This looks like a fairly new building. I live in Juhu so I know the older buildings. They are really in bad shape. This looks much much better than a lot of buildings in JVPD.

I would prefer to cry in a 5 bhk than cry on a bicycle no bhai? Money is extremely imp today. You'll have to work equally for everything else, but when you have money, you will have a good place to sit and think about everything else. And most labourers get good sleep because they slog all day, not because of comfort.

2- OC received? If it's a 20 yr old building, of course OC would be received.
72K per quarter not a month. In Mumbai some buildings are 50 years old and do not have OC. It's an important buying factor
