Over the very long term though, real estate will appreciate in value with inflation.

我感觉美国房价是螺旋上升的，所以长期来看，房价不会跌。反正不是短暂居住，买房一定比租房更划算。装修的话，我觉得家具不着急，先达到基本能住的状态，然后用几年的时间一边琢磨、体会，一边装，不着急。自己动手，又有乐趣又省钱，很好。

现在买房可能是买在了天花板。随着FED不断加息，买房的人会大幅减少。加上大家都预测美国经济衰退会来临，房价未来2-3年只会跌不会涨。不过如果是刚需，什么时候买都可以，反正不会卖。

美国的房价年度走势有个特点，就是6月份是年度最高价，然后下降到第二年1月，然后继续上升到6月，也就是1月低点，6月高点的循环。不过现在又是通胀高点。
