    Some new flooring, new entry stairs with railing and bathroom renovation would make a perfect place for a single person. Nice quiet street and great price too. I wish my taxes were that low.

    Definitely a nice size for me. I would take out the stove & put a small wood cook stove where the fridge is. I agree with Rick about the Keebler oak . Thanks so much for the tour Nancy!!😊

    This is adorable. It's to bad the new homeowner/owners couldn't give us an update tour after they're done fixing it up lol. I'd love to see what the do with the place as that shower is a little scary. I personally would reconfigure the bathroom if possible.

    I give this woman a lot of credit for finding the positives in this building. It's priced accordingly. But the lack of carpet, vinyl, etc. in every room leads me to think the floors were saturated with filth, pet waste or drug residue. (Stairs to the shower? "Alright, Mr. Demille ~ I'm ready for my close-up." 🤪)

      @@YanksandBritsProductions You would be wrong. I think it’s a good deal for someone handy. You’re right, you can’t buy most new cars for that price. But if that is pet urine soaked into the plywood floor, now you’re going to have to remove the wood too. Plus the bathroom looked like it had mold on the floor, remove that flooring and really the whole bathroom needed to be changed.
      I do watch these channels with Maine real estate and I see better deals than this one. Not cheaper, but less work and more house and land then you would have after this one is renovated.

      @@HayleysComet3 Agree with you. My first house was a fair-priced flip & renovated very nicely. There was some pet damage to a few door jambs & an outside fence but I thought no big deal - sold. However, when it rained the smell of dog urine & other odors throughout the house was unbearable. To where friends would bring me scented deodorant candles as gifts.
      (When I later replaced the carpet, in fed-up disgust, the concrete beneath had significant urine stains. I scrubbed it up well before putting down the new laminate. It cost about $1,500, LR & kitchen, & not unreasonable; because I did all of the work myself. Otherwise it would've cost about $5,000, professionally done. It was a small house, luckily.)

      @@HayleysComet3 Thank you!! 😄 Your comment makes me smile! And laugh hysterically 😜 - in a good way. It was the hardest most difficult home project I ever tackled. At one point I was sitting in the middle of the LR floor with my head in my hands crying - could no longer get the laminate pieces to lock together. Turns out "lift & lock" flooring is a terrible option for long rooms if you're working alone. (The LR was 14'x24') Because you get one end of the room's pieces to fit & lock together - but then the other end of the room's pieces pop apart. Went mad, scooching back & forth on the floor trying to fit the pieces together but they wouldn't stay locked. Finally figured out that using rolled-up pieces of carpet padding to angle-bolster & hold the lengths in place made for much easier fitting & locking - like having an extra set of hands to help. Also, one side of the room had many angled walls with a few small floor nooks. Which made fitting the laminate & trim something to think thru very carefully before cutting. Made many wasteful mistakes, at first.
      Long story but hopefully this info helps someone. Went into the project very naively, with zero flooring install experience, but did watch dozens of great DIY YT videos as I went along. When I finally reached the far wall, there was a perfect 3/8" expansion gap the entire 24' length of the room! \😄/ Couldn't believe it. I'd seen pro jobs that weren't this accurate. Many sincerely commented afterward how beautifully the floor turned out & how nice the house looked because of it. Especially after they warned me not to tackle it alone - too difficult. And they were right. But I'd do it again, if the room is a simple square or rectangle.
      Should also say it took a month to complete the project. Had to remove nasty carpet & padding, in small sections; scrub the pet stains & chisel-out a lot of old ceramic floor tile. The entire house was covered in a layer of tile & cut laminate dust for weeks. Just a friendly warning if you ever decide to take on this type of project yourself. But the satisfaction & feeling of accomplishment is totally worth it. 👍☺️

    Great potential! I csnt imagine why the shower is up stairs, but...hey, it still works. The basement was well done...even space for a freezer, which is valuable. And the taxes are way lower than my rent! Hmm...maybe ill move...

    The cottage is a cute little fixer and could be just right for a single or a couple who have pets, but I could not tolerate those stairs to the shower. The bathroom would have to be completely redone. Maybe put the bathroom sink where the shower currently is.
    And that large oak tree is close enough to crush the house if toppled in a storm. That big tree would worry me during storms if I lived in the house.
    The yard needs fencing for pets and privacy and a covered, concrete parking pad too. Be willing to do a lot of the work yourself and spend at least an additional $40,000 for flooring, exterior and interior paint, bathroom renovations, new front steps with handrails, fencing and better parking. And tree removal. Maybe that oak cut be cut into floorboards for the house.

      What you are describing as "needs", really are wants. You want a fenced in yard, you want a concrete driveway (note you do not see that in this part of the world either gravel, pavers, or asphalt is used here), I am not sure what could be better parking than a paved asphalt driveway.

    Basically you are Young, have $8000 Down and a $1000 more for Paperwork, (Beg your parents if you have to). Pay it off, fix it up, sell it for $50,000 and in 5 - 10 years, and that's your down payment on a bigger house. What a Great Place for someone in their early 20s particularly! Things like a one day down payment on a 3 Bedroom. Currently I'm on a Pennisula, less than 2 acres, still in the process of opening up almost an Acre, and debating if I'm just getting it Build Ready, and get another bigger septic plan, put a well in, get someone buy saying you can or can build this and that here officially, and getting more land for myself! Because people are Nosey in Maine, make it hard to see in, they'll just park and stare in at the one place they can! Just staring at you... I'm from New Hampshire, so I think the Mainers are a bit creepy and stalky...

      Domestic hot water is off the boiler. If you swapped that out for electric hotwater heater you could cut down on oil use.

      I'd say it could use insulation. A covered porch or at least small roof cover over the entry. And in snow country a garage. And that is a pretty hefty price for it, considering the small lot, no screening hedge to give privacy.

    Look at all the damage to that front door frame. Seems to be some tried to break into that house. Then you see the curtain covering up the back door which leads me to believe it's boarded up since they don't show you that side of the house.
    The metal basement doors all have weather water rot on them.
    That house is a total gut job and a money pit. Run Forest run.

      I believe your estimate of repairs is about $25k too much. For $5000 you could put on a metal roof, replace all the windows, put in flooring of your choice and furnish this home.

      Subfloor. The linoleum has been removed. Clean slate to put down whatever you want.

      The owners did not have cats. So your guess is wrong. Carpet and linoleum was pretty worn, so the seller removed it.

    There’s black mold your talking 5 k to get rid of that and they stripped the floors like left you with plywood I would offer 15k needs a lot of work

      It would be tight, but a 1 car garage or car port may be able to be placed at teh end of the driveway.

      Looks like a decent fixer upper for sure... Also if you watch that back window by the bulkhead you can see the curtain move while nobody is in there... Looks like you might purchase a ghost with the house LOL.
