If you refer rule No.16b in ASR there is mentioned 1.upto 500sq.m. -(100% valuation rates to be taken) 2. 501-2000 sq.m (90% valuation rate to be taken) 3. 2001-4000 sq.m (80%) 4. 4001-10000sq.m (70%) 5. Exceeding 10000sq.m (60%), So here it should be 2000 sq.m area is given so 90% will be a value taken 2000X0.90
