    Glad to know my constant rate increases are paying for you all to expand, rather than maintaining the quality of service that I actually signed up for.
    I'll be ending my contract with my local thieves guild and building my own unit in my back yard.

      When you do, rent it out! You also make a great point on why it is important to rent from high-quality self-storage providers. Many low-end poor operators are able to charge crazy prices right now simply because demand is so high. But this high demand won't last forever and those that do not reinvest in their business will feel it when it changes.

    After flowing AJ since 2019 , instead of reinventing the wheel by buying or developing my own Self Storage, last week, I invested with AJ and his amazing experience in Self Storage.

    Would love to do this, but I'm a first time investor and not accredited, its hard to find storage units to go in on.

      And that is totally ok, because you can still get out and get deals done. There are multiple ways that you can begin investing without being accredited and being a first-timer. There are a ton of opportunities out there right now for investors just starting out. In addition - none of this is easy and no matter what point in the game you're at, you're going to have problems that need to be solved. Thanks for tuning in and hanging out!

    My wife and I are considering investing in self storage. We have read your book AJ and watch pretty much every video you've made but actually finding and buying a facility we can afford is really daunting. Would you recommend investing with you or buying our own facility as complete rookies? Is there somebody we could speak to to understand what investing with you would look like?

      LOL thanks Ryan! Glad you enjoyed the insight at least 😂. All said and done the point of this episode was to bring to light that if someone wants to invest in storage, now is the time. Industries have life cycles and self storage is in a phenomenal place in that life cycle. As market consolidation continues, the opportunities that exist today, won't be the same 20 years from now.

      It’s not an awful time, it’s one of the best times to invest and to do so quickly. The REITs are buying up the mom and pops. Storage is and has been a top performing asset class for 26 years and will continue to be one for the foreseeable future. However in 5-10-20 years, there will not be near as many if any mom and pop opportunities as there are today.
      His point was to warn investors that just because the opportunities are going away doesn’t mean that you can project a 20-30% increase in rates simply due to total market increase. This is something I have personally seen not only investors but agents/brokers try to do in order to pitch a facility to partners/buyers. It’s a dangerous projection as he mentions in the video as many are relying on the substantial rate increase for their business model to work.
