Angry Karen Threatens Legal Action even though I helped for FREE

- This man FREAKED out and is now trying to sue me after I’ve cleaned up this property for free. Several weeks ago I was contacted by the owner of this property and he wanted it cleaned up by the road and back by the woods. As we began cleaning it, we had another individual drive in and claim he owned the property when he didn’t. We went back to finish the back part of the property but also received an email from this individual threatening to sue us for damaging his trees. We also received an email from the owner and he mentioned to now even worry about it. Just a we thought we were finishing up, we had someone watching us from the road and they finally stopped and recognized me. They also brought some surprise packages for us to open. At first I thought we were being stalked.

Great job guys!! I cannot believe the audacity of that man over stepping his bounds. How dare he? That owner showed him the graciousness of allowing him to hunt on his land, and he thought he could dictate what someone could do for the owner. Wow!
Hey, let me tell you those people who ask to hunt on your land get really impossible sometimes. They tell you who you can have on your property! Really! We had to tell one guy if he couldn't get along with the others who asked to bow hunt then we would post our land and no one will hunt there.
I would think you might want to start looking up the property owners with the county to ensure the person authorizing the work is indeed the owner. That's how you protect yourself. Believe no one.... or trust but verify.

The property owner needs to post no trespassing signs and revoke permission for anyone to hunt on his property after that guy was such a D***!

Property ownership is all public information. You can go to town hall and look it up. That machine does an awesome job.
You don’t even have to waste the fuel, going to Town Hall. You can search (whatever state) property records online. Either way, it’s really easy to research.

Erik from what I was seeing and hearing from you is that the real owner of the property asked you to clear his land . Does he even know that the neighbor is even hunting on his land and also does the neighbor even have permission to do so . I don’t know all the details yet . I was curious if the owner wanted it mowed down like that so the guy couldn’t hunt there. I wonder if Erik should get a signed statement that they agree to have him do the work. Crazy irrational people anymore.

What an incredible transformation. Sounds like the angry hunter thinks it's his land because he has permission to hunt on it. Glad you have written confirmation from the old gentleman. You could also go to the town records and find out who the land owner is, just to back up your letter. As long as the name is the same as the old man, you are golden.

I guess you need to ensure the person giving you permission is the owner of the property before clean up, say council payment with their name on it so you can take a snapshot of it.😊

How cool! Ya'll received surprise packages and did a good deed! The non-property owner can just whistle Dixie! I happened to be home when the power company came in full force to cut trees to run power to a new neighbor's property. I stopped them in their tracks. The neighbor had lied saying I gave permission, which I would never have done! They were a problem from the very beginning. You do good work and good deeds, Eric. Keep it up!
Our new neighbors were scouting the property to put up a new house. Never looked at the property lines..never had a survey done. Was almost a new house in my back 5 acres. They did have some jerk start cleaning out the trees 8 oak trees gone before we were like WTH?? Guy was sure he was on their property because they said so..I had to pay the 1600 for a survey to stop them. Left my back with a bunch of nasty thorn trees and tons of downed not cut up tipped over trees elms. Totally have a mess between them and the county cleaning out the "elms" that ended up a clear cut..used to be mowed and nice...now it's horrible.

I would definitely have a contract with the property owner for permission and liability.

And the property owner gave Erik explicit permission to make modifications to his land. Maybe the elderly man needs to tell the hunter to stay off his property or he should get a restraining order.

When the trees and shrubs are so dry, you would think that clearing them would be seen as a good fire break. Hunters can still hunt, they just need to find where the prey is now. Hope this ridiculous suing is dropped. They don't seem to get that the shrubs will grow back from seeds eventually. You did a great job. 😊

I would go by what the old man wants. You were asked by the old man to mow and clean up the property. I would say the son or whoever is the one complaining should get in contact with the old man and hear the truth from the owner. You might have gotten into the middle of a family battle.

I would be looking at county records to see who legal owner is. Then, I’d threaten to sue the hunter for harassment, bullying, and intimidation, at least
You can always check online with the assessors office which shows who the true owner of that parcel of land belongs to! Sounds to me its the little old man!
Seems aggressive hunter dude gets everything he wants out of life thru intimidation. Most people dealing with him just let him have his way because they don’t want to be bothered by him forever. He should be ashamed of himself but I’m sure he is quite proud of himself. He’ll be shocked when karma hits him.

It’s crazy to me that the gentleman that was trespassing on someone else’s property, thinks he has the right to tell you anything. The only one that has any say is the elderly man that really owns the property. That guy needs to have a reality check about trespassing and keep off. 🤦🏻♀️

How could a place be a nature habitat for wildlife conservation and a hunter's hunting spot? Seems messed up.
You might want to warn the owner that this hunter is calling it his land.
There may be someone trying to set up squatting rights for when the man dies.
The owner may want to get a hold of the DNR to have a talk with him about who’s land it is and that if he doesn’t stop harassing you he may lose his right to hunt there.
The DNR can get the man’s name and number from his stand.
If he hasn’t labeled it, they will want to have a chat with him about that too. Getting the man’s info from the land owner.
This man needs to understand whose land it is and that he is just a visitor there, not an owner.
Then the owner can get a copy of their report and place it with his Will in case there are issues down the road.

I would get documentation from the owner, then tell the others they are trespassing and to go pound sand.

Si, The Property owner gave you permission to clean up his land, thus improving the heslth of the land, and a Hunter the owner gave permission for the guy to gunt on this land. He yried to telll you Erik that you did not have permission to clean the owners land. Crazy, Im glad the iwner clarified that you did indeed have the owners oermission to clwan up his land, and the Hunter had no rights to object ir sue you. Wow
thats why my friends do background checks on properties plus what you need to know is that the neighbors have a say of whay you cut on the proprty lines thus security landscaping

I would have not proceeded with clearing the property until ownership was actually proven by surveyors documentation. Just an email from the grandfather is not enough. Did he attach a land survey?

The hunter might be saying it’s his land because he don’t want anyone else there he might be illegal hunting there because the land is not posted
When that woman showed up I was afraid she was the hunter's wife and was gonna cause more problems. So happy she turned out to be a really nice person. The hunter could take a lesson from her on how to be a decent human being.
