  • A warning about hiring a renovation contractor - make sure you do your homework. A B.C. woman says she lost tens of thousands of dollars in a home renovation-turned-disaster.
    Gillian Harris says it was a dream to own her own place. She hired a contractor through word of mouth to do a full renovation on her mobile home. Instead, she says she's been left with major deficiencies with no end in sight.

      It’s customary and normal practice to pay the contractor a percentage of the total cost just to get started, maybe 20 or 25%

    This year is going to be worse than the last, no doubt about it. Due to poor investment decisions that I would not have made if I hadn't been so concerned about my portfolio, I lost a significant amount of money last year. I continued to invest, but I was undecided about whether to begin making house payments. I eventually sold my jobs, and the house required more work than I had anticipated. I'm not sure how much longer I can continue in this manner.

    This story although sad, does not sit well with me. I have been renovating houses for 30 year+ I would never invest $117,000 in a mobile home ( trailer). Where does a person who lives in a trailer get $117,000 for Reno’s. ???

    Av 117k down payment on the averaged priced $450,000 home in Abbotsford would have made a lot more sense. A mobile home has no resale value.

    Caveat Emptor! You must have a written contract. Unsure about contract content? Ask a Lawyer. Step 2 if giving any funds for a project, require they provide you a Surety Bond and or Performance Bond. Not sure? Ask a Lawyer and/or Hire an independent Project Manager. If you have no Surety Bond Insurance to offset funds you give a Contractor, stop do not start. Simple.

    This woman is a victim whether she signed a formal contract or not. She was looking for a "fresh start" and is a recovering cancer patient, and someone cunning enough convinced her to trust them. Disgusting. She may not be business savvy, or it may be someone who convinced her well they could be trusted - in happens ALL the time in business, and people should not be so quick to judge her.

      I got a senior 38,000 in back pension and she immediately "loaned" it to two guys she went to school with, with NO abilty to repay. What chokes ME is she didn't CALL me, then complaines to ME. She never had money. I should have just invested it and gave her the interest (which she would have gone for, but the family badmouth would have been MY cost). I don't talk to her any more. You can't fix stupid and you don't have the TIME to be nice any more.

    She should have done her homework but she didn't. I would never spend thousands and trust the renovation of my home to a company only in business for less than 4 years, on "word of mouth." That is ludicrous. My guess is this dude gave her the lowest quote so she ran with it. She didn't do her due diligence and sadly now she's SOL.

    I've owned a couple of used RVs and I'm aghast at what the former owners have done to them.

    Don't ever let an unknown contractor or contractor you never worked with before gut your entire home. Let them do a small room like a bathroom first to see their work before you proceed further. Never give them all the money up front. A reputable contractor will take payments in installments as work is completed.
    And always put it into a written contract. The simple fact that it was not in some type of formal written contract suggests that this lady was trying to cut corners and pay cash under the table type of deal (maybe not but it happens when there are no formal contracts)

    What is "The breaker box was mounted upside down?". Those Siemens panels are designed to be mounted in any configuration on the wall. Doesnt matter if you clock it 90*, 180* or 270*. There is no 'upside down'. Just the stickers on the panel cover are wrong side up maybe, but they can be easily removed and replaced, or the panel cover can be flipped 180 degrees. As the installing electrician, you literally clock the panel to the best fitment/install scenario for the wiring. Mounting it in front of a water heater is a different story.. but who knows what happened there. What came first, the electrician or the plumber? Not defending this shady builder by any means, but there are a number of 'faults' they showed/covered in this story, that are either very simple fixes, or are blown way out of proportion to start. A hole in the drywall for a plumbing shutoff valve is a much different level of concern, than say structural framing issues or water ingress/mold would be.

    This kind of scam is as old as - well...okay...from my experience about 40 years. Way back then people used to talk about the new townhouses being built, the inspectors coming in, approving everything...and then, the real work would begin. They would take the insulation out of the walls, to be used in the next development and the entire scam would be perpetuated over and over and over again.

    A "formal contract" isn't worth the paper it's written on. Given how the job was managed, a piece of paper would not ensure better workmanship. The real problem was trusting those clowns in the first place. The construction industry is a shady business where all trades have to be baby-sat to get things done. It's a sad reality in this industry. I have been in construction 25 years and I see this every day.
