    Didn’t Ontario change the rules and make it much harder to evict from a rental?

    what if the tenant finds out that the landlord doesn't have a valid rental license, didn't do any repairs, and did not provide any valid rent receipts for all tenants, tenant contracts copd from stress and prolonged mold exposure, as well as harassing the tenants?     Unless the ltb gets fixed to be more equitable for landlords the housing crisis will continue and the rents will remain higher than need be as a result of a shortage of supply.

    It is very informational video, thanks for posting it.
    I have a story to tell and a I will really appreciate a REPLY.
    So, almost 5 months ago, I was looking for a place to rent. I found two bed and one bath basement which was for $1950 + 30% utilities. I was going to share this place with my friend because I'm student. I found this place in June 2022, and We went ahead signed all the lease papers, gave all necessary documents (like photo Id, credit reports) to the landlord. Also, did the background check. We also gave the landlord our last rent which was $1950 and Damage deposit of $1000 in June. Our move in date was the 1st of August, and around 15 July, I got call from landlord that he cannot rent us this place because my roommates credit score was low. (This was the reason he gave, fyi my roommates credit score at that point was around 650+ and mine was 750+). Landlord gave us all the money back on same day.
    And we were literally so frustrated for literally those 15 days because new tenants were moving to our place in august, and we didn't had any place to move in. Somehow between those 15 days we found a decent place for us to live. I told my situation to so many people and unfortunately everyone was kind of telling us, it is landlord's decision, and since we didn't moved in so there really nothing we can do. So my question is it even legal? Is there literally nothing we can do? This Landlord wasted our almost 2 months, just to refuse in the last.

    I don't see how cash for keys is the "better option" when you have a tenant who has given no first/last month's rent, has paid no rent, has lived there eight months rent free and now the landlord has to pay them off to get them out? The system needs to be fixed. This is not right that it costs the landlord so much money, time, and stress to get a professional tenant out who knows how to play the game. It is criminal and there has to be a better way.

      I agree! What to do at this point? Keep serving N4s and they pay late. It’s so stressful on landlord. Because I’m a landlord and I have to pay my rent elsewhere as well .

      How did a tenant move in without giving first and last month's rent? Until first and last have cleared and are in the bank, no keys are handed over, no admittance is given.

      @@maryg4082 Unfortunately, that landlord was a man who did not live in the modern world. He never owned a computer, let alone go online. He was an old-fashioned, kind soul who trusted a person on their word and a handshake. Unfortunately, he was taken advantage of. In the end, he did get them out and got to move upstairs out of the basement for a few months before he died. That BS was the last thing he needed in his final days. He didn't have the energy or the time left in his life to serve N4s and wait for a system that was two years behind. People suck.

    Informational video, i have been telling my landlord to fix exterior lock from last 1 year they failed to fix it, I have changed it. Is it illegal?

      Unfortunately under no circumstance are you the tenant allowed to change the locks even if they are broken. Call the rental housing enforcement unit office and report the maintenance issues. The landlord would be fined after being told to fix the problem if they didn't fix it and ud b covered legally as a tenant. It's basically the fastest way to get results without going to the landlord and tenant board.

    If a landlord is upset that they are not getting the "going rate" or market rate, they should first examine how inflation has decreased the value of their mortgage while the property itself has kept pace with inflation and likely exceeded it

    Hello and thank you, is a walk-through the same as inspection? Can I deny entry if she's been in my home 3 times and wants a 4th, in a span of a month? She hasn't fixed anything since I moved in. She's a bully and I don't think the visit is reasonable

      Document everything. Record everything. Video, pictures, emails, texts, phone records. The 24 hour rule is the landlord has to give a reason for inspection. What is being inspected. Time or a window that work is being done. Walk through or inspection.. you should be told by your landlord the reason they are coming. To me personally I'd consider that as seariously interfering with the reasonable enjoyment of your rental.

      It's her property. You are given the privilege to stay and have no business how she or he should run their property. You need to change your attitude toward the landlord as you seem hostile. That will get you not far.

      @@adanam6377 u we're wrong all along, you need to change ur attitude towards tenants BC people have the right to a peaceful stay, people work and are allowed to live their lives without constant interruption. She was allowed to come once, that's it! I was right, the law takes presidence not what you think.

      @@Lala-gn4pj No, you need to change your nasty attitude toward somone giving you a roof over your head. You're not happy, move out, plenty other places. These are oftern the professional ones - 5% with rotten attitude and entitlement that gives bad name to tenants. Count yourself in.

      @@adanam6377 no one GAVE me a place to live Mr.ignorance, it's business. Which means they are exchanging something for money, this has boundaries and people have human rights. I did leave, I bought a house.
