Immediately the entryway is a bad design with no open concept, The yard is a total failure, and the retainer walls imprisons the property! The master room is in the wrong location and should never be in front of a property. A home at that price point should have a larger yard. A TOTAL NO SALE!
I think it's a very cool home. It is priced well. As long as they do the rest of the touch-ups and changing those minor fixtures. I think the bedroo. Is fine but the stager missed the mark on that bedding. A grand bedding set-up makes a huge difference.
What's with all the out-of-touch houses in the DC area? No solar? No energy efficiencies? Thoughtless and indulgent. No sensitivity for the rest of the universe, and ever rising, expensive utilities. This home is out of date before it even goes on the market: no sense for the future.
The house is beautiful 😍. The only thing I would change is the entryway and the size of the closets in the owner’s suite. That price may need to drop a little also.
I like the home but some of the finishes seem a little cheap…like all those high end appliances in the kitchen but the cabinets just screamed right out the box Ikea, or the Amazon acoustic tiles on the wall in that first floor bathroom with the floral sink. The finishes in the bathrooms were off too…they felt cheap and like they weren’t all updated. They made some interesting choices about what to update and not update as well. Like that fireplace in the primary bedroom while cool seemed original to the home. There also seemed like there were so many doors to nowhere…would have been nice to see if they could have consolidated some of those utility spaces to reduce the number of doors. I did like the home…the flow is nice and it definitely doesn’t look like a 50 plus year old home.

Uggghh...minute you opened the door and I saw the tiny set of stairs; I knew it was gonna be a no for me. Yikes, then another tiny set of stairs?? So many doors leading to nothing special and so many twists and turns like a maze🥴. Different finishes in the bathrooms I didn't care for, the space planning is "off" in the entire home and the staging ain't doing this house any favors! 😩 The exterior wall in the backyard looked like the siding that you see on mobile homes. Someone tried to do "their" take on Mid-Century Modern...FAIL! Sorry, this entire home was a turn off for me. For the time/money/resources I'm sure they spent, this could have been done so much better. Also...was that a MULTI-HOUSING UNIT next door??🤯 The only thing I liked was the theater room. For 2M+...I'm gonna need to like more than 1 room😑
Have you noticed that furniture is getting smaller and lower. it is not senior friendly. You almost kill yourself trying to sit down, and the furniture is so low you barely can stand back up.
The small closet is a deal breaker for. I would probably take one of the other bedrooms and repurpose it as a closet. The movie theater was nice, but that was an area where I expected movie theatre seating. I could go on with the cons of this property but there are too many for me to name for the exhorbitant price. In the words of Randy Jackson, "it's a no for me dawg."
I was hoping to see Daniel. They really beautified that house. I would love to see how it looked originally. The light feature over the dining room table is beautiful but would be a headache to dust and clean lol. I do not like see through and open shelving kitchen cabinets. Like you said, your stuff will start out matching but after a while, you'll get sick of keeping everything looking perfect.
I like the fact that it doesn’t have a cookie cutter floor plan. The house next door to me in Brookland sold for $1.1M and it was only about 3K sq feet. So although a little high, I don’t think the price is crazy. I think it will sell for about $2.3-$2.4M. But if interest rates were better, they could probably get close to full asking. It’s a rather large house on a decent lot for the city. The finishes are not spectacular, which is why I wouldn’t pay what they are asking. But a 5-6K sq ft house in the city is going to be $2M plus. It just is what it is.
I like the house and love the bathroom in the main suite the flow of the house is so different from some of the houses you have toured. Love all the natural lighting. The main two rooms I would spend time in would be that kitchen and that main suite bathroom lol 😂
The bedrooms are hit and miss, the closests are small, and the storage appears to be hit and miss. Beautiful design visually actual living space I am not sure... But definitely a party house🎉
Well, I am not a fan of retro new age houses, but I actually do like this one. Someone stated the entry is off, I agree should of opened to the bar area section, would of been such a cool feeling of opening the front door walking into a vast open space. They should change that now. Even though the floor plan seems choppy, if they fix the entryway would be a more cohesive feel. I understand DC weather is iffy but lawn area looks crappy, should put in rock to keep clean look. I am not a real estate agent but anytime we looked at houses it was the staging with furniture/lights/carpets/plants/closet organizing was absolutely CRITICAL in selling houses, this staging is totally underwhelming to the point of been turned off looking at each additional room. The thermostat issue should be addressed. I realize staging and remodeling costs big bucks, but a few things need to be addressed before it sells. 😊
What are the comps? It's hard to say whether the pricing is off, without knowing the market. A house like this would be a steal in the New Jersey market where I live. I'm sure you know comps are everything.
No That house isn't worth that much and I absolutely agree with you 👍 That master bedroom is huge but there isn't enough closet space!! That's crazy. 😅 Did you see all the waisted space in the downstairs.? that Door you opened with that weird long closet with technical stuff at the very end ? That whole long area is wasted space. Yeah they did not plan out this house right 🙄 It could have been a lot better. They did mess up quite a few things. No I wouldn't pay that much but then again it does have nice elements. It does look like a very nice house but not for that Price ...nope
The finishes are cheap. This home screams high-end from the outside, but inside says HomeGoods and IKEA. Nothing is cohesive. Is it modern, mid-century, scandinavian? The staging is lackluster, definitely not to scale and all over the place as well. 😒 Someone has to just like the layout to pay that price. 😂
The house is nice, but not one I would want at any price. First off, there are too many levels. The glass front cabinets are a definite no; as you said, it wouldn’t be long before it would be a jumbled mess. Third, and I suppose this is because I’m from Texas, that backyard is way too small! The “primary” bedroom will always be the “master” bedroom to me! That is the bedroom for the owner of the home, the master of the house!
No I wouldn’t pay that much for that house and I’m like you this house is missing something I can’t put my finger on it but it’s like something is not there and for 2 million dollars as a buyer I shouldn’t feel like that so know I understand why this house has been on the market for a while, because some potential buyer’s might feel the same way, good luck.

Where’s your side-kick, Daniel? 😊 It’s interesting but I’d prefer more bedroom space. The closet in the primary suite is small. For the DMV area and we have all (seasons) one needs to have adequate closets especially for fall/winter outerwear. I would prefer separate closets for ladies and men. A man's casual or dress jackets/suits requires adequate space. This house would be for someone that has no children or pets too many safety concerns. The buyer it seems would have to include in their budget to hire someone for ground and rear maintenance. Access to the rear it appears for maintenance is from the exterior. The garage may also be used as a mud room to take off wet jackets, boots and muddy shoes, thinking of snow and rain. The house is on a hill think of access from the road with snow and ice (Wow). Not certain how energy efficient this house would be. Utilities are going to be pretty expensive for heating and cooling. One could not age in place in this type of house. Not suitable at all for one with physical challenges or visiting guests that require special needs. One advantage is the bedroom at the lowest level that could be used for a live in personal care assistant or housekeeper.

For 2.7 mil it needs more square ft, weird retention wall set up, grass in need of some work, house is gorgeous from curb but landscaping leaves a lot to be desired. In the rehab there was too much focus on making it an open plan which took away the appeal of larger rooms and closet space. Lots of black and white and steel, its giving, "sterile" environment. Would have loved to see more warm and soft colors. I don't think its 2.7, maybe 1.2, 1.5??? Its definitely missing some life.
This house has too many windows. I would be scared that Freddy Krueger and Jason Voorhees might be standing at one of those windows looking in to murder me at night. 😁
Not a bad house but not worth 2,750 mil IMO. Don’t care for the entry area. I like the backyard, even though it’s not that large but it would be all I would need. Less grass means less maintenance. I like the way the retaining walls look but I worry what would happen in a heavy rain. Would the walls hold back the water or would there be a a waterfall in your backyard causing more problems. Hate the cabinets in the kitchen and definitely don’t like the ones with the glass fronts. I would lean more towards a warm wood with the cabinets going all the way to the ceiling. Not caring much for the stairs. The walk-in closet in the primary bedroom doesn’t seem big enough for the price they’re asking for the house. The other bedrooms are relatively small also. And what was with the storage area/closet that had some of the utilities at the end? If they had put all the utilities in one area maybe they could have made the other bedrooms larger. And it looked to me that they had several living rooms. Why didn’t they update the thermostats in the home? And why should you have to put up your own shelving in the closets? For that price, those closets should be fully layed out with shelves and storage drawers. I could see those glass front cabinets in the primary bedroom closet (in a taller form) so you could see what clothes you wanted to wear. I just think the flow of the house could have been better overall.
Lots of natural lighting and entertainment space. Doesn't really have a family home feel. Not much of a backyard. Primary bedroom closet is a little small. Too many hardwood floors (that's a lot of steam cleaning). Price isn't bad. They may wanna revisit the price in another 15-30 days if still on the market. I would pass on this one. Thanks for showing. I love your work!

Sure that rehabbed the how. But they should have used an architect to do the interior design. They just decided that they have rehabbed so many houses that they could wing it. This is horribly designed. The only way this sells is that the price gets reduced.
The home is too boxy and narrow with so many stairs.. I don't see buyers being excited to put in an offer. This house is A bunch of ideas that doesn't make sense. 🤔
No way!😂 these closets are a joke! Bathrooms are run of the mill, despite the loud wall tile. Why do developers think that people with that kind of money would buy such mediocre houses. I have seen better houses for much less money. Don't care it is nw DC. It is not worth almost 3 mil.😢
This house is totally impractical. It could not be a forever home because of its impqracticallity. You could not entertain anyone with a disability or is elderly. I see why this house has not sold at any price!
That blue marble wall is everything ❤
Its DOPE!
The best about this house is the blue and gold marble wall in the bathroom.
Would have been so much better bookmatched.
I like this house but I agree there are some things that need to be addressed. I think the main bedroom close is too small.
I love the house but the bedrooms and closets aren't big enough for $2+ Million.

Feels very disjointed. All over the place. It’s not cohesive, too many ideas/themes together.
The marble looks great but the house itself misses the total WOW factors in the 2 million range. More hype than anything. Thumbs down 👎
This house is totally impractical. It could not be a forever home because of its impqracticallity. You could not entertain anyone with a disability or is elderly. I see why this house has not sold at any price!
Old new house not worth it
$1.5m. Can’t see paying more than that for this house.
