    I visited project to book it was excellent I felt pricing is little high and they ask for immediate payment in short time 😮 but good to go almost 540 units sold I dint have much choice for floors A and B completely over only few left in C block alone.

    In the December 2023 floods all this area was under water. Think and buy. Hereafter every year floods will come

    This looks good. Just as good as I found TVS Emerald Green Acres when I visited it for the first time with the intention of buying a house. I am sure you would have made similar tall but false promises to the customers who visited the place. May I know when you are planning to provide a solution to waste water disposal at TVS Emerald Green Acres situated at Kolapakkam? Also water connection has not been given. I am sure you know that we are supplied with borewell water whereas the promise was Panchayat water connection. With approval for Panchayat water connection obtained nearly a decade ago, no action has been taken to establish a water connection. It is five years since the housing colony has been occupied and we are still waiting. Your repeated words that the problems will be communicated to the senior authorities have ceased to have any value. Please provide a permanent solution to the waste water disposal and water connection.

      Interesting how this question was avoided. I have been planning to buy a TVS property but them avoiding to answer all the question is surely gonna impact my decision.

    In this project few apparts have open car parking which is open on the aide od the compound wall... Can you explain? Will it affect realae value? Should we ask for reduction in amount for thr same??... Seeking your reply sincerely😊

      the apartments with open car parking already have a lower price. CCP charges are different from OCP charges in Elements.

    How many car/bike parking allowed per flat ?
    Usage water is ro treated or from wr ?
    During monsoon hopefully this area shudnt be flooded !
    If eletricity backup available at all times then details of it ?
    Visitors parking area & timings ?
    Why I am asking these bcz i live in Chennai since 15yrs & i see madipakkam ponds,
    Pallikaranai marsh lands are sealed up for plots to sale !
    No wonder why chennai is floating during rains.
    Plz answer all this publicly.

      2- nearly all flats have one covered parking and the others have 2. Bike parking provision has also been made at the stilt level below every block.
      3 - there is a lot of work gone into the drainage of rain water on the radial road. It should not be a problem anymore. Anyway, even the last two times, it was not this part that was flooded.
      4 - power backup available in all apartments. 1KVA in 2bhk and 1.5kva in 3BHK . FULL power backup for all common areas and amenities.
      5 . Visitor parking available in the multi level car parking as the entrance of the building. No timing restriction for visitors

    Please don't get fooled by these ads. There's a famous hospital as next building but not shown here in this walkthrough. Also this area has very worst hard water which can't be treated without a plant which is as big as the area. If you're getting a flat kindly ask what water treatment they're planning to do and don't forget to do water harness test before buying..
    TVS will spend so much amount in marketing but you won't get that much quality..
    Please don't belive blindly by these reviews videos and marketing especially don't buy believing TVS brand name..
    Go and talk to the residents of old tvs project and ask what are the issues they faced pros and cons..
    Do let me know if you need more pros and cons about this project I'll spend time and will give all details with proof..

      Hello sir, between 4:40 and 6:30 in the video i make multiple references to Kauvery Hospital, both in my speech and in the visuals on the screen. Please do take time out to watch the video completely.
      With regards to water quality, the building is IGBC Silver Certified. IGBC stands for Indian gree building council.
      Looks like you have a personal greviance with an apartment you purchased with TVS Emerald.i would be happy to intervene on your behalf and sort out any issues that you may have.

      @Chennai Realtor Thank you for your response and it's good that you mentioned hospital reference.. I am referring to TVS walkthrough layout were they will mention 5 min to metro station, 10min airport like wise they didn't showcase the hospital very nearby to the clubhouse.
      Coming to IGBC certificate they will mainly focus on water conservation and rain water utilisation, handling waste, energy efficiency like solar,etc but I didn't think it has limitations for water TDS level and hardness. Anyway if builder showcase that after water treatment it's good to drink there won't be any issues in getting certificated.
      Since you said you can address the issues please put live demonstration with below in TVS elements,
      1. In demo house check the water TDS & hardness level and source of water.. whether seperate tank has been provided for metro water.
      2. Pathway size , fire safety pipes provision with sensor as per new rules expect basement.
      3. Do in detail interview with sales team and CRM team head with features and how they implementing it so that your video will be evidence for the buyers if incase builder didn't meet the expectations.
      4. Building methods like whether TVS involved directly in construction or they are doing most of the work in contract basis.
      5. Also while constructing they will keep tie up ACT , TATA sky or any other services provider and default wiring will be done so after handover you will be forced to go to the service they suggest.
      6. Get more details on effective OTS management to satisfy vastu process this ots play major role in planning. Ex 1 flat kitchen ots and next side flat bathroom OTS comes together you can imagine the living experience..
      7. Common amenities maintenance and accessibility rules after handover.. builder will claim maintenance will be taken care for next 5 years and they will get that amount in advance but after handover if anything happens to amenities they won't take responsibility also there won't be CCTV camera to monitor common space..
      8. Confirm whether all the floors lift lobby and common area has CCTV.
      9. As per gated community there should be a default guest car parking slots.. get how many slots allocated in the plan and their utilisation plan.
      Still lot more are there if incase you have genuinely addressed all the above concerns in a video . I will mention remaining things.
      Thanks for your support 🙏 initially talk to sales team as a buyer and later interview with CRM team you will get to know the coordination between both the team.
      Also just to answer your assumption I don't have any kind of personal grievance with TVS😊 All the issues which I've highlighted are common to all the buyer's generally.

      Good morning. The handover date is expected to be around Jan 27.
      Maintenance will be 5 per sq.ft per month, so yes, 8250 for a 1650 sa.ft apartment

    TVS Emerald is one of worst after sales service providers. They goofed up big time on STP facility on Kolapakkam and recently closed the clubhouses without any customer notification. New customers be careful with this group.

ALL people cheating in TVS and try to collect additional money without met their commitment. construction Quality is very very poor. 100% customers are unsatisfied if you wish, I will take you and show the reality. CRM and All head will talk only Lie. God will take care soon. they cheated commitment given to me like on handover time, they have to provide insurance of building. but not given. I am following with TVS CEO (Sriram / Rajaraman) but no response from them.

      @@ChennaiRealtor No use of Talking with TVS. I already sent 1000 emails to CEO And All heads. But CEO did not have time to spend with customer to get pain point of customer.. After handover, they planned to give building insurance other services. nothing as committed. TVS aim that how to collect additional money while handover. I tried to reach out via email / calls of build insurance to CEO and CRM and other heads. no response so far. Very very POOR QUALITY and WORST SERVICE!!!! 100% customers were not happy ! FEEL BAD!!!!
