    Is Cancellation charges rule valid for Haryana state (HRERA) ? Or valid for some states? Plz clarify

    Hi,
    Builder agent had shown me the investor flat. We liked it and gone for a deal which is lesser than the market rate. On next day he told me that investor had already registered the flat.He asking me for token amount but I haven't given him.
    I want to know whether to buy this property.What will be legal issues. What sort of agreement I should make. Please help me to understand this process.
    Building is 90% ready and possession in Dec22.

      Developer told that he will cancel the agreement with investor and will do sale agreement with me and I have to pay stampduty and registration.
      Let me know is there any legal issues in this.
      Note :-Investor already paid stampduty and registration in last year Mar 2021.

    Hi sir.. we are about to sign an agreement for 2bhk small flat.. as the kitchen is 8*8 only I asked builder to merge the adjuscent dry balcony in kitchen. Dry balcony is not visible from outside of building structure. So, according to me, even it's combined in kitchen the look of building is not changed.. but builder is refusing. The structure of dry balcony is actually not proper and giving around 20 sqft dead space.
    Also PLz guide about size of safety grill for windows.. how much size we can ask builder to provide.

    Question:- agar Aggriment me possession ki date 3 saal dali huwi hai aur Aur builder rera website pe 1 saal dikh rahi hai to, uski actual date before Aggriment kaise pata kare... ?

      Ya builder Aggriment me long possession aur rera me short possession date dal sakta hai?

    Maharera possesion date is Jan 2023 but builder in my agreement gave July 2023. Which month will the builder need to legally give me my possession ???

    I have booked a 2bhk and not yet signed agreement it been 5 months i paid almost 20% , now wanted to cancel my booking, Builder is deducting 50K along with GST which is around 72K paid so far against my 20% payment. What MahaRera says about GST cancellation charges for property whose agreement is not done and only booking and unit has been blocked against my name.

    we have still not received OC and completion certification from the builder for RERA project. possession date ended on 31st Dec 2021 and builder has allotted only one set of the keys. Is it mandatory for builder to compensate the delay while completing possession formalities or he wont pay unless customer demand or claim it? What RERA says?

    What is the maximum percent of bank finance is possible while purchasing a resale flat. In condition of good CBIL. E.g Property is quoted 64 lakhs (Excluding Govt.taxes)

      90% some do, like hdfc or kotak, Bajaj finance. All nationalised ones will stick to 80% max.

    Sirji, In agreement of sale specific car parking no. not allotted but mentioned the applicant request a flat alongwith car parking & In Index II mentioned flat no. XX alongwith car parking. Now Developer asking to take possession of flat and saying car parking will be allotted afterwards. What should we do please guide 🙏

    Hello sir... Maintenance carpet ke hisab se kyun liya jata hai ? 3 bhk aur 1 bhk dono flat ke owner sare amenities to equally use karte hai... 3 bhk ka rate to 1 bhk se jyada hota hai.. aur maintenance phir jyada pay kyun kare ? it should be equal for all

    Hi sir, thanks for the u r usefull information.I have a question regarding flat possession... At the time of booking godrej 24 sales team ne parking ke liye 1.5 lac hum se extra liye...fir email mai unhone mension Kiya tha ki... As we discussed we are sending cost sheet with one covered parking . But cost sheet mai esse parking charges ka koi mension nahi kiya tha and in aggreement they mention one parking space . Now at possession time they are providing semi covered parking at periphery of society bcaz covered is not available and they alloted this parking by first come first serve basis so they are providing 2lac rs good will gesture for this. So Actually I am not satisfied with the size of parking(2.3*4.5) and what they have committed at the time of booking. What should I do? should I go in rera but it will take time to give judgement...and what u r suggestions in this case?
