    Thank you Saj. Packed with useful info. Refreshing to see a presenter who doesn't waste half an hour bragging about how wonderful they are, showing pictures of sunny yachts as their lifestyle, giving ten mins of useful content and then adfest for the rest of the video. You simply get on with it and THAT is what establishes your authority, you don't need to brag. I've been doing property for 14 years now and I still needed to take notes! Thank you.

    I've been running a couple of large HMOs for many years. Notwithstanding the fact that some of the licencing requirements changed on 31 October 2018, your presentations were worth watching. "One" never knows it all !!!

    Very useful content.
    Ive been looking for an area where the property price is still low for my small deposit but those areas are where people tell me they would avoid going like Oldham, Barnsley, Bradford :/
    Im from the southeast by the way so i dont know the areas up north well.

    Hi Saj.. how do you manage HMO's furnitures/ electrical fixtures when contracts end, and property owners decide not to renew the contract.. Thanks 🙂

      These need to be built into your time lines. E.g. electrical contract to end at the same time as the lease. With furniture, if it is a shorter lease and it the furniture is still in good condition we move it to another property. If the the furniture is at the end of it's life we dispose of it.

      It's a big city and the yields vary massively from area to area. Some lower priced areas will give a better yield but lower capital growth.

    Saj how does one value a property and prospective rental potential?

      Best way of do this is using comparables from the market. E.g. Rightmove and Zoopla

    If I have a 4 bedroom flat in London, is it still worth converting it to an HMO when I could still get a reasonable rent letting it to one person/family

      You have to crunch the numbers to see what is more viable. The HMO will also require a lot more work.

    Hi, just watched your video about fake mentors and what pulled my attention is timing of strategy. What is your opinion about HMOs?
    Is it still good time to do HMOs for god cash flow? Just asking because this video is made in 2017.

      I'm still doing HMO's and we continue to grow in this area. However it does depend on your geographic location, tenant category and location changes that may be happening.
