    Is it vital to have a vehicle as a Broker in Dubai or is the Dubai transport system efficient enough?

      I would advise to live and work in the same area then, as without a car it would be trick otherwise. So for example, work in Business Bay (office and your area of expertise) and live somewhere there

    Wanted to ask something my contract was expired 2 months ago and i was not in dubai i did not have any plans of leaving the property but all of suddens i got in a problem and now i have to leave the property the landlord is asking me pay the 2 months rent after the contract was expired and pay him 6000 aed for penalty is this legal of illegal

    Just need to ask you something related to my issue.
    My contract is expiring in Nov,
    Tenants send me the breakout which is 10% increase and rera calculator is saying my rent should be increased by 5%.
    Last year also i went to notary and get the letter and share with them but they refused that letter. I had personal issues and they didn’t left any option for me so i accept their condition.
    This year, they send me the breakdown, initially i don’t want to go for legal options so I responded that i’m ok with the current rent but have 2 conditions, They refused my conditions. Now what should i do
    Conditions
    1- for maintenance
    2- They send additional 31 points of agreement, I said i am agree in 30 but 1 point is against my current additional terms of tenancy contract. And i want my current terms to be reinstated in the upcoming contract.
    They are super egoistic and treat me like i am living for free & with disrespect.

      You need to increase rent as per RERA rent increase calculator. Terms and conditions should remain the same as in previous agreement. If they refuse, open case in Rent Dispute Center - they will have to cover the cost of it after when they lose. Don’t worry

      What if they keep threatening me after I go to RDC, Last year i went to RDC, they give me a proposal letter to send to the real estate with cheques images and ask them to collect the cheques and prepare the contract. After I did the same, they start threatening me on calls (including the disconnection of my electricity and kick me out from my home after the contract ends and lock the doors), We were expecting the baby at that time so i had no options remaining when they were not accepting my claims.
      Also, If i go to rent dispute center, do i need a lawyer? And what is the fees i need to pay to claim my rights?

      @@HunainJafery if you have Ejari registered under you - it is a criminal offence to disconnect your DEWA. If they keep on harassing you - report them to police. RDC law is what regulated the relationship between tenant and landlord, and landlord does not have the right to dictate something against these rules. Have all correspondence from landlord in write (email or WhatsApp) and not telephone conversations so that you have all proof.

      @@HunainJafery you don’t need a lawyer for RDC, I think to open case will be 5% of your annual rent, but the landlord will have to refund you this after you win

    Where do you register tenancy contract that is less or equal to 10 years duration.
