Wouldn’t you use the NOI number of $600k instead of the $1m gross revenue number to determine price to pay? If the property spits off $600k of NOI and I want a 10% CAP rate, than I would only be willing to pay $6m for it. That’s the proper math 😂
So I'll settle for a 7% "return" LOL $1000,000/7%=$14,285,700 But the seller knew that a cap rate was not a return because GC is a scammer. The seller knew the market cap rate was 10$ so he only paid $10,000,000 and scammed me out of $4,285,700!!!!! Loser
This is incorrect. Cap rate is based on NOI ($600k), not GI ($1MM). I don't underwrite nearly as many deals as Grant, but this is underwriting basics and he's teaching it wrong 😯

I've done as low as 15% down, SBA has programs for less, but it depends on the lending market, deal, borrower, etc. Right now I would plan on 25-30% because lending has tightened, and because you have to have a sufficient DSCR ratio as well. There are many factors that go into lending. This is something that needs to be studied and can't be answered by a few questions on TH-cam, but these are all basics and there are books and TH-cam videos for cap rates, DSCR, lending, etc. All the best!

The only thing that works is you buy low and sell high. But you better have the money cash to do it.
