I think the main reason it doesn't sell is simply because it's a corner house that sits right off of busy Sunset Blvd. So they're asking you to pay 80 million dollars for a house with no privacy at all, listening to loud street noise from busy Sunset Blvd. The unfortunate thing about a lot of developers / builders (particularity in LA) is that they keep building this huge mansions on the wrong lot. Buyers who are in the market for this type of home want it to be more secluded, not as a corner house and not sitting on the front of a busy street.
It's ironic that the most expensive of finishings, etc often end up looking cheap and tacky. That coupled with the fact it sits on a busy intersection tells us why they haven't been able to sell it since 2015.
Savage 9X9 not to billionaires who value privacy. You can x ray this house from that intersection. Most exclusive streets are Bel Air Road, Nimes Road, S Mapleton Dr and Stradella Rd.
I'll give it too them though, this is one of the few that has successfully blended modern decorations/interior features and with a more antique architecture
No developer who builds mansion to this scale would ever entertain building an 80 million dollars mansion on this lot. It’s literally the worst location to build any residential dwelling let alone an expensive mansion, yet they keep building garbage like this. The sole reason is, these projects are money laundering operations where they put in 80 million of dirty money and let it site for years, and they’ll drop the price and sell for 30 million dollars CLEAN money. It’s happening in Toronto for more than a decade now.
If the house isn't modern enough, it won't sell no matter what. They have to drop the prices by half in order someone might be interested in buying it.

The beverly hills house was lavish but actually awful. probably great for a party as an experience but to live there... no. the new york apartment was a fitting set for a movie about evil. 50 million for a roof apartment with very little windows. to me it's such a pyrrhic victory. such a trap. if you are drawn to new york you have some serious soul searching to do. get out. just get out.
