Many of my professors prefer a good collage than something super hyper realistic (also it's not very common to see it either), but sometimes it is necessary to convey the ideal of space, materials or sensations with a simple and clean render maybe by hand or collage works perfectly. Not always a photograph of what it would be literally is the right way to go, at least during arch school. Sometime hyper realistic renders take away the potential to imagine "all the possibilities of what could be"

So many new builds show interior shots with unrealistically small furniture to make rooms look huge, when in reality, that 4 seat sofa in the living room render would be a 2 seat at absolute maximum. Also, outright lying about surrounding areas - a row of townhouses was built next door to me and the render from inside the kitchen showed a large window with a leafy green park across the road, when in reality all you could see out that window was an old brick factory less than 10m away and the freeway running overhead.

As someone who renders full time- at the end of the day, the purpose of rendering is to sell. It needs to be sexy to bring in the $$$. We would fake the lighting, the people, the lens to make the image "pop". Most of the time we know the image looks off internally, but often times the client (the architect/designer) may request to emphasize certain parts.

Living here in Toronto, a city who’s skyline changes weekly, I completely agree with what you’re saying. I am often on a website called urban toronto.ca, which shows all buildings proposed, under construction, or built, and that’s one thing I’ve noticed a lot. Between the proposed stage and the completed stage something changes and often, The finished product looks much different than the proposal, and not in a good way. The one thing I’ve noticed at least here in Toronto, when a proposal is put forth, they draw the building in question, but completely neglect to incorporate all the buildings that will be around it, so that when it’s built, you can’t even see half of the building. I would almost go as far as calling at false advertising, because instead of showing us how it’s going to look blending in with all the buildings surrounding it, we’re only showing what the building would look like if there was nothing else around it, plus the aforementioned tricks that you mentioned, resulting in a building that’s very different looking than what was proposed originally. Several of my friends have purchased units in these new buildings that are going up so fast that it’s almost unbelievable, tell me that when they move into the building it looks nothing like the pictures that they were shown, but unfortunately, the laws here regarding real estate is buyer beware, once you sign that document, you don’t necessarily get what you pay for, but you pay for whatever you get, even if it isn’t what you expected, which is often the case in today’s market. All I can tell you is, before buying anything, visit the exact site where the building is going to go up, so you’ll know if your view is going to be completely blocked by another building right beside it that isn’t shown in the renderings, as is so often the case in Toronto were population density is constantly increasing. By the waterfront of the city, which is now called the self core, dozens a skyscrapers have been built, almost all condominiums, a friend of mine bought one, but neglected to actually go to the site, so when he moved in, he was shocked to see that there were buildings on both sides of his new condominium blocking his view completely. I even told him when he eat about buying there, to go have a look at the neighbourhood first, but he was so ignorant, telling you because he was moving to the 70th floor, it would be impossible for his view to be blocked, how wrong he was, the south core consists of several incredibly tall condominiums, all of which are over 200 m, the tallest, Once finished is going to be a super tall, At 312 m tall I believe, and 98 stories. So just a word of advice to any potential buyers out there, never ever purchase a unit based solely on what you can see from the renderings, before you sign anything or give any money over, go to the site the building is going to be constructed on, look for how tall the neighbouring buildings are how close they are and if there’s any proper infrastructure, like hospitals, schools, shopping malls, public transit, etc. There’s been A lot of architectural disasters built here in the last 10 years, especially the new ones by the waterfront. Almost every week you hear about panes of glass falling from windows in balconies, often from 45 all the way up to 70 floors high. There’s actually a great documentary on TH-cam, done by the CBC, just google CBC condo scandal documentary, it’s a bit long but worth the watch, and applicable not just to Toronto, but to all major world cities. You’ll be shocked at what you see. People buying a condominium before the building has even begun construction, moving into the units they purchased that look nothing like what they were promised, and built with the cheapest materials imaginable that are already falling apart, less than a few years after moving in. They even moved major facilities in the building like the gym, the pool, party rooms, and things like that. The friend that I mentioned who has no view, also was told the pool would be on the rooftop, but after all the units were sold, for whatever reason they changed the plans and put the pool in the basement, which is a despicable thing to do because a lot of people purchased in that building thinking they would go up to the roof, enjoy the incredible view and go swimming, not go down to the basement where there’s no windows at all. Anyways, enough said, I trust my point is clear, thanks for the video as always, you raised a very good point this time, so I repeat, buyer beware, and make sure you know the real estate laws of your city/area before you buy, so if you want to back out due to conflicts like the ones mentioned above you can without losing your down payment as has happened several times in Toronto.
