Thank you for an awesome video. One of the takeaways from your video was the fact that we can obtain the keys to do reno prior to the transfer. So in a best case scenario, the house can be completed and a tenant shortlisted just as the property is transferred into your name. This can save you a months rent which can go a long way towards improving the same house and getting a better refinance amount through sweat equity. Great stuff.

Thanks Jacques , luckily both renovations are done and the flats are rented out. I use TPN investor reports and Property evaluation reports. Its about R35 per report and it shows you the market low, and high price aswell as the estimated value. I will also try to compare similar property prices to the one I am interested in. You can do this on property 24 or you can use" pocket let" to compare the prices. Lighstone is also a good option for comparable sales but the reports are much more expensive .
Hey man, it depends on a few things. The Locationand the numbers. You can get good deals in both. Gated communities usually have high levies that can affect your ROI. You can always buy freehold title properties in traditional suburbs and rent it out to more than one family to get a good Return.

Are you using refinance money to cover shortfall over next few years? Also, how is that shortfall affecting your affordability for the next deal? Great question, So at the moment, there is no shortfall because I put the refinanced amount into my access bond, meaning I only pay more when I use it. If I should use all the money the Shortfall with the current rent will be around R900. This specific deal has very low rates and taxes and levies and I manage the property myself. But let's say the Shortfall was R2000 I could use the Refinanced amount to cover the shortfall for quite a couple of years. Ultimately it will affect your affordability but with the right structures you can still expand quite quick. As time passes and rent rises it should even out eventually. The idea would be to only use the refinanced amount to buy/pay for bond cost for another undervalued deal to repeat the process, hence its called BRRRR. Hope this makes sense.

@@sizwesethufutshane8228 Thanks alot. This was in Bloem CBD. JHB, Berea and Hillborw area can work well for cashflow investing. I wont necessarily suggest renovating in such a fancy way. Maybe painting and fixing broken stuff is more than enough. Your target demographic in those areas are lower income earner who generally just want a safe and clean place to stay with working apliances and hot water etc. Hope this helps

Its basically where you invest in shares of a trust that owns property. The other option would be easy properties. Although this is hands off its not necessarily the best i investments. Property purchase was R310k, property was listed for R400k. Rent was R3000 before reno and R4100 after reno The property was registered for R450k. Reno cost was around 20k , and I refinanced for R435k, meaning the equity position was R125k less reno cost of 20k = R105k + R1100 more on rent per month.

Dont buy property. It is a trap.. you will pay for bond and then the transfer. To sell you will pay the agent 8% to 10% overall value. You will pay at leat adding the mrgage cancelation cost with intrest. R300000 extra ON A PROPERTY OF 1.4MILL. NOT WORTH IT.
