Roofers typically use Eagle View to build an estimate, which is NOT free. Decking needs to be replaced, if rotted, no matter what kind of roof you're installing. Metal roofs are more expensive. Homes are not made not stand that type of weight, keep adding shingles or metal your just gona add more weight and your roof very well may start sagging. You should not leave 2-3 layers of shingles on a roof and then just go over it with metal roofing, normal roofs are not meant to hold that much weight. If there r 3 layers on a avg size home, say 30 squares, with 3 layers of shingles/felt/nails/etc your looking at about 8-9 tons of weight on roof then u add metal roof ur adding about another 4 tons so ur looking at about 25,000 lbs roughly 12 tons which is not smart. I'm speaking on safety and how long roof will last. I know what I'm talking about, I do this every day, have been for about 25 years. I try to do things that are best 4 customer, will last longest, safest way possible. I do not try to do things lazy/quick/fast or in a hurry, I want it done right the 1st time. If a customer wants something done cheaply, I understand budget and can work with that but I will not cut corners 2 save time or money. If i do not think finished job well be to my standards i just tell customer no i will not do it. I understand the structure of a roof, how to frame roof, and what needs to be done. If you r ok with adding a metal roof on top of 3 layers of existing shingles more power 2 u. TMS 2000 I too do this professionally. And I hear what you’re saying on the weight. But the roof itself can be totally safe when recovered so long as the structural support can hold that weight. I do this daily as a metal roofing company and it’s completely common when able to do we do, it also allows the ability to add additional insulation and typically we handle steel structures but yes, the weight factor becomes the variable in which case you are correct on weight being the problem

Ive been roofing basically my entire life. Under very few circumstances is a shingle roof a more expensive or better option over metal. If a roofing company accidentally installs metal instead of shingles feel blessed don't file a lawsuit. If they install shingles instead of metal there should be problems. Rotten wood isn't always noticable unless the roof is tore off. Most of the time in a contract the contractor will say wood work will be billed as time and material. Meaning they keep track of the amount of material used and time spent on the wood. Then coming up with an actual woodwork price and adding it in at the time of billing. Normally you stay in contact with the homeowner staying completely transparent throughout the job letting them know exactly how much wood you've had to touch. We've had to do 6k+ worth of woodwork at times and there would definitely be a problem if the homeowner wasn't aware of everything as it happens day by day.
Depends on the type of metal roof dude. I roofed for years and there’s definitely metal roofing that’s way cheaper than shingles. It’s all in the quality. If it was standing seam. Then ya she got a killer deal.

My friend had a metal roof put on his old barn and they used the old wood. We had high winds one day and the roof separated from the old wood and flew off. We also had a tornado in that timeframe so I'm not sure if it was the tornado or the high winds (on a different day) that did it. Anyway, replace any old wood to prevent the roof from blowing off in high winds.
I have a metal roof and it's the best thing ever. No blown off shingles after a storm, no rotting underneath, just plain and simple no maintenance needed. It'll outlast me & the hubby (59 & 60) the kids (36 & 40) and most likely the Gkids (21 & 19). That's three generations and I'm positive the roof is still here when we're all gone & forgotten. 🤣🤣

She was the one who held it up for the first year. She didn't have the money. She finally told him in January that she had the money. In the dead of winter. He said it was 100% finished July 28th. Most contractors I know are booked out a few solid months. Including the company I work for. So for her to say "I'm ready" in January, and the new roof be finished in July, isn't bad at all.
I believe there was miscommunication from both litigants on if the materials would be included in the complete cost of the reroofing. To me that's where all the trouble began. But the plantiff proved his case.
I agree. I think the roofer was in the wrong here. If I ask how much for a new roof, and I'm quoted 8,000 dollars I'm assuming that that is the cost of materials and labor. It's the roofers job to let me know up front and he should have written it down and showed her. When I had roof work done recently that's what they did and they stipulated that once they took the roof off it could be more. Everything crystal clear from the beginning.

Minimally, get a written estimate and a description of the work to be done. If the plaintiff didn't have the money for this jog until a year later any offer to do the work for a given price is null and void.

When you are dealing with a friend, you don't usually get it written down, because 'it's a friend and it's not going to be declared income, and usually, labour is practically nothing, so I think he got away with murder being awarded the remaining $2724, since the $5K she had already paid him WAS for labour...
looks can be deceiving . just because it looks like a simple job doesnt mean that it is not still alot of time consuming hard work and hard labor . im a house painter and some people think its easy just to pick up a brush and paint a house or a room but there is more involved than most people know .
