wouldnt pay 11 million Dollars for a House that is half Wood made.
Soi would rate for ME around 8-9 Million max. Anyway great presentation as usual, keep it up and sorry for my english. Its not my first language. :)
Interesting to see if prices for nearby homes going for this much. Beautiful house but would expect Gaggenau appliances and other details. If they skimped on appliances, makes you wonder what else they skimped on. That said, location is first rate and that’s what buyers will prolly consider first
Even with the sea views it is a bit expensive but it is a very comfortable house. It's not like some of the marble mansions that echo because they are so big and bare. I would like to see prices for the area but if I had the cash I could be tempted.
Actually, I expected-based on location alone-it would be more expensive.

Hey Jp. Happy Tuesday. 6/6? Surely there’s a 1/2 bath. Let’s see. Like the elevation but no space between the homes 😤🤔😕. Beautiful view on entry. This is different. Kitchen/dining/living up the stairs? Lovely view indeed from the balcony. Like the Wetbar by the informal seating and breakfast nook. Like the sleek kitchen and the temp controlled wine room. Oh an elevator. The primary is lovely. Love hanging lamps. Nice swivel tv. Closet with a transient window. Like the en-suite and vanity countertop/large shower but the tile a smidge busy. Would change that.
The main level is lovely. Ok. Here’s the powder room. Love the staging. Lots of seating and another informal dining. Kitchenette a with pullout fridge/freezer a 👍🏼. Another kitchenette? Every seating area has a sink and beverage access. Another primary suite with balcony. Closet. Vanity Seating and en-suite. This flooring I like. Vanity. Large private frosted shower and water closet. Spacious guest bedrooms and en-suites. Homes this large should never share an en-suite. Lovely backyard/outdoor kitchen/seating/hot tub/and pool( a little small)/tv.

I definitely love the home's style, but I think the master is very small and same for the backyard. If I would buy a property now I would look for something with a giant master and a backyard where I could grow some veggies!

The washer and dryer should be in the pantry in the upside level, thet look weired stackable , at least a closet to close them if you dont want to display them

Beautiful modern design house with a balcony in the front, a lot of windows in the front, and a symmetrical design. The back of the house is missing a balcony. If the garage was built in a basement or underground, there would have been no need for the entrance to be on the second floor and no need for stairs that can be hard for the elderly.

i suggest that the channel should get their own signature cinematography and style of presentation. This is a complete copycat of Enes. like Ryan Serhant and Erik Conover, you can see how different they present the property as they want to be distinguished differently. Even Property grams and architectural digest have different approach on the presentation. unless this channel change its presentation THIS WILL ALWAYS BE A ENES COPYCAT
This property is overpriced. For this amount of money I would expect at least 1 acre or bigger yard. Instead we have such a small yard the size of a postage stamp. I lived in California for over 30 years but finally moved to Las Vegas and I am stunned by how much better my life is in Nevada. I have a much bigger property with more land and a newer house, the people are more friendly than California and people in Nevada have more moderate political views unlike the leftist extremist politically intolerant views of people in California.
