The rent for this house could be justified 10 years ago, but currently - maybe noooo!!! It maybe a case of equilibrium prices taking effect...I remember in 2009 when I let Zambia for the diaspora I rented out my 2 bedroom apartment in Zambia for K3,000 per month (about $600 per month). After 13 years I'm getting K3600 per month (about US $200). Each time I have tried to increase rent to match dollar value, there has been no willing tenant. A lot of factors could be at play, ranging from declining economy, competition, tastes, etc...

@Original Kopala wow okay. That's a really decent area. I wonder why people are reluctant to pay a higher amount 🤔 If you've left an agent or someone to look after the finances, I hope they're not chewing money for themselves and selling you a story.

Kabulonga will always be exaggerated in prices location location but there are better houses in low prices than what you showed us. You can make more money at the farm than paying for this lot.

Although the house kitchen & living too do not have the wow factor, $400 & $500 is not reasonable for the house. I know that rental prices in Lusaka are just over the roof, it would be more reasonable to charge between $1000 & $1020. Kabulonga used to be a real good place for the rich & I wish they‘lol cover up those dangerous open drainages. I like the wider nature strips which are lacking in places like Salama Park.

Yeah i don't think the facelift has anything which would attract a proper evaluator to push that kind of amount taking into ac just basic fixtures which are ordinary. I would rather stay in Mulungushi village if i had any kind of such funds to waste🤔
Probably the owner knows why he is putting that figure. He should lease it out to a good organisation has good space for offices otherwise.

  • @nolavout9094
