I was so pleased to have happened on this video. It amazes me it showed up in our feed. Maybe because we LOVE Inn Town Campground! We are somewhat regulars to glamping there. Have been there at least once every year it's been opened. Dan and Erin are incredible folks. Their success couldn't have happened to nicer folks. It's a perfect getaway for folks like us who don't camp. It's incredibly clean and simply beautiful. TY. 👏👏👏🥤

I loved this Video! I have a dream of opening up a Amazing Tree House, Tent, Glamping, RV outdoors/ meet indoor all seasons resort in Washington State. An experience like nothing in the area today. But I have no idea how to put my dream on paper and start the business plan. Needless to say I have been stuck.
This story has given me some ideas about where to start, like looking in to zoning. Finding the right people that work in the area to talk about resources and restrictions. Even starting a blog to find the people who have similar dreams, or are interested in a new camping/outdoors place.
For People Like me, who are living mostly paycheck to paycheck, with a great plan for a campground, what are some key words to research when working on your business plan? What are the best ways to get the land and finance the project?

Great RV park interview I love it I wish more owners were like you all down-to-earth and just flat-out nice and respectable and I love those trees I live in RV Park full time here in Cedar Creek Texas pretty close to Austin and Houston Bastrop Texas is right down the street from us it's called Highway 71 RV park I am also a park worker here at the park and my wife is a full-time interior designer we got pushed out of Austin because of the really high prices and we lived in an apartment then but we made the decision to just downsize and live in an RV full time and I have to say it is pretty nice and it does save us a lot of money plus we love the outdoors and we get out every chance we get to enjoy nature we have two state parks right down the street from us good luck with your RV park it is beautiful maybe one day we'll be able to travel that direction and stay up there for a little bit👍👍
Great interview. Loads of useful insights on the process of starting a campground. We are a family of campers and have camped all over the US. Each campground is a unique experience for sure. We love the backcountry, but that isn't exactly easily accessible to many families. I like your philosophy/approach in setting out to provide an "experience". That is what is all about. I wish you all the best in your venture.

Great information and in-site, I’m building a 50-100 unit rv/campground in Grunthal Manitoba Canada right now, always interesting to see and learn what others did. I’m in construction stage, so I don’t wanna take too many pictures yet as some people might not see the vision? Banks absolutely loan on a dream as long as you do the leg work to flesh out that dream and prove to them it is a viable loan vehicle.
@@CampgroundViews I agree but the question still remains, how did they do it? This is something that is rarely discussed because no one really likes to talk about their finances. But it is something that needs to be discussed. From buying the land, establishing plans, construction, contingencies, environmental studies, all that costs money. How is that accomplished?

I'm building a 36-42 slip park in south Alabama on my farm. I got all the county approval and roads and land cleared but I'm waiting on the topographical survey and engineers layout. We are not a destination but rather on the way to the Florida beaches 90 miles away. My struggle is if we really need a store or not. We do have a small stream people could wade in and we are building walking trails. Thanks for this video.
You can always add a store later. It is hard to gauge ahead of time
@@CampgroundViews thanks, we are learning from your channel. We decided on a small building with restrooms, laundromat, covered porches and a small office. Definitely a pool later and maybe a store.
a few vending machines could fill the gap until you get further along, drinks, snacks, etc

My family is super interested in getting into the RV park business. I was wondering, what kind of expense ratio (vs the overall income earned) should one expect? I know there's a difference between if the owner works and doesn't hire someone, but I was wondering if it's close to 50-55% (including taxes) since the RV park pays all he utilities essentially for a flat nightly/weekly/monthly rate.
@@pecosR0B Too broad of a question pecos. We pay all our necessary expenses, utilities, staff, self, etc., then what ever is left over we put back into the park with expansions or amenity improvement, etc. Therefore, after our capital expenses for annual improvements, the expenses run right in line with income. Every park is different and a corporate owned park would definitely be different.
great interview, thanks to all people involved. I got that same vision for a few years and I´m currently working on a campsite to learn what it takes to operate one.I still have one major question. I don´t have business background and unfortunately life hasn´t provided me with a nice seed capital so far, so i always wonder where do people get the money to buy a big property in the first place? I get that at a certain point with building permits and a good business plan in your pocket it´s realistic to get loans but that first step has to be done beforehand, right? Would love to hear some first hand experience with that.
Currently a lot of investors are looking for "partners" with experience. Otherwise others use savings or other assets to cover the 20% down

I really would love to own a Campground too. One question i ask myself is, can you be sued, if a tree or a part of it falls on a RV on a stormy day and is there an insurance that covers that ?
Yes there is commercial insurance available to cover a wide array of potential loss scenarios. Anytime you open anything like this to the general public you WILL be sued for something. Leavitt Recreation and Marshall and Sterling are two of the bigger providers to reach out to.

A 150-page use permit application. F that. If the place you are at is going to make it that hard to even ask, F that place. Great interview though.
I agree. I'm in Pennsylvania. Buy rural land with no zoning regulations and get a business permit and tax ID and insurance.

How many acres is this campgroud?
We have 2 acres of uncleared land in north Florida near a state park and natural springs . Is that enough land for a small camp/rv park?
Yes but it will not be economically viable (worth your time and effort). You do need to check zoning first
You can build two campsites and Airbnb them.

Okay so if they are focusing on glamping/are very “famous” now I can totally see why locals go there. Why drive 3 hours if you can go locally for a great weekend

I wish Erin had gotten the chance to speak more, it would have been interesting to hear her viewpoint on her work instead of listening to Dan talk about it.
We get quite a few of these comments and all I can say is there are valid personal reasons for this. We have performed many other interviews of Erin and she is awesome and insightful.
