    Fantastic video. What a beautiful smile Nicole. You have pretty much defined my world. I'm about to graduate with my construction management bachelors degree, I'm a certified carpenter, and am planning on getting my real estate license as well. Triple threat in certain regards, but risky in certain ways as well. Gotta play the cards right.
    I highly recommend anyone who is interested in getting into the construction sector to start by getting their OSHA 30. They go through the entire OSHA 20 CFR 1926 standards book.
    At the core, construction is all about safety. Safety in the design and engineering, safety in the building process, and safety in the final product leading to the certificate of occupancy for the client.

    I wish this is discussed more. I'm in the process of getting my gc license in Florida. Like you, I am also full time flipping and have ran into several time issues with other gc's. Thank you for the video!

      Hello I am in Florida as well and I'm interested in getting my GC license as well. Is there a test or some kind of proof required to show you have been working with a GC and have experience?

      @@ketlyjean-pierre1528 yes there are 3 different test you must pass with a 70. There are other requirements you must submit with your application and test scores to the state. You do have to show experience either through work, college, military or a combination. All requirements are on the Florida DBPR site

    Becoming a GC has advantages but there are tremendous downsides! As you mentioned the responsibility of the title... It can not be overstated!
    Also, you can talk the talk and especially these days ; be able to explain & visualize the various work disciplines... But it's not a substitute for real hands on experience... Your back to trusting these subs
    I would not recommend this to vast majority of investors I've met in my over 20+ years.... Unless you come from one of the disciplines in the business
    More importantly ( many current GC’s lack this) solid project management skills and a business acumen...
    You may be opening the door to not other than getting sued... Be careful with this one !
    For most of you just pay the money to others and let them assume the risk! Treat it as an expense

      Still better to learn this stuff , because a lot of "experienced" GC aren't good at all. I've seen too many court cases throughout many states and the proof is in the legal data with these GC.

    Can you also do some tutorial or some vid explaining the process from, getting leads, giving quotes and bidding,then getting permits and legal papers and contracts, then designing and planning, take offs and estimates, then getting subcons, the sending out job orders, and dealing with subcon prices, then implementation of projects on site.

    Hi Nicole! I want, eventually, to have my own business that combines real estates and construction. Thus, I need to get RE and GC licensed: I would like to invest in cheap or foreclosure properties that require some level of restoration or renovation (contractors license) fix them, and rent/sell them for profit (real estate). When I watched your video it gave me motivation to work on that GC license. However, in order to get the GC (in California) I need to become a journeyman 4 years in experience. Did that apply to you? I mean, you had to work as a construction worker for around four years to get your license or was there another way? Thank you!

      In California you can through an RMO program to help you if you lack the 4 years of experience.

    I want to invest into more homes located in the suburban areas surrounding Chicago, if I get a GC license in the city of Chicago..will I be able to use that same license while doing rehab projects in those surrounding suburban cities? How does this work in philly? I just want to setup everything correctly to get started. Should I start with the city of Chicago to start the GC business structure.Thanks in advance

      You need to check with your city. Philly's GC license only covers Philly. Good luck!

    95% of the flipper, get rick quick video's are loaded with garbage but this one has pretty good info. In VA, like many other states, the type of license you have dictates the size and type of jobs you can do. A Class C is for jobs under $1000 and requires 2 years of experience. A class B is for jobs up to $120K, 3 years experience, A class A is for projects over $125K requires 5 years of experience along with construction management experience. Class A & B all require exams and net worth/money in the bank. For most people, the exams are not as simple as show up and take the tests, they require some studying. It's not like someone can just go the the state board and walk out with a A or B license.

    99.9% sure this female is far away from having the necessary knowledge to be a competent general contractor. You need at least 5 years on the trades/field and be in charge of complicated projects before you can run a full project. A Licensed General Contractor is able to complete a project safely and on time with the proper codes, licenses and insurances to employees. I have never met a person with a GC licensed that didn't work on the trades for a few years that can't be exposed within 2 minutes. They lack basic knowledge, skills, leadership, connections and safety standards. Stop listening to nonsense.
