    My cost to build my new project in Dominican Republic. We are looking to build 2 detached small homes with 120 m2 of construction per unit. If you are interested in real estate in Dominican Republic and looking to build a home for yourself or for an income producing property, this video will give you insight as to how much it will cost to build this property. These prices were provided to us for a new construction we are interested in building. The prices are for a 120 m2 of construction per unit with a pool and a fence. ****Again the prices are for one unit**** So if we want a total price we would need to multiply those numbers by 2.     Great video Norberis, very informative. We have done several renovation projects in the DR and the one thing I have notice is, just like in the US, it is very easy to go over budget once construction begins. There always seems to be changes that need to be made or that you want to make. Many upgrades that cost just a little more, but those "little bit more" changes add up... basically saying add another 10% to 20% for over budget issues. I give you an example - your contractor may tell you for a two thousand more he can add a hot tub., or for a thousand more he can make your pool a salt water pool, or you forgot to include tile or stone around the outside of the pool. Or you forgot to add security bars or an alarm system for the windows and door.... or you do not like the size or color of the tile they picked out for the interior and for a little more you can upgrade to large tile or for a little more they can put granite in the bathroom or for a little more they can tile the walls of the bathroom.. or for a few hundred more then can add stairs to the roof for a roof top terrace.. etc ..etc...

    Finally,a detailed amount of how much it will cost to build in the D.R.,thank you for explaining ,have you ever though about becoming a Real Estate advisor not a agent,for a flat fee you can guide people in the right direction and you can charge say 3 to 5% fee depending on the size of the investment,just an idea.

    You call that a Turn Key project. You do need to include your land preparation and infrastructure in your cost estimate. Also, every region of the island has variations in budget of construction. All in all, as someone whose family does large scale developments on the island, very good beginner video. Thumbs Up!

      Yes I understand every region has a different variation of cost as to why I mentioned it in the the video description and pinned comment. I'm not an engineer or architect therefore my only goal is to provide basic information as to what im paying, my cost, and experience. People can call it what they want, im just trying to give people an idea of what to expect. Everyone needs to do their own due diligence. No need to critique as if im trying to be builder. BTW...I was beginner 204 videos ago. Thanks for comment.

    What was the cost of the land and size of the land? Who is supplying the water? Where is the sewer line connecting too?

      The land in that area starts at around $43 per square meters. As I mentioned in the video the size is 279 square meters. We supply our own water. You have to build a cisterna which included in the budget.

    Norberis, I would like to possibly have your two brothers build me a 1600 square foot, two story house in Puerto Plata. Give me an idea how much building costs I may be looking at.

      A 1600 sqft house is about 149 m2. If you use the numbers I provided in this video you can take $552 USD x 149m2 = $82,384. But keep in mind my numbers include a fence and a pool. So you can probably remove $10,000 from the $82,384. So about $72k. Again this is just ball park of what you can expect.

    Thank you for the detailed video. I have been to DR twice, 2009 and 2012 and I really loved it both times and are considerng to build a house there. Do you have, or know of a god channel to go through when I look for lots in DR, preferable close to or on a beach between Puerto plata and Las Galeras that is not too expensive? Thanks, Jonas

      I don't know of any channels to go through besides working with a real estate agent to help you find property. Or check out sites like www.corotos.com.do they sometimes advertise available land there.

      @@ladonacarmen That's understandable and i don't recommend it if you don't have a relationship with trustworthy lawyer. With our property I requested a meeting with the land owner who himself was a lawyer and met with him before I paid any money to the developer. I also requested his cedula and the original certification in order to do the verification. So basically I recommend you do your due diligence on the ground in DR so you know who you are doing business with and who all is involved. If you plan to finance, I would make my first payment in person to ensure legitimacy. After that wiring small monthly payments if needed should not be an issue. But initially I would not wire money without knowing the specifics of who and what. Sorry to be so long.

    Hi Norberis. Does the total price for building homes in DR usually have to be paid in full up front, or do people finance it like a regular mortgage? I wouldn't have enough money to pay it all up front. Only monthly mortgage payments.

      That will be depending on the size and kind of the pool. I will say an average price that I hear is around 10,000 us. and you can make it heated too.

    Hello Norberis I’m interested in building and living 🇩🇴 soon. I have seen apartment, hotels and homes that have signs that say don’t flush tissue paper down the toilet. Can you elaborate if it’s building pipes issue or 🇩🇴 plumbing and sewage system issue.

      It's a pipe issue, but if you build you can build it where you can flush toilet paper down the drain pipes.

      They also use the ole septic system a storage hole without a bottom without drag fields like Septic tank systems here. Salt toilet tissue can build-up.

Regarding the salary of a pharmacist I'm not in DR now so I'm not able to research that. Maybe when I'm there again I can look into it.

      The $8,000 RD was the lawyer fee for preparing the paperwork, yes.. and also the government fees or cost to verify the land. There is no additional cost.
