I made this video to share my experience on purchasing land and then building a project in the Dominican Republic, This video isn't meant to bash the builder. Again this is business this isn't personal I am simply sharing my experiences to the people who may be interested. This project was a learning experience for me from start to finish. I am very thankful for everything that the builder taught me, indirectly and directly. This is my first project and I didn't get everything that was expected but the building is up and I am moving forward and I am already working on the next project. I wish the builder and everyone involved with this project the best in all of their future endeavors.

The builder is a Haitian American guy out of Miami, I gave him a chance because he is from America, speaks Haitian creole and Spanish. I seen some of his other projects in punta cana. I thought I vetted him enough but here we are.

Hey bro, your project turned out nice. I definitely see how the rendition is not reflected in the actual build of the jacuzzi area. Overall you will be able to utilize the build as planned, but it isn't exactly how you wanted it. I have done ground up build here in the states and had to check things weekly to avoid substandard material/workmanship. You are definitely correct in having your consistent presence prevents a lot of corner cutting. I am still in the process of selecting my builder and can't start building until January at the earliest. I will keep you posted on the progress. Best of luck with the courts and hopefully you can recoup some dollars. Peace Out
The way you started the video, I thought you were going to show a real pig pen, you have an amazing looking building and this will be an excellent income generator from now on for the rest of time. I think it looks awesome. But just by eyeballing the architects rendering. He pocketed at least 16 to 24 thousand u.s and that’s a low number. But trust it’ll work out my friend

Its a gorgeous building and gorgeous apt. But yes, tiny. Im very cautious with who I choose and the size of the apt. They're making things wayyy too small over there lately

The kitchen and the rooftop was the most atrocious. How hard was it to have the hottubs in the same place or make sure the toilet seats were correct. But the kitchen......smh. At the end of the day its done, now on to the next project.
I wonder about the things which cannot be seen. Things such as plumbing and wiring… and how accessible these these are. If there’s a problem with plumbing or electricity in an apartment or the building, how could the issue be resolved without destroying the building?
Exactly. In my apartment I can't get wifi unless it's wireless because the guy from the phone company can't snake the fiber optic wire through the conduit behind the walls. They would have to break the wall to see what's blocking it. It's a new apartment. The finish work is horrible. So many imperfections.
My project stops until im back in Ghana or try to take trips once every 6 months to make sure that its built the way I want. It's Important lesson can't trust anyone.i had so many Ls with untrustworthy people building my project.
The video model was a Great concept! but is a noticeable deviation from the actual built. I wonder if the architectural designs reflect what the video model showed, and what was the material specification codes listed? Each time you interfere with or cause a change from the scope of the architectural designs the builder can always blame you for any confusions and state it was your changes that attributed to these deviations in the final product. That's why it is important for the laymen to NOT engage the builders but hire a "Construction Manger" to ensure the architectural designs closely reflects the Model that was presented to you and document all agreed upon changes and the associated cost, then that document is signed by the builder and the Customer. But if you decide to engage the builder yourself being, part-time and you have a scarcity mindset, and a foreigner to boot, then the builder will pick up on this and try to play you like a sucker!
Good building but unfortunately it seems like same plan and material with every house down here. I agree with you it is definitely not a custom house more like what he is comfortable with in order to take advantage of you. I am going thru similar case but mine is a single family house but if you blink these fools will do whatever in order to save money. Definitely need to be on site constantly when they start doing interior work(Bathrooms, kitchen etc.). Beautiful building and location.
The lawyer either, they just taking the money already knowing what the outcome will be. They was both on the roof in the shade unconcerned till he came and got them….

Thats the reason so many people change thee mind of doing any business there. Most folks dont understand that you had to work 60hr a week and save and invest hard to get to where you want to go. It dont look good to foreigners who want to invest there hard earn money.

The level of attention to detail in western countries is non existant in many places. I was pointing out so much BS on my first floor after the build and I was so pissed. I recognized the faces around me of a sincere "it works", all around me...😂😂😂. You have to be deeply involved and inspecting to get close to what was promise, regarding details and finishing touches.
Its called "The Dominican way", if the get the upper hand, they will take advantage. Bruh, it could have been much worse. U could have gotten just a whole for your whole budget. Consider having everything roughed in next time. Have private contractors finish up. Hide your cost and value from everyone. Blessings on your next projects. Have your subscribers drop by and give you a report on the project when you are away. We won't charge you.🤣🤣🤣
That is why, it is not good doing to business with Dominicans, the plan design for the building is radically different for what was constructed, it is just too small for apartments, if you want to sell or rent for market price, there was some serious cutting corners with that build, they did not follow the design plans and the interior finishing.... I cannot indict most Dominicans but that greed for money seems to overwhelmed them, no integrity at all, Beau would have given this dominican builder another project but he blew it, just for greed....
