    The government shouldn’t of messed with the rental market. It’s scared landlords as no one can trust the government not to intervene with more harebrained ideas.. they’ve messed everyone about.. Compensation now

    The government change their mind every 5 minutes. I wouldn’t bank on this change being permanent, particularly if Labour get in!

    Great news, I am a one property landlord that has a detached late Victorian type of property, so category C standard was basically impossible to reach, was seriously thinking about selling up this year so thank you to the government on using some common sense on the matter.

    The most disgusting part of all of this is that the EPC rating at C only applies to landlords, but not owners. So people could live in a very inefficient house but renters needed to benefit but still want lower rents...
    Gove is a joke, he has caused so much pain for renters for their unintended consequences.... Ramp up rents and let renters pay for all the improvements.

    There is a reason RICs said EPCs are not fit for purpose: they are garbage. The biggest beneficiaries of these changes will be tenants, not landlords. The extra costs would have driven rents up further and increased the shortage of rental properties. In part this already started and these proposals were one reason many landlords sold their properties.

    It would be more to the point if landlords had to double glaze all properties, put in decent loft insulation, install led lighting where needed and general draught proof houses. Yes, there are listed properties, but double glazing can be sympathetic, and that's where the grants should go. Some old windows can be retrofitted as well. Also boilers need to be efficient. Tenants than can benefit from lower energy bills.

      dont talk shit. I am a landlord and I see my property as a provider of my income. Why would I not do any upkeep on theses property even if its not require by regs. My property are C rated on the EPC certification complies with all regs, is damp and mould free. I have caped my rent more all my tenants at the rate that was in 2006. Its 2013 now and all my current tenants has not had rent increase since then. Open your eyes not all landlord are dickhead. Can you really say all tenants are saints?

    This will happen and i wouldnt even put it past them to make it epc b rating and force private landlords to sell. The goverment wants to drop the house market which will do two things.
    1. Lower house prices especially in areas with a lot of lower grade buildings.
    2. Force house builders to build as a lot of lower rates dwellings will now be affordable to people. This means the land banking, limit market game played by the house build crew will become infeasible.
    I then think they will start demolishing old buildings and replacing with modular / pods / reinforced concrete frame based dwellings.

      I dont think that will happen, most MP's are landlords their networth is in property.

    I’m more worried about labour getting in next year with a coalition with the greens or libs, they hate us landlords with a passion,

      If Labour get in landlords are screwed. Might as well sell up on day 1. Then owner occupiers are going to have to swallow the resulting loss of value of their own house.

    Its a good thing which will help landlords but I think landlords if they can still try to make improvements on properties especially houses which don't have cavities so solid wall houses. Solid walls have the lowest u values of any other types of walls ive bought mid terraced house wity solid walls house us a full renovation job. Im putting in insulation and will get it up to a C rating as it will be more appealing in the current cosf of living crisis and will be easier to sell if i do decide to get out of the rental Market

      Flats are the absolute worst.
      Many dont know they're responsible for ground rents, huge service charges usually just to power a bulb and any repair work to the building.

    Is the EPC band C threshold for year 2025 officially confirmed as scrapped?! Very confusing messaging the last few days! Confirmation either way helps my purchase options 😀

      EPC is a joke, my EPC was a C but 10 years laters its now an E? WTF....

      @@john_dx This is the problem with EPC, its a moving target, so what happens when you get OLD and its becomes law to keep your house to a minimum C. I know Tories cancelled it today, but can bring it back tomorrow after the election.

    I have a Gold Standard PassivHaus and even it can't get an EPC higher than a level C!

      Just got a different EPC surveyor. I have seen many examples of identical flats having B to E grades. The grade can be very sensitive to the square feet used and it is reckoned millions of EPCs are wrong.

    All very altruistic, but where's the money coming from for these grants? Yup, it's the tax payer again. So, you'll have hard working, tax paying, renters funding their landlords pockets even further, nice one Fishy Rischie.

      But the money gets spent with trades who pay tax and VAT bringing money back into Government. Government to earn more need money to be quickly.

      @@propertyaccelerator I( remember watching a doco, going back quite a few years, where a mathematician completely debunked the tax system in the UK. Yes, it was mainly based on the Government paying private trades to do a job instead of employing their own people to do the same job.
      It goes,s something like this. The gov stop emploting their own people to do a job. They then employ private sector workers, at extortionate rates, to do the same job. That person pays tax, but that tax is paying the private sector double what the original public sector worker was being paid, so it just becomes a law of diminishing returns.
      It's the same in the NHS, where private companies have built hospitals that they rent back to the NHS and it's costing the tax payer 10 times more than if the state/NHS had built the hospital in the first place. You can thank that idiot Blair for that one.
      The mathematician looked at the ever growing, quango heavy, public sector empl;oyee numbers and basically said, 'we need to adopt the Hong Kong method'. This is basically the whole of the governement employees making up 30% of all workers, which is the only way the public sector can be effectively funded.
      These grants are basically another law of dimiinishing financial returns, further driving this country into an unpayable debt and bankruptcy.
      At the end of the day, unless the whole of the private sector pays in around a 50% tax rate, they'll only ever keep spending money they've printed.
      My apologies for going on about this, but our tax system and top heavy public sector need a massive upheaval before any grants start to make economic sense.
