    We researched Portugal (and others) but didn't move there. Something seemed off. We selected Mexico. It works for us, and we love living here.

    Just returned from Lisbon , they don’t allow purchase in Lisbon to qualify , they try & push you to the interior of the country now where no one wants to go

      I’m in Lisbon now, it’s way too congested for me. I’m looking at the nearby golf resorts instead. Algarve is too hot for me in summer I only go there in winter

      @@OzziesRobots ya, but that´s not completly true, the problems with real estate in Portugal, has become long before the Golden visa.. but only now starts to hurt!! Portugal by kiking of the golden visa for real estate is not going to much thing for the portuguese people.. the true problem is a lot of demand and little supply.. to much taxes (28% for a rent) and even more taxes to keep the house.. to much regulations, Portugal is the Country in UE that has more regulations in Real Estate (is a fact).. I know because I am a portuguese real estate investor, in Portugal!!
      although, I would like more Americans, entrepreneurs and investors here in Portugal.. this country real needs this kind of people

    Portugal is very small; you can travel from north to south in about 4 hours. Investments can be made anywhere in the country, with more benefits in the interior due to the saturated capital. As one of the most beautiful countries with unique growth potential.

      The golden visa has nothing to do w/ the NHR tax scheme. They are different. NHR had worth from the PM that they plan to "END" it. Who knows what that means. They said the same about Golden Visa. Typical politician talk.

    Yeah, so apparently Portgual has a vibrant democracy which continually tinkers with and tweaks its residency and tax structures. So, factor in that risk of a vibrant democracy when you assess whether Portugal is a safe harbor for you or your assets.

    Looking for properties in the south region Alentejo. Specialy in the interior like Évora and surroundings. Demand is higher than the offer so the real estate value keeps going up. The country is quite small and the distance to the coast is a short drive. The are plenty of funds to aplly and to Invest in tourism business.

      Lol, it’s true, went there for a week to Lisbon to try it out, to see if I wanted to move there since it’s cheap. I was bored by the 2nd day. I would assume if you’re in your late 50s, or a boomer, I guess it’s ok.
      Would not move there, visit once and done

      I did a Eurotip last month Switzerland, France, Spain, Portugal with Portugal being my least favorite and Switzerland being my favorite.
      Maybe because I only spent a weekend in Porto, but is Lisbon worth it? I also met many Portuguese complaining about Portugal wanting to leave

      They need such companies desperately, although moving forward there might not be as high a demand as before ( because of scraping the NHR )...I just bought a ruin there and am currently building, ...if the government was smart they would offer some kind of program for renovation of properties falling apart / rural areas...to kind of help refurbish the landscape but offer the properties first to Portugese in all fairness then others can buy ( like France does I believe ) .

It's real simple, the seller always wants the highest price they can get, the agent wants a commission, the agent would prefer to list low to encourage either multiple offers or a faster sale closer to asking price, it all comes down to the previous sale prices as a comparison. But always, the buyers dictate the price..doesn't matter what the seller asks, if there is few buyers, then the price drops... if there's more buyers the price goes up... have you ever been a seller?

    My initial thoughts, the Golden Visa is closed, regardless of the name of the visa. People with this amount of money will choose other options. Let's see how many apply v's previously. It sounds like it works for Portugal but not for the person looking for this type of visa. Just my humble opinion.

      - Invest EUR 400,000 in a low population density area.
      - Contribute EUR 250,000 to support artistic production or the preservation of national cultural heritage.
      - Invest EUR 200,000 in a low population density area.
      Business:
      Select one of the following:
      - Create a minimum of ten new jobs.
      - Generate eight new jobs in a low population density area.

    I have great grand parents on both my mother and fathers side from Portugal my great grandfather also served in the Portuguese military …. When I went to the Portuguese embassy in my country to see if I can claim citizenship, they told me it only applies up to second generation I.E. up to my grand father …. Is this correct? Also both my parents are now deceased …please advise

    Well, why youtube is suggesting me moving to europe. I had been there for 6 years (4 years study + 2 years job) and didn't like it at all. And By now more or less people realizes the power shift to GLOBAL SOUTH. so fewer and fewer citizens are interested to go West or Europe. People want to live in peace and un disturbed. I missed Turkey when it was $250k I know it’s not in the European Union but still it gives you in three months the passport plus medical but it went up to $400K please can you help I am 75 years old want to retire anywhere but not here in the USA

    Portugal its not comunist. Its unfair foreign having best taxes that us that make the country grow and have the peacefull country we have and supposedly you like. The true its that the foreign really had impact on our habitation problem. The right wing also dont like foreign to come if that breaks our poor economy. You can just make a search on youtube do see how much houses were bought by them and they are not to permanent residence.
    The problem is that you only came to Portugal because of that low fees and low prices and now we, the portuguese, are paying the costs of that stupid and unfair rule. We born here, we allways were here on the bad times and help make the turn and now you want to benefit with that efort at low taxes.

      Portugal is a Communist/socialist country with the highest taxes in Europe. The housing problem is aggravated by all the restrictions made by the Gov, and it will get worse in 2024! There are studies that show that only a small % of houses were bought by foreigners.

    Portugal is one of the countries I am most interested in moving to, however I don’t hold a passport as strong as that of USA or Japan. The good thing is that I am good at speaking European portuguese.

      In Portugal all kids begin to learn english from 5 grade to 12 grade (8 years). This happens since 1976. You can speach or in Portuguese or in English. Everyone understands you.
