Is there buying power still in the condo market? Can people still low ball like in January when 2 bedroom/2 bathrooms in Legato, or 2 bedrooms/one bathroom in the Aria were going for $650k?
I don’t see as many lowballs being accepted as there were back in late 2023/early 2024 but given the amount of inventory, I would still try. Some sellers are going to be to hold firm and fall back to renting. Lowballs are a numbers game and eventually you hit the right one.
@@IraWilley Thanks! We noticed a lot of lowballs were taken early this year by sellers. And hoped to jump on that band wagon and land a place in Legatoe, the Chard, Aria for a steal (around the 650k-690k range). Unfortunately though, after selling our home in early June, we found just that - sellers were being extremely sticky with their prices. They either didn't counter or came down less than 1%. With that said, we finally were able to secure a home for a decent price (35k under ask) today. But the condo was not priced well (in our opinion). It seems like that window of opportunity has closed and the market is getter a little warmer...

What is Poly B?
Polybutylene water pipes. It was popular in the late 80s to early 90s and has a history of failing. It is now hard to insure.
