    Moved to Cumming 17 years ago. Had a great first 12 years! Now, I wouldn't tell anyone to move here

    I considered moving further north to Cumming a few years back and I remember telling people "move to Georgia". Now I'm like, "Hey we're full! Please considering staying where you are" hahaha Metro ATL is TOO popular now.

    Good for getting into Atlanta? IF you enjoy sitting in traffic for 2 hours, lol. It was bad prior to the 285/400 interchange work began, it's only become much worse since then and will probably stay pretty bad for the next few years as they finish that and the other 400 work. Pre-Covid I worked in Dunwoody and spent an average of 3 hours in traffic a day, didn't matter what time in the morning you left, if you weren't on 400 by 6 AM it was an hour+ and praying that there were no accidents/bad weather and same thing in the evening on the way home.
    Traffic is honestly bad everywhere around Cumming now. They keep starting road projects they don't finish before starting the next one. 400 north of the city is awful now and most of the back roads get easily clogged. If you are trying to go anywhere on the weekends like the North GA mountains, the Outlets, etc. just plan on spending an extra 30-45 minutes in traffic. Been here for 8 years now and the population density increase in the last 3-4 years has been insane. It does seem the real estate is cooling off a bit finally though. House on our street has been on the market for almost a month now, which was unheard of only a few weeks ago. Our townhome neighborhood was new construction at $245-285k and houses were going for 500-600k+ even a few months ago, but now doesn't seem anyone is buying at that price in here.
    The NHL arena thing is funny, as a big hockey fan that supports the ECHL team here, Georgia is really trying hard to be the the only place to lose not 2, but 3 teams to NHL expansion when it eventually fails like the Flames and Thrashers. Despite the amount of northern transplants here, people just don't support hockey.

    Just found your channel and as a realtor here in CT the market is CRAZY. We have the same offer and over bidding going on. So many people coming up out of NYC and NJ. Love to see an interesting area like Cumming, would like to visit and see the downtown. Sounds like Cumming will become like the Charlotte NC area. Botton line, everyone thinks we are making a ton of money during this time. Wish all the offers that we submit would bring us more accepts. Thanks

    Hey, I live in Cobb County where a typical neighborhood 2500 sq-ft two story goes for $1/2 Million up, and I mean up. North Atlanta Metro will drive you away unless you buy an older home. Cobb has 770,000 people here, and Forsyth County is nowhere close to that size. The amenities for Cobb is Alatoona Lake, Chattahoochee River, Six Flags park, and in Marietta Six Flags Water Park (its beautiful). We also have the Braves Stadium here, great restaurants, Atlanta Ballet, great Little League Baseball (several time National Champion), the one time home of Joanne Woodward (including a park named after her). Lockheed-Martin Aircraft Corp., Kennesaw State University (KSU - Third largest university in Georgia). For weekend travel we are 20 minutes from downtown Atlanta.

      You listed many great points for Marietta. Perhaps North of Perimeter high prices are also a way of pricing people out. Marietta is appealing. Thank You

      Looks appealing, minus the (soon to be 20- 40% price corrections?) runaway 'growth,' superficial 'amenities,' and heavy traffic... The fact that she kept repeating the namesake over and over, was indeed amusing to someone from the West coast, that had never heard of the place... prior to buying a suit today from an online retailer, there!
      (Wiki...) Q: "The community is commonly thought to be named after Colonel William Cumming. An alternate theory proposed by a local historian posits the name honors Rev. Frederick Cumming, a professor of Jacob Scudder, a resident of the area since 1815 who owned land in present-day downtown. Yet another theory is that the town is named after Alexander Cuming, the son of a Scottish baronet." Unquote.

      My guess is: "Sir Alexander Cumming, 1st Baronet (c.1670-1725) of Culter, Aberdeen, Scotland. He was a Scottish landowner and Tory politician who sat in the House of Commons from 1709, to 1722. The Scottish aristocrat, adventurer, confidence man and the self-proclaimed; “King of the Cherokees” was born on December 18, 1691 in Aberdeenshire, Scotland to Sir Alexander Cumming, First Baronet and his first wife, Elizabeth Swinton..." Sir Alexander Cumming, 1st Baronet (c.1670-1725) of Culter, Aberdeen, was a Scottish landowner and Tory politician who sat in the House of Commons from 1709 to 1722..."

      Looks like access to water may oddly be an "issue" there... especially with all that growth? ("The lake is involved in a longstanding lawsuit between Georgia, Alabama, and Florida. Because of a recent ruling, the city of Cumming may not be able to draw water from the lake. However, the city is looking into different sources of water such as wells and various creeks..." ?!)

      Home prices in Cumming are up 10% compared to last year. Sellers aren’t having a hard time finding buyers.
