    37 years. Basic acrylic tub $350, basic 36" vanity, stone counter, faucet $700, Shower valve $150, Basic toilet $250, tile for floor and tubwalls $400 = $2150. Add lighting over sink and exhaust fan $350, paint $250, sheetrock or plaster $900 = $3650. Add plumbing labor- no modifications $1500 = $5150. Add Avg elec labor $500 = $5650. Tile Labor $1200 = $6850. Multiply $6850 x 1.5 (permits, material handling, overhead, profit)= $10,275 . Sell price of 5x8 bathroom with full gut (down to studs). And that's on the lean side. More often closer to $12-13k.

      Craig K you gave a better explanation than the guy in the video. People fail to realize that a contractor can not do the plumbing, electrical himself he has to hire someone who is licensed on the other hand however a home owner is allowed to do so if you are a good diy great if not you have to pay.

    Thank you for your breakdown of pricing a bathroom. Even though this was years ago, your analogy is spot on. Unfortunately, inflation has changed the amounts. 😊

    He is giving a reality to what it cost to run a business paying taxes, work comp, insurances , etc etc .....
    So yes, do your own bathroom or get a a bunch of Graig listers to do the work that dont have the credentials.

      The Twin Home Experts I’d rather learn the same way he learned and do it my self. $3000 for each hole 🤣 good luck finding customers. With the way the economy is and this whole government shut down. You better start bringing those prices down if you still want to conserve your business JS

    It's not the carpenter, drywaller, tile person or painter that kills these jobs, it's the price of plumbers and electricians these days at average of $300 an hour. Oh yeah, almost forgot, a plasterer who wanted $6,200 for 3 men for 13 hours/ labor only. As long as they can find customers to pay, they'll keep prices as high as they can. The lower income consumers lose out unfortunately.

      How much does their liability insurance, health insurance, unemployment insurance, and workers compensation cost them per month?
      And their own mortgages, their own vehicle payments, their kid's college funds, the upkeep on their shop and work truck, their vehicle insurance, their food, on and on ....
      It's expensive to run a business. You have to make enough to pay all of those bills.

    This is probably one of the best explanations on youtube. I want to add from my experience, almost 20 years in the business, that will be easily counted as $50 bucks per SqFt of all walls. Of all yours expenses, the materials and labor. Inclusive a ceiling, a floor, and even new door. It's gonna be fully loaded bathroom. Within good looking wall and floor tile. The shower stall with modern glass doors. If you going to replace a window too- add something. If it huge project you have to add debris hauling and cleanup party. (i need to place my videos too)

    I was like, "sure $9k for a bathroom remodel estimate sounds fair....why is everyone complaining???" Then when he said that didn't include materials I opened up another window for craigslist. Some of those guys are not licensed, but that doesn't mean they cannot create a beautiful bathroom.

    • @vizionpropertyrenovation4161
      @vizionpropertyrenovation4161 5 ปีที่แล้ว +3

      9K is the total for labor and materials. When he estimates base grade he allots half of the 9K to go towards materials. When the customer wants to upgrade the quality then you add 4500 each time for the additional cost of materials and labor to install.

      You go do your do-it-yourself and the rest of us will make a living just fine. Why would we come to your house and not make enough to pay for our home, car, taxes, living expenses, vacation time, unemployment, sick time, personal days, etc.? I'll stick to the customers who want a good job, an unlimited warranty (except wear) and can't do it themselves.
