whatever happen to set up a WY LLC as the trustee? an you serve as the manager for the LLC....save a lot of hassle with all these deeds ?
YES, in this video CLINT talk about the owner have use your Personal name ( BEN), but if you build the Trust how proprietary and the LLC how Trustee is fine for the Title company.for the sell.
You can still use a WY LLC (or NM - also anonymous but cheaper) as your trustee. Sometimes it’s simpler to use a natural person, often a lawyer like Clint. You don’t have the costs and burdens of setting up and maintaining another entity, and there is also the possible benefit of attorney-client privilege working in your favor.

Not typically. I have sold several in land trusts without an issue.

YEs it can but list the trustee and trust on the policy as named insured and the seller as additional insured on subto deals.
Here is a good question, Say I have my house in a land trust. I go to the insurance company and they refused to add the trust name as Primary or "additional entity" onto the policy. What would I do now?
You will need to find a different insurance company. Try National real estate insurance group.
Do you recomend been be the sucessor trustee or ben form an LLC and the LLC be the sucessor trustee? Pros and cons?

Would this work the same as a living trust? I have had multiple lawyers and Title Companies in both TX and TN tell me that Land Trusts are not recognized. Also, my parent's home was in a Land Trust and I was the trustee and after they died, I wasn't able to do anything with that property until I found a friend who was in the title business and knew the family, knew my mother's wishes and was able to take the property out of the land trust and retitle into my name in order to sell.
We use them in both states without issue. Sorry to hear you ran into a wall with your mother's land trust. Often times its a matter of finding the right person who understands how to use the entity.
Can my S-Corp be the nominee trustee of the land trust? It's often stated that nominee trustees can be an LLC, but what about an S-Corp?
