The cool thing about structures in Mexico is that they are some of the most colorful in the world. This one is no exception. You saved a small fortune doing some of the work yourself. WOW! FABULOUS HOME. I've been a grunt building a large home ... and can only imagine how much work ... and how much fun you had doing it. What a legacy! Congratulations!
I went North to Idaho when you went South to Mexico. My rehab only took 10 months due to no issues with gaining title to the property. I added 3 greenhouses and two chicken coops made from repurposed lumber from old barn and a couple hundred tempered plate glass sheets salvaged from a apartment complex that was getting new dual pane doors and windows at the tax payers expense for HUD housing. I had kid selling me sliding glass door panels, and warranty replacement windows for $5-10 a pop. The interesting aspect was architechurally designing and framing the structures to utilize the variety of sizes materials in a visually pleasing design...oh big advantage...Idaho Falls allows citizens to salvage wood, and firewood from Thier landfill. It was Thanksgiving when a cabinet shop dropped a truck load off, or the railroad dumped a few thousand railroad ties. Lol

Where there's a will there's a way. We get visits from the kids and grand kids and get a month's worth of quality time in a week, compared to living by them and squeezing out family time from school, music lessons, soccer, and their friends. :)

I was curious about anything you experienced around government regulations and such. Is there a permitting process or any other red tape in getting architectural or engineering reports? For new construction there are required permits and you have to pay the worker's health insurance. They're very strict about that, but the codes are not anything like the permit process in the US where plumbing, electrical, structural, environmental, an impact statements all require separate fees and inspections. Part of my construction was not new, but a remodel of rooms we tore down on the second house. That permit cost $400 pesos .... $20 USD and the enforcement guy from Chapala only appeared twice. No problems. :)
Wow, that's encouraging. My family built and remodeled homes all throughout my early years and the fees and building codes tended to be ridiculous! We built in California, Utah, and Arizona. Great memories, but definitely remember the red tape in the US was a giant pain in the butt!

If I buy a house, how is the process, are there real estate offices in you area you can trust for home buying business. How would they operate? And again, are you allowed to do remodeling without any building restrictions? Where could I find building codes info for your area. It is all very important. Sorry for asking many questions. For private property remodel the building codes are nearly non-existant. Some gated communities have rules. Its nothing like the permit process in the States. A remodel permit is about 400 pesos .... $20 USD and no inspections. New construction is more regulated, but not because of codes. You have to pay health insurance on your construction workers and prove it to get your final. Realtors???? There are many and the transactions are actually done by special attorneys approved by the federal government .... Notarios .... has nothing to do with US notary publics ... just a similar word. They are the equivalent of title companies in the US. You can see all the realtor contact info in the area by googling this online magazine ..... Point South Chapala Edition

He bought a property with an existing run down home, designed the home he wanted, tore down the existing home, and built his own. He and family stayed with my mother in law during construction. It took about 10 years around working full time. Were you in architecture/construction during your 27 years (I believe you mentioned 27 years of work to get there to retire) prior to moving to Mexico?
I also like how you reinforced the house with I beams, if people here in the US did that we wouldn't have houses blown away by hurricanes or tornadoes, believe or not I had the same idea, I wanted to do it to our home in the outskirts of Houston, but wife says that's not in the budget 😣
This is such a cool house, so cool how the one hallway was curved due to the thickness of the walls. Seems like a lot of time and effort was put into making it neautiful
Thanks for sharing your story. I'm in the process of building a house and rebuilding what I bought. One of the things that was bad is that the bond beam above the doors and block walls is too short. So I bought a cement cutting Stihl saw and a diamond disk and cut the bond beams then chiseled out a place to put a 6 inch perling then welded it into the existing rebar and poured a new bond beam so I don't bust my head walking from to another.

100k usd The house lowered the value of the land. It would have been more if the house wasn't there .... its lake from property that had the value.

WE love Barra and Melaque. Its our favorite place to go when we need some beach time.
WE stay in Melaque at the Monterrey. The high tide waves nearly crash on the patio at night.
