National parks are heavily seasonal. Especially ones in northern colder climates. Yellowstone or glacier for example. Even the grand canyon is very seasonal as it’s a high elevation and gets really cold in the winter even though it’s AZ. Death Valley is seasonal in the opposite direction, Joshua tree has peak season in Spring and Fall being too hot and too cold otherwise. But even when you remove the weather, you can’t discount the breaks for school. That trumps everything for focusing families on travel. It’s why ski destination trips are crazy expensive at the end of December, and reasonable in Jan. The weather and proximity are probably the main reasons the great smoky mountains is the most visited NP, you can visit it through most of the year with relative ease on the East coast. Because it’s no where near as stunning as the NP’s in the West.
Airbnbs were a gold mine in Hawai’i until they became criminalized. Literally every host got audited and screwed. $10,000 fines per day you get caught operating. So there are still plenty of places that allow them? I got banned for challenging airbnbs handling of throwing all their Hawai’i hosts under the bus. Here’s what I found from a few different sources: 1) 3000-5000 active STRs in Gatlinburg. 2) 15,000-20,000 STRs in the area total (not necessarily active). 13-14M visitors to the park seems to be relatively consistent. Hey Rob I have an STR in southern Utah near Zion national park and a PGA golf course. It’s zoned for short term rental and does well. I also did your host camp program about a year ago. I’m looking to sell.. any ideas of the best ways to get the word out to a crowd of people who may be interested in buying an STR in Utah?

@@danpan001 yes it is a lot of work. So far local contractors there are terrible though, down to probably 99% of subs and vendors I’ve encountered. Terrible customer service too and workmanship. Trying to continuously find more capable subs that stick to their word.
