Put a raised hearth on that fireplace and make them all wood burning, then lose that wet bar upstairs and make those rooms into bedrooms with a shared bath and you’ve got a winner.
As it is, that upstairs bonus room is clearly wasted space.
$3.6 million is pretty ambitious.
