    Hi, Jillian --- Great content. Btw, quick question regarding the legal liability of the assets purchased in a fund. For instance, if someone launches a Real Estate fund that acquires commercial properties (let's assume that 10 commercial properties were acquired by the fund), and one of those commercial properties is facing a lawsuit (for instance, someone slipped on the property and is claiming a knee injury and emotional distress) --- would ALL of the other 9 properties in the R/E investment fund be at risk as well from that same lawsuit? Or would the other 9 commercial property holdings be protected from the lawsuit on that one property?
    *EDIT* --- I posted this question earlier on in the video long before I reached the 19:20 minute mark with the SPE (Special Purpose Entities) chart. What you described in that section around the 21:20 minute mark pretty much answers my question.

    If you promise your Investors a certain Pref in the Fund, yet you don't deploy all the money in the Fund, how to you make sure they still get the Pref you promised them? I hope that makes sense.

    Are there any "DIY" tricks to bring down the overall startup costs? Pre write templates? Etc.

    Hey, Jillian --- Everything else being equal, is it less expensive to set up a Real Estate fund utilizing Special Purpose Entities via LLCs, vs setting up a Real Estate Fund utilizing Limited Partnerships (and a GP)? Is there any drastic differences in legal fees to set up the funds using LLCs vs using LPs/GP?
    And do you and your team only handle clients in California? Or can you also provide legal advice to those of us who are located outside of Cali? I'm currently Maryland-based. Thanks.

    I'm trying to decide if I want to place the restaurant under the Real Estate LLC or the Enterprise LLC. I haven't decided as the restaurant has special characteristics. Also at the moment, I'm not looking for additional general partners for the Enterprise. I am considering a board of directors and/or board of advisors.

    I dont agree with you on audits issue. Audits are always good to avoid any conflicts n litigations.. and keep things transparent.
