I love the farmhouse sink, nice touch. Always appreciate the laundry room/pantry storage. People forget with a tiny house, you need at least one area for some general storage.
An interesting house plan. For me the layout works well. It is a house that is future proof. The ground floor bedroom and bath with walk-in shower really does work well. That said there are two changes I would make. The first is simple. Add an interior door to the entry to create a vestibule air lock. Better for preventing pets escaping and more energy efficient. That is a minor change. The other change is, to me, an absolute must happen. It is that dormer window that allows the seating area at the top of the stairs. Granted the space is lovely, but there is a major problem. The one roof plane butts up against the side of the dormer. That is going to cause rot and other structural damage because water and snow will pool in the valley where the two meet. Either get rid of the dormer or think of a way to fix the water issue. Knowing how water moves, and how to make it move where you need it to go is a fundamental basic for any design. That one failure makes the overall design fail rather badly.
The grey makes the house unobtrusive, but I'd go for a dark olive green. The porch is attractive, and I like the arched effect of the supporting pillars. There's a very useful entrance foyer leading into a cozy living room. The downstairs bedroom is great for older family members or for guests. The kitchen is compact, but there's a laundry room with a pantry cabinet for storage. I would have a door leading out to facilitate hanging out laundry and as a mud room. Upstairs there's a windowed reading or study nook, and that's where I'd have my workstation. I'd have a larger shower or a conventional tub rather than that awkward one that is more style than function. If you want to be trendy, there's room for a bidet. All the bedrooms have ample wardrobes. With just slight modifications, this could be a dream house!
The design is cute but the one thing I don't like is that you walk in the front door right into a mudroom. I'd want that in the back of my house, not right inside the front door. If they could enclose the area to make it more of a closet (to keep the clutter out of sight) it would be a nice compromise.
The rug in the dinning room kitchen area is too big, some areas will get more wear and tear so a smaller rug for the dinning room and runners for the kitchen
