    I'd like to provide an example for you to use. I found an absolutely amazing deal in my area here in iowa. I bought a house outright for $20,000 (forclosure, assessed at $75,000) . No, I did not forget a zero. House only needed the carpet cleaned and some paint. I rent it for $700 per month. Im 20 years old. Theres no reason it can't be done.

      An advantage of the midwest! I put an offer in on a duplex, $22,500. Needs about $5,000 in work, but each side currently rents for $600.
      I have a real estate friend locally who has $4,500,000 worth of properties, but nets $75,000 per month ($20,000 cashflow)

    I just did this in Texas. I bought a lot that has a 3 bed one bath and a 2 bed one bath on the property. I qualified for a grant that payed for my down payment. I bought the property for 100k with 0 of my own money down and instantly nullified all of my living expenses by renting out the bigger house and living in the smaller one.

    I LOVE the advice you give about keeping track of your expenses & cutting back! 5 years ago I was an absolute MESS Graham. Bouncing from job to job with no clear direction. I'd spend all my paychecks on booze, cigarettes, random things at stores like Target, Walmart, etc. My mind was in a very dark place, i truly believed money was "evil". Pathetic!! Haha! Now, i'm on a mission to build wealth! I quit smoking cold turkey, cut back on the booze, SAVE my money & invest into my side businesses & passion! Fellow drummer here!! Thank you for everything Graham!!

    I bought a 240K dollars Apartament and spent another 60K to make it nice for my family. What a shame I haven’t seen your video before. I could’ve add another 200K, but a land, build an apartment building, make the top apartment my own and profit from the land or sales....Huge mistake

    Hi Graham! I've been watching your videos since the start of last year😁. I wanted to go study, but took a gap year to work on private yachts in France🌎🛥️. Saved over $15k in 6 months, while traveling the world. Just bought my first apartment in Cape Town and renting it out on airbnb and making $2.5k a month and I'm only 19. Stil not sure if I want to go study😂

    Graham, this is exactly what I want to do. Live for free so I’m not a wage slave. But can you do a risk analysis of owning so many rental properties? This is the only fear I have which is stopping me from committing fully to the plan.

    I LOVE the house hacking concept. I can't believe more people don't do this little trick. You can build such an awesome portfolio by buying multi-family homes and living in it then moving onto the next one.

      I can understand why most people don’t do this simply because buying a multi family unit is really expensive! I live in Denver and tbh I have a solid income but I don’t think I would qualify for one simply because it’ll be too much. My goal is to find a duplex I barely qualify for likely. It’ll be hard esp for someone who’s single

    Bro i gotta say thank you so much for theses wonderful videos ! The very first time I saw your video where you talked about how you started working when you where in high school etc ..That day wasn't too long ago it was like December 2018 ...AFter that video I decided to do something ..I had a small business that was doing terrible and I was sitting in lots of inventory ,I come up with a brilliant idea and was able to sell almost all of it in January 2019 !! Now I have this money that I will put into my first triplex or duplex in the next couple of weeks ...paid off some credit cards my credit score went up to 705 !! Filed my taxes boom just applied for a loan now waiting on the response from a local lender ...when I go back to that day that very first video I saw I wasn't even dreaming about renting a better apartment ...I thought buying will be impossible especially that I was just starting my import business selling home goods and pottery ...In less than 2 months I am almost about getting my first triplex or duplex !! And I will be living for free !! And will be able to grow my savings much faster in the future !! I still can't believe it this is a miracle ...I am in Fort Lauderdale florida GRAHAM bro you the man !!!! Thank you again

      Hey graham ,hope you doing well ,so buying a triplex seems out of reach right now with prices sky high in south Florida at the moment even a duplex is not easy at all most of the ones I can afford (I am only approved for 325k on a fha with rental income of 1400$ /month )..most of the duplexes I can afford are not in good areas ,I started shifting toward just buying a single family to get started in the game but I really don't like that idea . I really wanna stick to the Initial idea of house hacking with multifamily .Any advice at this point ? Thank you sir

      Thanks man! Good question...for me, it's been word of mouth. And even now, I've yet to find something I could use for all jobs that I fully trust. I'm still trying to find that. But the best way to avoid getting ripped off is get multiple bids for everything. Meet with 3 contractors. And inspect the job as it goes along. The more you do this, the more you'll learn, the better you'll get. Bring on someone else to help you if you need to, plenty of networking groups out there and I've seen so many people in RE helping each other out!

    My wife and I are buying our first home. We’re trying to close at 119k. It has a detached apt with it in the back. We could rent it out for $500/month easily. That’ll drop our mortgage to $700/month all bills paid. Right now we rent our apt for $900/month.

    I like this idea very much and I am thinking about doing this. But I have a big quiestion which I appreciate if you can answer.
    I live in Europe so some of the laws might be diffrent. But if you buy a duplex, that means that you are buying two properties. The reason for that is that each property has its own title deeds. Which means that you are buying two sepparatly properties. And if this is house hacking, it really doesnt make sense. Because if you are going to buy two different property, rent out one of them, to pay down the mortgage, you an easliy just buy two different apartments and do the same.
    Another quiestion is, how can you find a duplex, threeplex or fourplex for sale? Who is selling all of the properties at the same time?

    I know you gave real numbers and real life examples. I'm sorry if you already addressed this (I'm New) but can you make a video saying how you got started exactly. Like for me i'm 19 and interested all i concretely understood on how to house hack is save save save and find property to put a down payment on but like how did you do this. Like what websites to find good property? And how to find out if something is below market and tell if the market will increase soon and if this will be a good investment?What company/bank was a good one to summit a request for a house loan with you 20% down payment? How exactly does one save 20% down payment to enter the arena?

    Hi Graham, I could use your help. I am following your videos religiously and I am in the real estate industry as well. I work for a title company in Pittsburgh, PA selling the services to agents and lenders at banks. I talked to a few lenders and they cant seem to pre-qual me because I recently switched over to straight commission for all deals that close in April of this year even though i've been working there for a year and a half and have held a job since I was 16.
    As you know saving every dollar that you can, not being an idiot with money, and I have been working since I was 16 i've built up some wealth and implemented your advice on investing. I have money in my savings, investments that show I have cash for what may come up.. I cant seem to get a loan based on moving to straight commission.
    This had to have happened to you being a real estate agent, I live at home and I am 24 and ready to start running numbers to move into my first duplex. I don't know how to get around this 2 year employment thing.
    Is there anything I can do besides wait a year and a half?

    Regarding your most recent duplex. You mentioned that you live in one unit (the one that you remodeled?) and rent the other one. Regarding your rental unit: you mentioned that it is rent control, does that mean that it was occupied when you purchased the property and the renters stayed there? Did you remodel it or that unit has not been remodeled yet and you will do it when current renters move out? Can you increase rent to market price once renters move out? What % a year can rent go up based on rent control laws in LA? Are you worried about buying properties in rent control areas of Los Angeles?

      Hey Michael. Yes, the renters were already there and because of rent control, I cannot evict them - and frankly, they're great tenants and I'm happy for them to stay. That unit is not remodeled, but I will be doing that whenever they move, and at that time I can get market rent. If a unit is rent controlled, you can increase the rent 3% annually, and when it's vacant, I can re-rent it at market rents. Not too worried about rent control although you have to be a little more selective in who you pick as a tenant.

    I am doing something very similar here in Vancouver Canada (insanely expensive city) and the monthly number is very similar to you. I own a detach house with multi-family unit and renting an unit out. Prior I thought about owning two condos instead but I had the same thought as yours and made the decision to get a detach home instead.
    By the way, I also had a frugal lifestyle for about 10 years where I only budget to spend $20/day (Canadian dollars) on food and entertainment.

    Because that can be big disadvantage in real estate career.

      What he did though was to work hard and stay focused.

    I’m thinking about going into the Air Force when I graduate High school next year. And I plan on saving most of my money. And I was considering going into the nursing field. But I watch your videos and I’ve always had a little gut instinct to go into business when I was young. But real estate seems realy realy interesting. And I worked in retail and did very very Wel with customers, and sales and stuff. This is a lot to think about
