Hey Madeline, yes you are correct. McKinney is one of the Dallas suburbs where home values appreciated far faster than wages over the last couple of years.
To be fair, there is quite a bit of real estate well below 600K that isn't terrible if you have to live up here. Have spoken with an agent who is concerned about the monthly sell through rate at the moment. There is real estate-a-plenty, but buyers are not as forthcoming. Many new housing developments are pricing themselves in the 400k range, though you're getting smaller lots now. Personally I'm currently renting and waiting for the middle of school year lull in market pricing and the possible pricing crash that may or may not be coming.
@@BlitzvogelMobius you are correct on the inventory and lot sizes. I have a couple of clients that are making offers in the mid $400k-mid $500k range on some nice homes in McKinney, but that's obviously a much more competitive market (more buyers in that buyer pool) than $600k+ market.

@@TexasHomesByMike Would it surprise you to learn there are locations in Canada that normally enjoy warmer Januarys than McKinney, Texas?
So median income is less than 100K and average home price is almost 600k? No Bueno.
